Daily Blog Update - November 30, 2008
It was quite a nice surprise to see 2 properties go into escrow to wrap up things for the Incline Village real estate scene this holiday weekend.   Maybe we'll hit a triple and the offer I wrote will get accepted on Monday, but who knows.........

Congrats to my buddy at Lakeshore Realty, Tony Tuoto for getting an accepted offer on his stunning listing at 970 Mica Ct.   This gorgeous new construction features a nice lake view and interior touches such as hand scraped brazilian cherry floors, high end appliances, and beautiful stretches of slab granite.  

At the other end of the spectrum, the great little chalet I raved about in this column a couple of weeks ago at 1354 Zurich Ln also went into escrow.  The big price cut to a very modest 399K brought a sharp buyer for this 2BR, 2BA, nearly 1200 sq. ft. charmer.

Daily Blog Update - November 26 - 29, 2008
The only action to report on the Incline Village real estate market for the past 3 days is the Super Deal Alert above.   Most agents, buyers and sellers are taking a brief hiatus over the T'Day holiday.  However, I wrote an offer on Wed. and did the Counter to Counter Offer on Thurs. and negotiated with the seller's agent on Friday, just a typical week for me.

Daily Blog Update - November 25, 2008
We're going to zoom through the Incline Village real estate update for Tuesday as I've got lots to do in preparation for the Thanksgiving Holiday.  I'm pleased to report that my web site has finally made the 1st page in Google Search for the phrase Incline Village real estate.   I've been on pages 2 and 3 for the past 3 years and have slowly crept my way to the upper echelon via organic methods; I don't pay for back links or use any black hat techniques.  

So, I'm pretty proud that I've been able to do my own SEO and work my way up to the top of the charts.  Thank you to all the regular readers of this column, I'll keep working diligently to provide you with all the latest news on the Incline Village real estate market.

The action on the MLS on Tuesday brings us 2 new listings, 4 price changes, and 1 property going into escrow.  The beautiful home with filtered lake views at 554 Valley is on the market, current owner appears to have paid $1,530,000 in 2005 and they are asking just under $1.8 mil.  Good location near the end of the street, short level driveway and a high quality interior are the main attractions.

Checking out the price adjustments, the seller of 448 - 2nd Tee whacked another 50K off the asking price and in my opinion this is the best value on the East Slope at only 749K.  The lot is probably worth more than the asking price and the house has been nicely remodeled, only the old shake roof remains.   Huge lot, peeks of the lake, great upside potential.

The 6BR lakeview home at 114 Vue Ct. dropped 104K and is now only $1,395,000.  The stunning newer construction at 847 Freels Peak was reduced 325K to $3,975,000.  Low elevation shoppers seeking a high quality (Sederquist design) home will want to check out this place.

Daily Blog Update - November 24, 2008
Two new listings and 6 price changes headline the Incline Village MLS today as we stare at a possible winter storm arriving on the horizon.   The heartiest news I have to offer you is the $50K price reduction at 19 Fairway Pines.   Now at only 499K, this 2BR, 2BA + loft with 2 car garage is the best condo value overlooking the Champ GC.

Fans of the Gambrel Style architecture may wish to scope out 938 Jennifer St.   Priced at $575,000 after a major adjustment, this cozy 3BR, 2BA cabin has a real Tahoe feel and now a very attractive price!

Lakeview shoppers will want to take a gander at the new listing at #6 Lakeshore Terrace, a fixer upper for just under a mil.   

Daily Blog Update - November 23, 2008
Just 3 new listings (1 is a repeat) to report on the Incline Village real estate market on this sunny Sunday.   The real attention getter is the panoramic lakeview condo, penthouse unit, in Building 3 at Burgundy Hill.  #348 is the first top floor 2BR, 2BA to come on the market under 600K in many years.  At only $599,000 this is one of the 2 best values in a lakeview condo in Incline Village at this point in time.   Underground parking garage, elevator and a private, woodsy setting makes this one worth a closer look.

Daily Blog Update - November 22, 2008
Saturday brings us just 1 new listing and 1 price change on the Incline Village real estate update.   The best part of the day was the sunset over Lake Tahoe, it was absolutely spectacular with what looked like waves of pink and orange clouds floating above the mountain tops.  Wish I'd have my camera with me...

