Daily Blog Update - June 30, 2009
On paper it looked like a big day on the Incline Village real estate market with 10 new listings, six price reductions, one property going into escrow and three properties closing escrow. But we can discount virtually all of the new listings on the Incline Village MLS which are repeats that were expiring at the end of June. And there were a couple of properties that just changed hands and got new agents.
So let's buzz over to the price reduction section where we have three eye-catching alterations in the over $1 million price range. Starting things off is the lovely three bedroom, 3.5 bath, Zahler designed home at 859 Golfers Pass Rd This was slashed $100,000 down to $1,070,000 and it competes pretty much head-to-head with the property in Sierra Bouquet.
My favorite price change today is the beautiful home at 543 Knotty Pine. Dropping a little over $200,000 the new asking price of just under $2.2 million makes this arguably the best value in Incline Village real estate in this price range. And getting a $125,000 adjustment down to $1,150,000 is the spacious five bedroom, Lakeview home at 564 Matchless Ct. Those of you seeking privacy and quick access to the wilderness will want to check out this property as long as you don't mind the upslope driveway.
Getting an accepted offer today is the property located at 977 Dorcey. This single family residence in the upper Tyner subdivision is a short sale, so who knows what price the lenders will accept. Closing escrow today are the little 3BR condo at 14 Southwood Pines at the bargain price of $150,000. Also changing hands today are the home at the end of Valerie Ct. which fetched $917,500 and the condo at 694 Golfer's Pass Rd at just over 546K. The house on Valerie is an interesting comp since it sits on a cul-de-sac on a lot just over 1/2 acre, but the house is only 1800+ sq. ft. and close to 2 other homes. A little bit of lakeview, nice woodsy setting, but you can't apply the $510 per sq. ft. to every home in the neighborhood with a peek of the lake.

It was a long and busy day for this Incline Village real estate agent. I drove down to the Bay Area on Sunday. Then after a good night's rest and a full day of errands and visiting friends, I went to the Eric Clapton / Steve Winwood concert at the Oakland Arena. I've seen both artists many times in the past, but never together on stage. Great show of 2 1/4 hours non-stop music, tight band, excellent sound and these guys look fantastic! It was like a greatest hits festival, opening with After Midnight, finishing with a 15 minute jam of Hendrix' "Voodoo Child" and then coming back to play Cocaine and Mr. Fantasy for the encore. Quite a show!
Now it's back to the action on the Incline Village real estate scene as we've got 3 new listings, 4 price changes and 1 property going into escrow today. Getting an accepted offer is the house in my neighborhood at 644 Tyner. Cute little 3BR, 3BA, 1200+ sq. ft. cabin style home priced at 600K, we'll see where it settles and then I can get an appraisal on my place.
Big price change of the day on the Incline Village MLS is my listing at #6 Incline Villas. Located next to the Champ Golf Course, this 3BR, 3BA condo is over 1500 sq. ft. and now priced at only $472,500. Sellers would love to see an offer, so bring me something reasonable and let's see if we can get this property into escrow.
The only new listing that excites me is the property at 109 Slott Peak. This little cul-de-sac off Lakeshore is a great location for this remodeled home priced at $2,150,000. 4BRs, 3.5 baths, 3 car attached garage, 3,060 sq. ft., filtered lake views, this is on my list to preview after I return to Incline Village and catch up on the real estate matters that await my attention.
Keep your eyes peeled for my new listing in McCloud that will hit the MLS later this week. Great location, desirable floor plan, nice upgrades, and it will be very fairly priced.

It was a rather unusual day on the Incline Village real estate market as all of the activity was handled by one agent in my office. Way to go Peg!
The new listing on the MLS today at 555 McDonald looks very intriguing. Priced at only $839,000, this three bedroom, two bath home on a large .419 acre lot is next to a year-round creek. There is also a little cabin on the property that would make great guest quarters or a play room for kids. A private, woodsy setting and the moderately low elevation location make this Incline Village property high on my list to preview.
Our only price reduction today is a $15,000 shaving at #4 Mountain Shadows. Now priced at $424,000 this is a very nicely remodeled three-bedroom, 2.5 bath two-story condo.

It was a blazingly hot day across Northern California and Nevada with temperatures soaring into the triple digits. Being able to escape up to Incline Village and enjoy your own little slice of real estate is heaven on earth when it's scorching down in the Valley. The Incline Village MLS brings us one new listing, three price alterations and one property going into escrow today.
Congratulations to the listing agent of 973 Fairway for getting an accepted offer on this beautifully remodeled property. This home features a nice interior, great location and was very reasonably priced. That's the combination that buyers are seeking when looking at the Incline Village and Crystal Bay real estate situation during the summer of 2009.
Coming back on the market today at a new lower price of $1,550,000 is the spacious Lakeview home at 595 Knotty Pine. With six bedrooms, 4.5 baths, over 4000 ft.² of living space, a gigantic lot of nearly 3/4 of an acre, three car garage, huge parking pad and a wonderful location on one of the nicest streets in the village, the new asking price makes this property pretty attractive.
Taking a quick look at the price reductions on the Incline Village real estate scene today the freestanding condo at 972 Fairway View Court got a $60,000 slashing and is now down to $899,000. This competes directly with #17 Country Club Villas. So you kind of have an interesting choice as to whether you would rather be closer to the golf course were closer to the beach.

