What a difference a week makes! We had 8 properties on the Incline Village real estate market go into escrow while I was on vacation and zero in the past 7 days. Looks like a veritable feeding frenzy during the holiday week as buyers raced each other to get the best deals while the town was filled with visitors.
Before we review the 1 new listing, 1 price change and 1 property going into escrow on the Incline Village MLS today, let's take a look at the mortgage market. Interest rates remain close to historical lows and it's even possible to get jumbo loans at decent rates if you know where to look. Our only new listing today is a remodeled 2BR, 2BA end unit at 249 Ski Way Ridge. Priced very reasonably at only $375,000 and offered nicely furnished, this may be the next condo to sell in this complex.
The 3BR house at 504 Jensen Cir got a 40K adjustment and is now only $599K. This property originally came on the market at $799,000 nearly 2 years ago and is finally at the target price I set for it way back then. Good location, nice lot, could be a tear down or remodel opportunity depending on your point of view.
The new construction at 460 Tuscarora in Crystal Bay closed escrow at $2,950,000. With over 6000 sq. ft. of living space, this panoramic lakeview home offers 5BRs, 5.5 baths, a beautiful setting an high quality finishes throughout. Congrats to both the buyer's and seller's agents and to the new owner, I'm sure they will love this beautiful place!

The Incline Village real estate market brings us just 1 new listing and 1 big price change on a gorgeous Friday. So, after skiing the Chutes at Mt. Rose in the morning, I decided it was time for a swim in the lake before getting back to my desk and knocking out some work.

Getting a massive $495,000 priced reduction is the beautiful lakefront condo at #4 Crystal Tower. This 4BR, 3BA, 2800+ sq. ft. condo offers panoramic views of Lake Tahoe, pier, swimming pool, gym and a lakefront location 2nd to none. Now priced at $3 million, this is actually a veritable bargain at the new asking price. You can't find a lakefront teardown in Incline Village anywhere near this price, so if you've been looking to live on the water and don't want to spend $5 mil. +, this is a very good opportunity.
If you've got under 500K to spend for a piece of Incline Village real estate, then #2 The Cedars may beckon you for a closer look. With an asking price of 495K, this 3BR, 2.5BA, 1458 sq. ft. condo is located across the street from the Village Shopping Center and a short walk to Burnt Cedar Beach. The building was constructed in 1967, but this unit has been refurbished. I'd want to make sure it's got all dual pane windows, but you do get a 2 car garage plus extra covered parking.