Once again the summer like weather on the North Shore Lake Tahoe brings us a solid bit of action on the Incline Village real estate market. We've got three new listings, two price alterations and three properties closing escrow as the summertime visitors start to flow into the community. It looks like picture-perfect weather for the week ahead and I'm sure the local merchants will appreciate the increase in sales after the relatively slow off-season.
All three properties that closed escrow today are good values by anyone's standards. The freestanding condo at #4 Tahoe Palisades which could use some cosmetic attention closed at the bargain basement price of $350,000. A little higher up the food chain, the Super Deal Alert that I touted at 605 Village Blvd. sold for only $550,000. And the very nice home at 826 Ellen Ct. commanded a final sale price of $700,000 even, which is a little more than $35,000 above the asking price on the Incline Village MLS.
Since the big news of the day is the Super Deal Alert for #17 Country Club Villas, we can skip the other minor price reduction and take a quick look at the new listings. Those of you who have been holding out for a great value in a freestanding condo have something to compare with #17 above. A very rare unit in Sierra Bouquet came on the market today at only $1.1 million.
This tiny gated community on Southwood Boulevard between Incline Way and Village Blvd. features a handful of high quality three bedroom, 2.5 bath, 2600+ Sq. foot properties. Since I expect the place in Country Club Villas to sell pretty quickly, this will be your next best choice for a freestanding condo within walking distance of the beach. And if you want to be right by the beach, for just $50,000 more you can get a three bedroom, two bath, nearly 1200 ft.² Lakeview condo in the lakefront community at #28 Crystal Shores East. This condo is not on the water, but it's darn close!

We only have a little bit of drama to report on the Incline Village real estate market today. Three new listings and five price reductions graced theMLS headlines on another gorgeous summer-like day.
Getting a $49,000 price redeployment and now being offered at only $750,000 is the very comfortable home at 657 Tyner Way. This three bedroom, three bath, 2000 ft.² property has a nice workshop, big storage area under the house, natural landscape and a few peeks of the lake for your viewing enjoyment. A remodeled kitchen, South facing sun room and cozy wood stove in the great room are some of the amenities.
Receiving a nearly $300,000 slashing is the Lakeview home at 794 Tyner. With five bedrooms, 5 full baths, two half baths, and over 5500 ft.² of living space there is plenty of room for the whole family. Elegant kitchen, nice interior finishes and spacious living areas are what you'll find to go along with the new asking price of $2,999,000.
Doing a quick scan of the new listings on Incline Village real estate scene we find a two-bedroom in Woodstock priced at $239,900, a fixer upper REO on the east slope at $475,000 and a dome style house at 951 Tyner for $559K. I'd offer you some more words of wisdom on these properties but I have a very busy day ahead tomorrow showing property, working on a new listing and getting ready for the first big weekend of summer. Looks like I better call it a night and get some shuteye.

Just a smattering of activity to report on the Incline Village real estate scene today. We have three new listings, three price reductions and one property going into escrow on the second consecutive summer like day on the north shore of Lake Tahoe.
I had a chance to go for a short hike up to the top of Tamarack Peak which is not too far from Mount Rose as the crow flies. The wildflowers are starting to pop on the south facing slopes around 9000 feet. Anyone who enjoys the spectacular colors and the fragrant scents may wish to start hiking these trails during the next few weeks.
I didn't find any of the new listings that exciting today, although bargain hunters may wish to check out #87 Royal Pines. Priced aggressively at only $375,000, this fixer-upper condo is one of the least expensive properties in town with a two-car attached garage.
The big price reduction on the Incline Village real estate market today is for my listing at #31 Third Creek. The seller reduced the asking price by $101,000 and we are now at 999K. Click Here to See the Virtual Tour
This is arguably one of the most beautifully remodeled condos in all of Third Creek. Slab granite as far as the eye can see in the kitchen, hardwood floors, imported Italian slate around both fireplaces, two decks overlooking the creek, 2 person jetted tub, steam shower, custom closet and cabinets, you really cannot ask for much more. Just a stone's throw from the pool, spa and clubhouse yet buffered from the rest of the complex by trees and lots of open space. I even had conceptual drawings made for the addition of a third bedroom and got them approved by the homeowners association. At 2238 ft.² and filled with high-end finishes throughout, this property is worth a look for anyone shopping for a luxury condo.

It looks like the summertime weather has finally arrived on the north shore of Lake Tahoe. It was an absolutely gorgeous day for the weekly MLS tour and this Incline Village real estate agent made the rounds checking out a number of properties. I also had time to squeeze in nine holes of golf on the Champ Course in the early evening. The course is in great shape and the greens are very fast and true. Come out and play before the summer crowds arrive, just make sure you replace your divots and fix your ball marks (I can't believe how many ball marks I fixed that were left by people playing ahead of me).
Scanning the action on the Incline Village real estate market today we had a total of three new listings and three price adjustments. Making its appearance on the MLS today is my listing at #48 McCloud. The current owners did a nice job remodeling the property opening up a wall between the kitchen and dining room that gives this unique two-story floor plan a nice flavor. You'll find new granite tile counters in the kitchen, new appliances, new ceramic tile flooring, new insulation and weatherstripping throughout that keeps this place toasty warm in the wintertime. There is even a pellet stove to complement the hydronic heat. Wonderful location on the Village Boulevard side of the complex just a short walk from the beach. This condo has a woodsy setting when you throw open the French doors and walk out on the deck. With two master suites, one on each floor, you get a much more spacious and private feeling than in a normal two-bedroom McCloud condo. At 1328 ft.² this is much larger than the usual 1100 or so sq. ft. floorplan for the standard two-bedroom units. And you also get a good-sized mudroom in which to store your skis, boots and other winter gear. The asking price is $649,000
At a little more than double the price but with more square footage and a panoramic Lakeview is the freestanding condo at 1168 Altdorf Terrace. Located in lower Tyrolean Village, this is a four bedroom, three bath, 3173 ft.² property. What the place lacks in a garage it more than makes up for with a gorgeous view of Lake Tahoe. The interior pictures make this remodeled freestanding condo look very nice and reasonably priced at the asking number of $1.4 million.
Checking out the price adjustments on today's Incline Village real estate update, we find two Lakeview condos making significant price moves. If you want to be right down near the water I cannot show you a better value than the remodeled two bedroom, two bath condo in the lakefront community at #116 Crystal Shores Villas. Reduced $76,000 down to $1,099,000, this place is worth every penny. You'll find Panoramic lake views, artistic high end finishes throughout and a wonderful small complex that is impeccably maintained. If you've been holding out for a good deal on a lakefront condo, look no further.
Maybe your budget doesn't quite support that million+ number. At less than half the price, only $500,000 after today's $50,000 slashing, #10 Bitterbrush is very thought-provoking. The 1270 ft.² property is chopped up into three bedrooms and two baths and outside the front door you'll find a carport. This condo is located near the entrance to the complex making wintertime access easy.

As we enter the final stretch of the month of June, the Incline Village real estate market brings us 8 new listings, 4 price changes and one property going into escrow today. Tossing out the repeats and the uninteresting events, we can narrow down the field a little bit.
Getting an accepted offer today is #182 Third Creek. This is the three-bedroom, 2.5 bath inside unit that was dramatically reduced down to $600,000 just a few days ago, and it looks like they got the quick sale they were seeking.
Dropping $155,000 today is the beautiful new construction at 1087 Oxen Rd. This gorgeous home in the Mill Creek Subdivision comes with five bedrooms, 5.5 baths, over 6000 ft.² of living space and a large level lot. The new asking price of $2,695,000 could be at or below replacement cost when you factor in all of the numbers. Anyone shopping at low elevation for a high quality home under $3 million will want to take a look at this property before making their final decision.
Just a couple of interesting new listings on the Incline Village real estate update today. My seller has put #288 Ski Way Ridge back on the market at a new low price of $449,000. This is the least expensive penthouse unit in either this complex or Burgundy Hill. Excellent rental history, very well maintained and a motivated seller combine to make this property worth a look for anyone who is shopping for condos in this price range.
I normally don't get too excited about a new listing in the Racquet Club, but tonight I'm going to make an exception. #89 is in that one row that faces the creek and this particular condo has been beautifully remodeled. The short sale asking price is $299,000, making this an excellent value if you can actually acquire it close to that price. One of the better locations in the complex and the split floor plan which provides a nice income opportunity should put this on the radar screen for anyone looking in the under $300,000 range.
If you are searching for a little more square footage and your own four walls, then maybe 1052 Lucerne will make your list. This freestanding condo in lower Tyrolean village has been nicely remodeled. Featuring three bedrooms, 2.5 baths, 1920 ft.² of living space and that warm Mountain feel, the asking price of $695,000 looks pretty realistic in our current market.

Zipping thru today's Incline Village real estate update, we've got 1 new listing and 1 property going into escrow. Congrats to the listing agent of 47 Coeur du Lac, this is a 1BR, 1BA condo in a good location just a block from the beach.
Coming on the Incline Village MLS today is 950 Apollo. This 4BR, 4.5BA, 3700+ sq. ft. lakeview home has been nicely remodeled. Offered for $1,875,000.