Before we dive into today's Incline Village real estate update which brings us 3 new listings, 1 price change and 2 properties closing escrow, I think a little commentary on the staggering budget deficit is in order. No, not the enormous U.S. deficit which is the result of 40 years of Congress not dealing with reality (especially the last 8 years), I'm talking about Washoe County. We've got a $47 million dollar shortfall in the current fiscal year. And on top of that, the county owes tens of millions of dollars in refunds to Incline Village and Crystal Bay property owners.
Since the county has a declining tax base due to the decrease in property values in the Reno / Sparks area (where over 90% of the residents live) and sales tax revenues will likely continue to plummet, how is the county going to ever come up with the refunds we are owed? They can't and they won't. Oh, a few dozen people will get refunds based on round 1 of the NV Supreme Court decision, but the other 7,900+ property owners will likely never see a dime.
And how can the county roll back Incline Village and Crystal Bay property taxes to the 2002 - 2003 level as the court has ordered, if the county is basically broke and desperately needs every penny that it can extract? I did some math and dividing the $47 mil. shortfall by the 410,000 residents of Washoe County means we'd each have to give the county $114 to bail it out for 2009. I'm happy to write a check to the county treasurer for my $114 as long as the county agrees to work with the state legislators and let us become our own county as of 2010.
Let's face it, we'll never see the full amount of the refunds we are owed and the county will continue to use our tax dollars to fund their legal fight to avoid rolling back our tax bills. It's one of those rare situations where the plaintiff is effectively paying the defendant's tax bills, even though the defendant continues to win one judgment after another.
Washoe County will continue to use Incline Village and Crystal Bay as its piggy bank as long as we are part of the county. It's actually pretty frightening that the county continues to pursue unamangeable growth when it does not even have the money to support the existing residents and infrastructure. If we don't have a commitment from the county by July to allow us to secede and become "Lake County" (or whatever name we choose), then maybe withholding that next property tax payment which is due in August is something we should all consider.
Now back to the action on the Incline Village MLS. Closing escrow today is the cheapest condo to sell at 999 Lakeshore in quite some time, and for good reason. Selling for $850,000 is the 2BR, 2BA condo with 1284 sq. ft. of living space and a great view of the parking lot. This inside unit has been nicely updated and the complex does have a private beach, so that hopefully makes up for the lack of view as the price reflects.
Also closing escrow is the bank owned home at 615 Country Club Drive. I feel sad for the former owners who are a very nice and well liked local couple, but the new buyer got themselves a heck of a deal on this 5BR, 4000+ sq. ft. home on a half acre lot with a stream. The final price of $1,065,000 is truly a bargain and no one should use this sale as a comp since it's unlikely we will see a property with this quality, floor plan, lot size and location at this price anytime soon.
Getting a nearly 20K price reduction is the fixer / tear down at 634 Village. At the new asking price of 620K we're at or below lot value. This is a 4BR, 4BA, 2,705 sq. ft. home on a half acre lot within walking distance of Raley's.
Rounding out the action today on the Incline Village real estate scene is a repeat for the remodeled condo at 33 Coeur du Lac, with a new and very low asking price of only $485,000. The seller has seen the light and the original asking price of $679,000 is now a distant memory (it was a fantasy in the first place). I can't show you a better value in a 3BR, 2BA condo at low elevation, so don't delay on this one if you want to be just a block from the beach. Swimming pool, boat parking, woodsy setting, and a beautiful interior make this one a winner.

I had an interesting conversation with one of my clients today about the Incline Village real estate market and how our local conditions are very different than what's going on in middle America. This gentleman has been reading all the big news articles about prices dropping 30% in some major markets and the even larger (44%) drop in Las Vegas.
For a an overivew and analysis of the current Incline Village real estate scene, you can get more insight if you read my article on the weekly update page. I don't believe in trying to impart any direction to the local prices here when we've only had 8 houses close escrow this year and 8 more presently in escrow. But, it's encouraging to note that the median price of these 16 transactions is around $1.3 mil., up a healthy 10% from 2008.
The only point we can really take from the recent Incline Village and Crystal Bay sales data is that quality properties and lake view homes are in more demand than fixer uppers or the rare foreclosure. 8 of the 16 properties that have closed or are in escrow are in the $1.8 mil. range or higher. I've been saying for over a year that the strongest part of our market is the mid to high end in single family homes and the data continues to support this.
Looking at today's MLS update we've got 2 new listings (both repeats) and 3 price changes to contemplate. #122 McCloud came back on the market with a new agent and new price of 735K for this 3BR, 2.5BA condo on Village Blvd. This is the lowest price we've seen in a 3BR in McCloud in a few years and why the seller changed agents rather than do the 50K price change with the previous listing agent is a mystery to me.
Lakefront condo shoppers will be pleased to see the $445,000 price reduction for #47 Stillwater Cove. The new price tag of $3,950,000 is still well over $1000 per sq. ft., but you're getting a stunning 3BR, 4.5BA, 3600+ sq. ft. panoramic lake view property with every amenity imaginable. OK, so you can't play on the tennis court very well this time of year, but if that's a deal breaker you weren't going to buy this place anyway.