We had some interesting activity on the Incline Village real estate market the past two days. A total of five new listings, two price reductions, two properties going into escrow and one property closing escrow compete for your attention on this U.S. Open weekend. I'm a little behind on my commentary since I went out and played golf on Friday night for the first time in 2 years. Anyone who needs a fourth when you're up this summer, give me a shout and if I can squeeze in a round I'll be happy to join you.
Lakeview shoppers will appreciate the two new listings that are at opposite ends of the spectrum. For you high rollers in the crowd, we've got a luxurious 8300+ Sq. foot Panoramic Lakeview home at 547 Sugarpine. Priced at $6.5 million and featuring stunning high end finishes throughout, this seven bedroom, 5.5 bath home on a street to street lot has a lot of what I call the 'WOW Factor".
If your budget is under $1 million but you'd still like to have a nice view of Lake Tahoe, then you may wish to scoot over to Crystal Bay. Above Highway 28 located at 520 Pahute you'll find a remodeled four bedroom, three bath, 2080 ft.² home that is next to Forest Service land. The asking price of $875,000 looks pretty good on paper. Now if I could just figure out the proper way to pronounce the name of the street...
The most notable price reduction in the past few days is the one that I mentioned in my column on June 18 for the house at 541 Silvertip. So, without further delay let's check out the properties in Incline Village that got accepted offers. The two properties that went into escrow were both given favorable writeups in this blog when they came on the market recently.
The lovely Lakeview home at 565 Alden Lane was snapped up by a savvy buyer who realized it's probably the best quality Lakeview property in the $1.5 million price range. 947 Dorcey also went under contract and I will be very interested to see where this property closes escrow since I did show it a couple of times. Both of these properties were priced very fairly and had the kind of high quality interiors that buyers in our market are seeking. They also had that special characteristic of either a Lakeview or in the case of the house on Dorcey, a private setting at high elevation with un-buildable land across the street. It's nice to walk out the front door and see that big chunk of open space (not some McMansion) while you gaze at the mountains.
The properties closing escrow include the Lakeview Penthouse condo at #347 Burgundy Hill which sold for the extremely reasonable price of $525,000 and the little cabin in the nose bleed section of upper Tyner at 954 Garen which sold for $370,000.

Since the summer season is ramping up rather quickly for this Incline Village real estate agent, I'm going to have to take a quick run through the MLS update for Thursday. We've got a total of three new listings, six price adjustments and two properties closing escrow on this beautiful day at Lake Tahoe.
If you have been waiting for a price break on a quality freestanding condo at low elevation then wait no longer. 783 Freels Peak is a very nice three bedroom, 2.5 bath, 2786 ft.² property located just a stone's throw from the Village Shopping Center. Priced at only $860,000, this property is in a small association of only nine units. You'll find a rather large backyard that is shared by all the properties in which to toss the football or throw the frisbee.
High elevation shoppers seeking a lake view and a bit of privacy may wish to take a look at 997 Wander Way. This is a five bedroom, 3.5 bath, 4300+ Sq. foot home that appears to have been nicely updated in places. The asking price of just under $1,950,000 makes me curious enough to want to take a closer look at this place for my Lakeview buyers.
Taking a quick scan of the price reductions on the Incline Village MLS today, the two that really grabbed my attention are #182 Third Creek and the Lakeview home at 541 Silvertip. I was stunned to see the price of the three bedroom condo in Third Creek drop all the way down to $600,000 and this is not a short sale according to the listing agent. So, you'll have to be the judge as to whether or not you like this particular location in the complex, but you can't argue that this price makes it a tremendous value.
The spacious, panoramic Lakeview home at 541 Silvertip got a dramatic $600,000 price reduction and is now $1,995,000. With five bedrooms, 3.5 baths, 3750 ft.² of living space and a knock your socks off of view of Lake Tahoe and the mountains, this property is now much more palatable than at any time in the past. Lakeview shoppers who've been waiting for a good value in the $2 million price range will want to take a look at this piece of Incline Village real estate.
Closing escrow today are #40 Woodstock at $250,000 and #32 Incline Crest at $305,000. Congrats to the listing agent on these properties for hitting the daily double. It's nice to see the properties in both of these complexes back at more realistic numbers than the stratospheric prices we saw being dabbled in during the feeding frenzy of 2005.

We've got a little something in all categories on the Incline Village real estate market today. The MLS brings us four new listings, five price alterations, one property going into escrow and one place closing escrow.
Our new listings run the gamut from a relatively inexpensive two-bedroom freestanding condo up to a remodeled Lakeview home. Those of you with a budget of around $400,000 would do well to check out 645 Country Club Dr. This is a very cutely remodeled two bedroom, two bath, 1000+ Sq. foot freestanding condo that is next to a year-round creek. The asking price which is dead on 400K makes this place worth a look for anyone seeking their own four walls.
Jumping up to the $1.4 million price range is my broker's new listing at 641 Martis Peak. This property is on the side of the street away from Highway 28, so you won't pick up the road noise. The large lot of .44 acres contains a 2804 ft.² home that's divided into four bedrooms and 3.5 baths. The place was originally built in 1964, but there must've been some significant remodeling done along the way based on the pictures. Looks like a nice place for family gatherings and would probably make a great year-round home.
Lakeview shoppers will take an interest in 593 Alpine View. Priced at $2,950,000, this five bedroom, 5.5 bath, 5300 ft.² home on the east slope looks to have been nicely remodeled. Whether the view and the interior quality rival my listing at 905 Tyner is something that will require a close personal inspection. However, at this price point anyone shopping in the $3 million sector will want to investigate this property further.
Looking at the price reductions today on the Incline Village real estate scene, we've got three big percentage movers. Getting slashed over 10% is the remodeled condo at #19 Incline Manor. This two bedroom, one bath, 960 ft.² two-story condo is now down to $245,000. You even get a carport so you don't have to wrestle for a parking space when things fill up in the summertime.
Losing $150,000 of excess weight is the spacious contemporary/mountain style home at 236 Allen Way. The new asking price of $1,100,000 is pushing this place down close to lot value. If you have been waiting around for a spacious golf course property then the hundred thousand dollar price adjustment at 966 Caddie Ct. may be to your liking. This 4042 ft.² home comes with a four car attached garage to go along with four bedrooms, 3.5 bathrooms and great spaces for entertaining. Wonderful setting on the Champ Golf Course at the end of a tiny cul-de-sac.
Wrapping things up on the festivities today for the Incline Village real estate update are two big status changes on the MLS. Closing escrow is the partially remodeled Lakeview home at 449 Fairview. The final sale price of $1,190,000 reflects the fact that the new buyer will be putting some dollars into this place to make it their dream home. I'd love to see what their plans are for finishing out the property, since it's in a great location with a nice Lakeview.
Getting an accepted offer today is #4 Incline Manor. This is a two bedroom condo on a short sale priced at $175,000.
Now, back to work. It's time for me to write another offer on a property that is not yet on the market. One way that I help my buyers is to scout around for properties that are not for sale but might suit their needs. It takes a lot of effort to find properties this way, but the results can be beneficial for all parties to the transaction.

It looks like the Incline Village real estate market is in full summer mode. We've got three new listings, five price changes, one property going into escrow and one property closing escrow on the MLS today.
Leading the charge with a price reduction of 24K is my listing at #12 Tahoe Palisades. Now priced at only $675,000, this three bedroom, two bath, 1718 ft.² freestanding condo features cathedral ceilings, a gigantic master suite and even a peek of the lake.
The remodeled Lakeview home at 701 Tyner Way dropped over $100,000 and is now much more thought-provoking at $869,000. High elevation shoppers may wish to take a look at the remodeled three-bedroom, 2.5 bath, 1832 ft.² home at 932 Dorcey. The new asking price of $650,000 is $109,000 below the old offering number, making this a very attractive property in the upper Tyner subdivision.
Opening escrow today is #195 McCloud. One of the lowest priced two bedroom, two bath units in the complex at $500,000, it will be interesting to see where this one closes.
Anyone shopping for Incline Village real estate who is on a budget may wish to check out #5 Incline Manor. This centrally located two bedroom, 1.5 bath, 960 ft.² condo is extremely well priced at only $179,000.
At the opposite end of the spectrum, the beautiful home at 1127 Lakeshore came on the market at just under $3.2 million today. You'll find 4210 ft.² of living space divided up into four bedrooms, 3.5 baths along with a family room, mud room and breakfast room. This property comes with rights to the semiprivate beach and pier at Pinecone Circle, so it's sort of like owning a lakefront home but without the lakefront taxes or the lakefront price.

We are off to a rollicking start this Monday on the Incline Village real estate scene. With the occasional clap of thunder overhead and showers causing me to cancel hitting golf balls this evening all I can do is focus on the two new listings, five price decreases, one price increase and one property going into escrow on the Incline Village MLS today.
Catching my eye on the new listing front is the bank owned property at #8 Southwood Pines. At just under $180,000, this three bedroom, two bath, 1136 ft.² condo is slightly bigger than your average two-bedroom McCloud at a fraction of the price. Okay so you're not getting a garage, hot tub, spa, great landscaping or quite as good of a location, but at this price the numbers actually work as an investment rental property.
Maybe you'd like something a bit more luxurious and spacious. Then take a gander at #1 Diamond Ridge. We have not seen one of these three bedroom, 3.5 bath, 3000+ Sq. foot three-story condos on the market in quite some time. The asking price of $1,095,000 for this end unit with an attached two-car garage makes it worth a look for anyone shopping for a single-family home or freestanding condo in Incline Village in this price range.
Scanning the price reductions on the Incline Village real estate market today, #132 Mountain Shadows is breaking the $300,000 price barrier with the new asking price of $299,000. This is quite likely the best value we have seen in this complex in recent memory. The usual three bedroom, 2.5 bath, 1360 ft.² floor plan but the unusual and rare peek of the lake from this unit, along with a well-maintained interior make it worth a closer look. If I were shopping for a condo in Mountain Shadows, I would put this one on my shortlist.
Maybe you are thinking of building your own home in Incline Village on the east slope. The big $50,000 price adjustment at 776 Eagle makes this nearly 1 acre lot bordering a creek very enticing. Now priced at only $400,000 and not a short sale or bank owned nightmare, it's worth strolling around this chunk of land and envisioning what kind of a place you would build here.
It fell out of escrow, now it's back in escrow, the gorgeous property at 275 Deer Ct is back in the news. Let's hope it closes and the buyer gets to enjoy this great free standing condo before we get too deep into summertime. Good floor plan, walk to everything location.