It looks like the Incline Village real estate market is slipping back into winter mode as we had just 1 new listing and 3 price changes on Tuesday. I skipped the boring properties on the MLS tour and enjoyed a few runs in the fresh snow up at Mt. Rose. It's not often that I blow off the tour completely, but the only place that really looked interesting is my broker's listing at 869 Ophir Peak and I've already given you the full story on that remodeled gem.
Our new listing on the Incline Village MLS today is the nicely remodeled 4BR, 2.5BA, 1,710 sq. ft. condo on the Champ Golf Course at #22 Woodmere. Priced at $899,000, this competes very favorably with the condos a couple of blocks away in Third Creek. No amenities like in TC, but you do get mountain views and you're sitting right on the golf course (18th Fairway, I'm pretty sure).
We'll ignore the price increase in Forest Pines and take a closer look at the $39K redeployment for the remodeled 4BR house at 203 Nadine. The seller paid 610K back in 2005, tried to sell this place for 777K and is now asking a very fair 560K. I think this is the best high elevation value in its price range. Quiet street, short level driveway, tasteful interior, a great place if you're on a budget and want a quality property.
The panoramic lakeview home at 567 Eagle was slashed 100K and is now much more exciting at $1,895,000. This 5BR, 3.5BA, 3,406 sq. ft. home boasts a nearly half acre lot on the east slope, a great floor plan and a price that puts it in the sweet spot.

We have a very quick dose of news on the Incline Village real estate market today as 3 of the 4 new listings are repeats and we've got just 1 price alteration to round out the action. 130 Pine Cone Rd., which is in one of the more pristing low elevation locations was reduced to just under $1.4 mil. On the .365 acre lot you'll find a remodeled 3BR, 2.5BA, 2,512 sq. ft. home and a creek behind the property.
Our new listing on the Incline Village MLS is #5 White Pines, a remodeled gem of a condo that at 529K puts the competition to shame. I'll have to check out the location in the complex, but the asking price and the quality of the upgrades make me curious in a positive way.

Not sure why the sellers turned down the offer I brought them 1 year ago for a little under $1 mil., but sometimes people make decisions based on emotion rather than reason. This property is the absolute best value at this price point and in my opinion is well under fair market value. High end finishes throughout, great views of the ski area and surrounding mountains, spacious master suite and the shortest driveway in Incline Village.

Prices will range from around 700K up to about $2 million and all but 1 of these properties has a lake view. These are all quality places, none of them are fixer uppers and every seller will be very realistic with their asking prices (or I won't take the listings).

Just 2 pieces of interesting news to report for Sunday's Incline Village real estate update. The lakeview house at 746 Eagle was whacked 100K and is now on my radar screen at the new asking price of $1,895,000.
If you've got about $1 mil. less to spend and don't mind a smidgen of road noise when you're outside (the interior is very quiet), then 108 Steam Circle should be on your short list. Now priced at only $819,500, this is a very nice 3BR, 3BA, 2,146 sq. ft. home with a large level lot, 2 car attached garage and pride of ownership evident throughout.

It was a very busy day for this Incline Village real estate agent as I am trying to get two different offers together prior to my departure. Along the way I encountered one of my cohorts in the real estate business whose car slid off the very steep driveway of a house located just down the street from me. Too bad it was a bank owned property or the heated driveway might have been switched on. I have to say it was rather intriguing watching two tow truck drivers making creative use of a winch and towing cables to haul this vehicle up out of the woods.
Now back to the action at hand on the Incline Village Real estate scene for this sunny Thursday. We have one new listing, three price reductions and one property going into escrow today coming straight to you from the MLS. Getting an accepted offer is the property located at 591 Rockrose. You may recall that I mentioned this property last week as the one with the perfect driveway for a Tony Hawk exhibition.
Our new listing today is a spacious 1400+, two bedroom, 2.5 bath Lakeview condo at #120 Bitterbrush. Priced at $450,000 which in my opinion is quite reasonable for this property, it also features a two car garage. This condo is also located in one of the few spots in the complex where you actually have a decent amount of guest parking. Since it's my broker's listing, you can just call him at 775-831-7000 and tell him that you read about it here in this column and would like to take a look at the place.
$100,000 seems to be a popular figure as our first two price alterations were both reduced that amount today. 697 Carson Court is now much more attractively priced at $1,085,000.
But, getting my nod as the best high elevation value in its price class is the beautiful Mountain View home (with a slice of the lake, too) at 986 Dorcey. Now priced at only $1,325,000, this gorgeous home features beautiful architecture, a great floor plan and quite possibly some of the most rugged construction you'll find on the Incline Village real estate market.
Losing $300,000 of excess baggage is the beautiful new construction at 996 Wedge Court. With over 6200 ft.² in which to saunter, you will find five bedrooms, five full baths, two half baths, a gourmet kitchen and high-end finishes throughout. The new asking price of $2,510,000 makes this a pretty darn good value when you shake out the cost per square foot and the quiet cul-de-sac location.