It was another busy weekend for this Incline Village real estate agent as I was putting another property on the MLS and writing up an offer for one of my buyers. Since the other two listings on Saturday were repeats we can skip past them and check out the only new listing on Sunday and the one price reduction for the weekend.
Anyone seeking a good value at low elevation will want to take a look at my new listing at 986 Hook Court. Situated in the corner of a quiet cul-du-sac on a large lot of .455 acres you will find a remodeled five bedroom, three bath, approximately 3000 ft.² home. Our other new listing on the Incline Village MLS is #36 Racquet Club, priced at $329,000. I think this property has a pretty good rental history although the information on the MLS data sheet is a little bit spotty in regards to details.
Lakeview shoppers that have been waiting for a price break under $400,000 will want to take a look at #345 Burgundy Hill. Losing $45,000 of excess weight, the new asking price of only $380,000 makes this one bedroom, two bath, Lakeview condo in building three, one of the better values out there, especially when you factor in the underground parking garage.
I don't think that I am going to be able to get away this week on a backpacking trip, so if you are thinking of coming up to look at Incline Village real estate we should have nice weather and a relatively empty town. There are a lot of good values in all price ranges and many sellers are becoming much more malleable once you throw a written offer in front of them, especially if you can close escrow in 30 days or less.

We had another little flurry of activity today on the Incline Village real estate scene with 3 price changes, 1 condo going into escrow and 2 properties closing escrow.
The big mover among the price reductions on the Incline Village MLS today is 896 Donna Drive, dropping 101K down to $849,000. Boasting 4BRs, 2.5 baths, 2600+ sq. ft., a 3 car garage and a large lot over .4 acres, this property on a gentle upslope has a nice central location. Sunny, south facing exposure and a woodsy setting make this worth a look for you low to moderate elevation shoppers.
Opening escrow today is the condo at 680 Titleist Drive. Priced at $499K, this 3BR, 2BA, 1524 sq. ft. property fronts both a seasonal creek and the Mountain Golf Course.
Two savvy buyers closed escrow today on low elevation properties in Incline Village. #15 Creekside finally went at the bargain price of $205K as an REO. This came on originally at 565K and although it was nicely updated, that was a fantasy price if there ever was one. A classic example of over improving a property in relation to the neighbors, the new buyer has themselves a little gem.
The deal of the year so far in Millcreek is the sale at 119 Pine Cone Rd. Whether the buyer does a remod or scrapes and rebuilds is up to them. But the final sale price of $565,927 as a short sale is likely the lowest price we'll see in the Millcreek subdivision in 2009. Normally one would attribute a lot value of around 800K to this size and type of level, low elevation property, but it's not your typical year in real estate sales for Incline Village and Crystal Bay.
I just hope there aren't more buyers waiting in the wings for a property under $600K in this part of town, 'cause other than the little cabin on Wheel Rd. it's not likely to happen.

Just a quick recap for today's Incline Village real estate update as I'm busy writing an offer for one of my buyers. The MLS brings us 2 new listings, 2 price changes and 2 properties closing escrow today.
After coming on the Incline Village MLS in Oct. 2006 at 399K, the fixer upper end unit at 21 Creekside West finally sold for the bargain basement price of 160K. This was an estate sale and I guess the executor decided it was time to throw in the towel and take the best offer. The 2BR, 2BA, end unit at 262 Ski Way Ridge closed at 290K, a great deal for the new owner.
The 3BR home tucked in the cul-du-sac at 682 Ralston got a $23,000 shaving and is now an even better value at 649K. Good floor plan, woodsy setting, big garage, this would make a nice family home.
The 2 new listings on the Incline Village real estate market today include a 2BR, 2BA condo at #84 Woodstock priced at only 288K and a very nicely remodeled lakeview home at 701 Tyner. My compliments to Rem for doing such a great job on the remodel, the quality shows throughout and at 975K this will give some of the other homes for sale in "middle Tyner" (as I affectionately call that part of town) a run for the money.