Just a couple of tidbits to report on the Incline Village real estate update for this stormy Wednesday. We have one new listing and one price adjustment on the MLS, as light white fluffy powder continues to fall from the sky.
The $50,000 price reduction for #4 Incline Manor brings this two-bedroom, 1.5 bath, 960 ft.² condo down to $200,000. Whether or not the lender has actually agreed to this price is the big question mark. Why you may ask? Because this property is a short sale. I'm a big believer in earning my full commission anytime I bring a buyer to the table. But, on a lot of these short sales the seller is just trying to squeeze the commission as close to zero as possible while they try to recover on a bad loan.
It's not every day that you see a beautifully remodeled and expanded home in the Lakeview subdivision but that's what we've got today for our new listing at 869 Ophir Peak Rd. Stretched over 3652 ft.² of living space you will find four bedrooms and 3.5 baths, on a nearly level lot lot, with over just 1/2 acre in which to roam around and entertain. The three car attached garage provides plenty of room for all of your recreational gear and a couple of large vehicles. Priced at $2,495,000, the high-end finishing touches throughout make this one worth a look for anyone shopping for Incline Village real estate near Lakeshore Dr.

It seems like a lot of Incline Village Real Estate Agents have adopted my strategy of doing their price changes on Tuesday mornings. Since we have our weekly MLS meeting on Tuesday morning and you can't announce anything at the meeting that has not already changed in the MLS, I find very early Tuesday morning to be a great time to put on a new listing or make a price change. Looks like I will have to change that tactic since so many people are following in my footsteps.
The Incline Village real estate market brings us seven price alterations and one new listing on what turned out to be a great day for skiing. The new snow that we got on Sunday night and Monday really helped to freshen things up and I was able to spend a couple of hours enjoying some tree skiing up at Mt. Rose. Or as I like to say, trails are for people who don't really know how to ski (unless you're in New Enland where it's all woods and the only clear space is a trail).
The new listing on the Incline Village MLS looks like a very nice three bedroom, 2.5 bath, nearly 2300 ft.² home at 1063 Mill Creek. Priced at $1,025,000, and situated on a gentle downslope lot of over 1/3 acre. I think this property competes very favorably with anything for sale in the Country Club Villas. You not only get a nice chunk of land in the same neighborhood, but you don't have to pay any association dues and you have complete control of your property. I would call this a Super Deal Alert, but I am hesitant to use that phrase until I have actually walked through the interior of a property and seen the floor plan and finishes. This is very high on my priority list to check out.

We've got four price reductions that merit a closer look on today's Incline Village real estate update. A freestanding condo that I have always liked at #38 Glenrock is now a bank owned property and being offered at only $359,000. This is a remodeled three-bedroom, 2.5 bath, 1440 ft.² property sitting just above a year-round creek. Originally featuring an unrealistic offering price of just under $600,000 in 2006, it looks like the seller had to hand this one back to the bank and his loss is your gain. I cannot show you a better value in a freestanding condo under $500,000 anywhere in town.
Showing some serious motivation, the owner of #348 Burgundy Hill lopped another 30 grand off the asking price. Now offered at $555,000 this panoramic Lakeview Penthouse condo is arguably the best value in a two bedroom Lakeview condo currently on the Incline Village MLS.
When someone really wants to sell their property quickly in Incline Village, they reduce it down to lot value and I think that is the case now for the home at 145 Selby. This nicely remodeled three-bedroom, two bath, 1599 square-foot home is now only $859,000. The .445 acre lot is worth just about that much and this home is in no way a tear down. If you have always wanted to get your foot in the door in the Mill Creek subdivision, now is your chance.
Wrapping up the action on the Incline Village real estate market today is the $100,000 price adjustment for the beautiful piece of new construction at 970 Mica Ct. The seller of this property is a really great guy who built a beautiful custom home on this Lakeview lot. The asking price of just under $1.9 million puts us right in the sweet spot for you Lakeview shoppers in Incline Village and Crystal Bay.