The summertime action is heating up on the Incline Village real estate scene and also for this agent. While I was showing property today with two different buyers, the Incline Village MLS was attacking us with four new listings, seven price reductions and one property going into escrow.
I can't be totally modest about my new listing at 696 Bidwell Ct. This 4BR, 2BA, 1584 sq. ft. home off Jennifer St. hit the MLS today at $569,000. Next to US Forest Service land and set back near the corner of a quiet cul-du-sac, this is a great place if you're seeking privacy and that mountain feel. Peeks of the lake, remodeled kitchen, big 2 car garage, this one is worth a look for anyone who's been waiting to find a decent single family home in Incline Village under 600K. Kicking things off in the escrow department by getting an accepted offer today is the beautiful freestanding condo at 275 Deer Ct. This property is now a short sale so it will be interesting to see where it finally settles.
The price alterations run the gamut today from a fixer-upper in Southwood Pines which is now only a smidgen over $175,000 although way up to the $100,000 price slashing for the 3624 ft.² three-bedroom, 4.5 bath, panoramic Lakeview condo at #47 Stillwater Cove now listed at $3,850,000.
High-end shoppers who would prefer a single-family residence instead of a condo will be pleasantly surprised by the $500,000+ price adjustment at 691 David Way. Now just a little bit under $3 million, this 6800+ Sq. foot home was extensively remodeled in 2001 and offers you a Lakeview from the not always aptly named Lakeview subdivision. All of the other price reductions were nice to see but none of them excite me enough to continue typing this late into the night.
I'm contemplating taking a backpacking trip next week, leaving on Tuesday, June 16 and returning on Friday, June 19. So, if you are interested in looking at property in the next week, I do have some time available Friday through Monday to assist you with Incline Village and Crystal Bay real estate.
Daily Blog Update - June 8 - 9, 2009
We have a lot of activity to report on the Incline Village real estate update for the blog entry of the past two days. With a total of three new listings, nine price alterations, two properties closing escrow and one property going into escrow, there's little bit of something for everyone across all price ranges.
Closing escrow at $3.2 million is the Lakeview home at 505 Alpine View. It's a nice property that it really helps to validate just how reasonable the asking price of $3,995,000 is for my listing up at 905 Tyner Way.
Also changing hands to a new buyer is the very nice condo at #141 McCloud. The final sale price of $535,000 is a new benchmark for this desirable community just a block or so from Incline Beach. It will be hard for other sellers in the complex to get a higher price for a standard two bedroom, two bath McCloud floorplan, unless they've done something really special with the interior and also have a great location.
Getting an accepted offer is the nice home at the end of the cul-du-sac at 433 Valerie Ct. I really could not understand the original asking price of $1,175,000, but after a good marketing job by the listing agent and a couple of significant price reductions the final asking price of $949,000 must have caught someone's attention. Nice floor plan, featuring three bedrooms, two baths, 1812 ft.² of living space and a large lot of just over 1/2 acre, the new buyer has found a fine property.
Checking out the new listings on the Incline Village MLS you will find #23 Third Creek priced at just under $1.2 million. This three-bedroom, three bath, over 2500 ft.², three-story condo which backs up to the Creek, offers a wonderful setting to go along with a one car attached garage. This is the largest three-story floorplan in the complex and if it sells anywhere near the asking price it will set a new record for the highest price ever for a three-bedroom condo in this development.
Lakeview lovers may wish to take a look at #155 Bitterbrush. Priced at $1.4 million this four bedroom, 3.5 bath, 2882 ft.² multistory unit is rather nice throughout and has a knock your socks off view of Lake Tahoe.
Out of the nine price adjustments on the Incline Village real estate market the past two days only a couple are worthy of electrons as I try to wrap things up on this busy Tuesday. Losing $46,000 of excess weight is the two-bedroom condo at #92 Mountain Shadows. The new asking price of $299,000 should draw the attention of some buyers in the crowd for this popular complex with 2 swimming pools.
Dropping $156,000 is the beautiful freestanding condo in Red Cedar. Now priced at $1,295,000 this is a luxurious property with a pretty good view of the lake.
I'm not sure why the seller of #20 The Pointe whacked $100,000 off the asking price when this property has been on the MLS for only a week or so. But, I guess everyone has their reasons and the new offering number of $1,550,000 makes this worth a look for anyone seeking a panoramic Lakeview condo near the center of town.

Just a smattering of activity to report on this weekend's Incline Village real estate update. We had a total of 4 new listings, 2 price changes and 1 property going into escrow on this stormy weekend at Lake Tahoe (although Sunday was much nicer than Saturday).
The rain was most welcome as we are way below normal for the annual precipitation totals. I was contemplating going up to Mt. Rose and hiking up to the Chutes to ski a few runs, but we only got a dusting of snow up high and the rain storms the past 2 weeks wiped away most of the remaining snow pack. So, it's wait 'til December or ski Argentina...
Breaking under the $1 mil. price barrier is #13 Country Club Villas. Priced at $998,750, this 3BR, 2.5BA, 2,108 sq. ft. free standing condo is in one of the best locations in the complex. There are now 3 good choices in the complex at good locations and priced well.
For those of you with half that amount to spend, take a look at #3 Cedarcrest. At just under 1/2 mil, this freestanding condo with 3BRs, 2 baths and 1,536 sq. ft. is right on the Champ Golf Course. The deck overlooks the course, not the driveway as is more common in this development. The interior looks ok, but may be dated. Anyway, this is likely the cheapest golf course property for sale in Incline Village right how.
Lakeview lovers may wish to check out the short sale at 377 - 2nd Tee. The asking price of only 850K is very tempting for this 4BR, 3.5BA, 2,392 sq. ft. home on the east slope. I'll check with the listing agents, but if this price is acceptable to the lender, it's not much more than lot value (and you'll find a large .607 acre lot), and that would make it a good value for a lakeview property in Incline Village.
Anyone seeking one level living at low elevation may wish to pursue a visit to 118 Abbey Peak Ln. Located in the lakeview subdivision, this remodeled home features 4BRs, 3 baths and 2,530 sq.ft in which to roam around. Nice level lot of over 4/10ths of an acre and an asking price of $1.3 mil. have piqued my curiosity.
Losing $45K of excess weight is the condo at #51 Coeur du Lac. Just 1 block from the beach, this is a 3BR, 2BA, 1200 sq. ft. property in Incline Village that has been tastefully remodeled. Popular among the summer vacation crowd, the new asking price of $530,000 is coming more into line with the competition in the complex.