Our Incline Village real estate update for Monday brings us a fairly decent snowstorm to go along with one new listing, six price reductions and one property closing escrow. Starting things off is our new listing at 573 Knotty Pine. Whether this house is a tear down or a fixer upper is in the eye of the beholder. Built in 1969 and situated on a lot that is over 4/10 of an acre, you'll find a three bedroom, two bath, 1700+ Sq. foot house with a two car attached garage. The asking price of $595,000 looks fairly reasonable for this property which is in a neighborhood with homes that range as high as $6 million.
Closing escrow today at $1,050,000 is the beautifully remodeled home at 629 Village Blvd. I am not at all surprised to see who represented the buyer, since I know this agent has been beating the bushes to find their client a great property in the million dollar price range. Congrats to both the buyer's and seller's agents for pulling this deal together.
Taking a gander at the price reductions on the Incline Village MLS, the big news of the day is the over $200,000 redeployment for the beautiful Tudor style home at 990 Trap Court. Now priced just under $1.6 million, this is an absolutely spectacular five-bedroom, 5.5 bath, 4734 ft.² home located right on the Championship Golf Course. Most of the folks shopping for Incline Village real estate are seeking properties with a mountain style feel. So, this gorgeous home has languished and is really an excellent value at the new asking price.
Lakefront lovers will be interested in the nearly $250,000 alteration property at 250 North Lake Cir. Boasting four bedrooms, 3.5 baths, over 3000 ft.² of living space and a panoramic view of Lake Tahoe that will knock your socks off. The new asking price of $5,750,000 makes this one of the better lakefront values in Crystal Bay.
Anyone shopping for a two-bedroom condo within walking distance of the beach may wish to take a closer look at #58 Village at Incline. Reduced $20,000 down to $579,000, this is a spacious two bedroom, 2.5 bath, nearly 1600 square-foot condo with a one car detached garage. Properties in this complex tend to do very well as vacation rentals primarily because of their proximity to the beach, Country Club Mall and the Hyatt Hotel Casino.

We've got a series of winter storms rolling in the next few days, but things don't look too stormy on the Incline Village real estate scene as we only have 2 new listings (both in Incline Creek Estates) and 1 price reduction to report.
#50 Northwood Estates was whacked over 50K and is now a veritable bargain at only $298,000. This is a 3BR, 2.5BA, 1700+ sq. ft. end unit with a carport, just a short walk from the Raley's Shopping Centerl. Worth a look if you're searching in this price range.

It looks like the pace of activity on the Incline Village real estate market has picked up significantly this week as we've already had four properties go into escrow. It could be just a temporary blip or this may signal that buyers are attacking the rare short sale or foreclosure with a vengeance. I have written six offers in the past week, four have been rejected and two are still in play. You just never know what kind of response you are going to get when the owner is some nameless, faceless entity and not the guy who's paying the mortgage and out pulling the weeds or shoveling snow on Saturday afternoon.
The combined Incline Village real estate update for Thursday and Friday brings us a total of four price adjustments and two properties going into escrow. Getting accepted offers are the beautiful designer home at 966 Agate and on the opposite end of the spectrum the fixer-upper at #22 Incline Manor.
Checking out if the price reductions on the Incline Village MLS, for about the same price as building your own skateboard ramp you can have the house at 591 Rockrose. This bank owned property was slashed$60,000 and is now at $839,900.
I don't think the listing agent, who is from out of the area, understands that it's not the asking price of this property that matters. It's finding someone who is willing to point their vehicle down this intermediate ski slope of a driveway and trust that their breaks will never fail them. The house is beautiful inside and the setting right above 2nd Creek is spectacular. It's just that most people don't come to Lake Tahoe to enter their home via a driveway that is better suited to an exhibition by Tony Hawk.
The other piece of Incline Village real estate getting a haircut today is the $30,000 snip at 968 Little Burro Ct. I can't believe this property is still on the market and the new asking price of just under $740,000 should be very attractive to anybody looking for a Cute Little Place with a Lakeview. Located at the end of a quiet cul-de-sac, this three bedroom, two bath, 1450 ft.² home with an oversized one car arrived and a short level driveway is a gem. A true Tahoe feel and potential for expansion put this one near the top of my list in the 750K Price Range.

The only special news to report on the Incline Village real estate market for Wed. is the big 200K price reduction for the lakeview home at 593 Tyner. I love this house, which is in my neighborhood, but the original asking price of $1,375,000 was significantly more than the market would bear. At the new asking price, of $1,1750,000, it's one of the better lakeview values in Incline Village and Crystal Bay.

It was another busy day for this Incline Village real estate agent, as I was spending my time negotiating 2 offers and lining up properties to show to my buyer clients later this week. The benefit of having such unusually beautiful weather this time of year, is that my buyers can actually see the land and the view, both of which would normally be obscured by snow and clouds in February.
Even though we had five new listings on Tuesday, three of them are repeats and I find the other two terribly unexciting. So let's devote what few electrons we have available today to the property going into escrow at 620 Martis Peak.
Located right on the corner of Lake shore Drive, this is a gorgeous piece of new construction that is a financially distressed property priced at $3,795,000. The only thing in distress is the mortgage, because no expense was spared to build this six bedroom, 6.5 bath, 7145 ft.² home on one of the choicest lots across the street from Lake Tahoe.

It's a good thing I did not have too much to write about on Sundays Incline Village real estate update, because I was busy writing two offers and a new listing agreement while watching the Super Bowl. Other real estate agents in Incline Village and Crystal Bay might have a lot of time on their hands, but lately I have been working those 12 to 14 hour days like I normally do in the summertime.
The really big news leading off the week is that my convoluted and lengthy escrow for the home at 1005 Apollo finally closed escrow. The final sale price of $1,900,000 is $350,000 less than the current owner paid for the property, once again showing you what great deals I get for my buyers. This is a five bedroom, 5000 square-foot Lakeview home with a year-round Creek bordering one side of the property. I'm sure the buyers will get many years of enjoyment from this beautiful place and I can only hope that they will invite me up there to watch the fireworks on the fourth of July.
The Incline Village MLS brings us three new listings, two price reductions and one property going into escrow on another unseasonably warm Monday. Congratulations to the listing agents of #10 Red Cedar for putting this beautiful freestanding condo priced at $1,325,000 into escrow. This three bedroom, four bath, 2566 ft.² property has a beautiful interior to go along with the lovely Lake view.
I normally don't get too excited about a price alteration for a condo in Mountain Shadows, but #132 is an exception. Now priced at only $349,000, this three bedroom, 2.5 bath, 1360 ft.² property even has a little peek of the Lake. Most likely this will be the next condo to sell in this complex, if my crystal ball is working.
The other property getting a price adjustment today is the remodeled six bedroom, four bath, nearly 4000 ft.² home at 114 Vue Ct. If you don't mind looking past the power lines at the Lakeview, the new asking price of $1,299,000 makes this a very attractive buy.
The only new listing catching my eye today and it's a stunner, is the recently remodeled and expanded Lakeview home at 609 Doeskin Ct. This spacious seven bedroom, 5.5 bath almost 5000 ft.² property situated on a little promontory that faces south is priced rather reasonably at $2,150,000. Although some might find the floor plan a little bit quirky, the two large family rooms and seven bedrooms allow you to sleep all of your extended family and a few leftover stragglers who should not be getting behind the wheel.

I don't think too many people were glued to the Incline Village real estate market today as this is Super Bowl Sunday. Our only action to report from the MLS is a new listing which is a repeat at 637 Woodridge Circle. So, whatever time you normally spend reading my daily commentary, instead do a little stretching or maybe watch the replay of that incredible 100 yard interception return.