It's been a couple of busy days for this Incline Village real estate agent and the MLS brings us a total of eight new listings, five price reductions, three properties going into escrow and one property closing escrow. It should come as no surprise that the headline next to the Super Deal Alert above says that 605 Village Blvd. went into escrow. This property was already a good value at the $699,000 asking price and when it was whacked another 100K some sharp buyer jumped to the table with a ready offer.
Checking out the new listings on the Incline Village MLS most of them are repeats but we do have a couple that are worth a quick look. Lower priced bargain hunters may wish to take a look at #30 High Sierra. This appears to be a nicely updated three-bedroom, two bath, 1300+ Sq. foot condo with a one car garage. The asking price of only $299,000 makes this one of the better values in this price range.
If you've got about five times as much money to spend then you may wish to take a look at 973 Fairway. This three-bedroom, three bath, nearly 3000 square-foot home sits on a large lot of over 1/2 acre that is adjacent to the Championship Golf Course. With an asking price of $1,595,000, this remodeled home offers a beautiful interior to go along with a quiet and private location that discriminating buyers will appreciate.
Low elevations shoppers may wish to check out the $86,000 price reduction at 864 Ophir Peak. This three bedroom, two bath, 1486 ft.² home is approaching lot value at the new price of $899,000. Situated on a nearly half acre lot in the Lakeview subdivision, this street boasts homes they go up to $3 million or so.
All of the properties getting accepted offers in the past two days were priced under $1 million. They include a refurbished condo in White Pines priced at $459,000, a nice residential home at 850 S. Dyer Cir., fetching $869,000 and the high elevation home at 826 Ellen Ct., which was a distressed property asking $664,900.

As another round of thunderstorms rumbled through the Lake Tahoe basin today, we had a total of three new listings and one price reduction on the Incline Village real estate market. Leading the charge is the price reduction of $20,000 for my listing at 259 Ski Way Ridge. This one bedroom, two bath, 1064 ft.² condo with underground parking features a modified kitchen that has been opened up so that two people can actually work in it at the same time.
There is new ceramic tile in the entryway, both baths and kitchen, to go along with new lighting and some updated appliances. My seller would like to see an offer on this condo, and the new asking price of only $299,000 will hopefully spark some interest.
McCloud condo shoppers looking for a great location near the beach will want to check out #116. This is a two bedroom, two bath property that has what looks like a very nicely updated kitchen. If you have been seeking a condo in Incline Village that is close to the beach and in a woodsy setting, the asking price of $585,000 beckons you to visit this place.

On paper it looks like a lot of activity on the Incline Village real estate market today with two new listings and eight price reductions. But upon closer examination we find only two of the price changes worthy of electrons, but both of the new listings are worth a closer look.
It's not every day that we see a remodeled property for sale in Incline Village priced under $300 per sq. foot. But that is exactly the case with the house at 552 N. Dyer Cir. Priced at $889,000, this 3200+ Sq. foot home boasts five bedrooms, three baths, a two-car attached garage and a lot of just under 1/2 acre. The original structure was built in 1966 so the exterior photo doesn't really give you much of a clue as to how nice this place is. But the interior looks to be beautifully redone and this is a wonderful location in the Woods subdivision.
If you don't need that much square footage you might want to take a look at the very nicely remodeled condo in upper Tyrolean village located at 1310 St. Gallen Ct. This three bedroom, 2.5 bath, 1680 ft.² property also has a two-car garage to protect your vehicles from those big snowstorms up near the ski area. With lovely views of the slopes at Diamond Peak and an asking price of $725,000, anyone looking for a nice place near the ski area will want to check out this property.
The two big price adjustments on the day are $101,000 for the updated home at 675 Tyner Way, now priced at $998,000 and a nearly $100,000 price reduction for the gorgeous home at 1089 Oxen Road. I love this property in the Mill Creek subdivision and I think it would make a great family home (actually it already is). At the new asking price of under $1.6 million, this is one of the better values in a low elevation, high quality property. You'll also get a large nearly level lot that's just a short walk from Lakeshore Dr. making this a great place to live all year 'round.