The really big news on the day for the Incline Village MLS is the huge price reduction for the stunningly remodeled lake view home at 587 Tyner Way.  This has been one of my favorites and the new price of $2,595,000 makes it the best value (in my opinion) among all the lake view homes in this price range.

It was a very busy day for this Incline Village real estate agent as I had a new buyer in town ( a very nice couple from the middle part of our country) and we spent all day looking at a variety of Lakeview homes.  I must say, my absolute favorite clients to show property to are the ones looking at the quality lake views.  I never tire of enjoying the beautiful scenery here at Lake Tahoe and I like to see the reactions from my clients as we visit each property.  It's a great experience for me to learn about each client's preferences concerning location, view, floor plan, architecture, finishes, etc. so that I can assist my buyers with finding the best place for them.

The Incline Village MLS brings us two new listings, four price alterations and one property closing escrow on another lovely autumn day here on the North Shore.  Both of the new listings today are three bedroom condos, but they are completely different properties.  #104 Third Creek is a three bedroom, 2.5 bath, inside unit just a stone's throw from the Raley's Shopping Center priced at $849,000.  With just over 1800 ft.² of living space and a one car attached garage, this property is located on the gated side of the complex a short walk from the Champ Golf Course.

If you have a little less coin and don't mind giving up the garage, what you gain in return is a spectacular Lakeview at #21 Bitterbrush.  With an asking price of $599,000 you will find three bedrooms, three full baths and a loft all crammed into 1410 ft.².  You won't find the amenities in this complex that are available in Third Creek such as a swimming pool, tennis court, spa, sauna, clubhouse, workout room, men's and ladies locker rooms and a big lawn area in which to play.  Instead, you'll be treated to what is arguably the finest Lakeview of any condo under $600,000.  I am pretty sure that this particular condo is on the down slope meaning you don't have to look over the tops of other buildings and you should have completely unobstructed panoramic Lakeviews.  If you have been contemplating a purchase in the Bitterbrush complex, please contact me promptly for more information about this property as I expect it will get a lot of interest at this price.

The stunningly remodeled five-bedroom, four bath, 3200 ft.² home at 1089 Oxen received a $100,000 trimming and is now very reasonably priced at $1,795,000.  The work was done by one of the finest development companies in Incline Village with super high quality finishes throughout.  Anyone seeking a low elevation property within walking distance of Lakeshore Drive will want to take a gander at this one now that the asking price is at or below replacement value for this fine home.

Rounding out the action on the Incline Village real estate scene today is the property that closed escrow at 913 Southwood Blvd. - #3 Sierra Bouquet.  This gorgeous freestanding condo sold at full price ($1,170,000) just a few days after hitting the MLS.  I know the buyer had been hunting around for quite some time and they got an incredible deal on this wonderful property.  A perfect example of why buyers can be patient but they need to be decisive when the property they are seeking comes on the market at or below fair market value.

Daily Blog Update - November 20, 2008
We had a marginally busy day on the Incline Village real estate market with one new listing, one price adjustment and one property going into escrow.  Our price adjustment today is for a little gem in upper Tyrolean Village.  The nicely remodeled two bedroom, two bath chalet at 1354 Zürich was slashed $41,000 and is now a veritable bargain at only $399,000.  If you have been holding out for a quality property near the Diamond Peak Ski Area I highly recommend checking this one out.

Getting an accepted offer today is the quaint house located at 960 Garen St just off of upper Tyner.  This was one of the better values in a lower priced home in Incline Village at only $698,000 for this three bedroom, two bath, nearly 2300 ft.² home with a two car attached garage.

Rounding out the action on the Incline Village real estate scene today is a commercial building priced at $1.6 million.  This property has a good long-term tenant currently leasing the space, so anyone who is tired of seeing their stock portfolio decline precipitously might wish to reposition some cash into this property is a long-term investment.  I gave up my Series 7 license a long time ago but as we used to say in the investment business, this is neither a solicitation nor an offer to buy or sell securities and is not to be construed as investment advice. 

Daily Blog Update - November 18 - 19, 2008
It was another busy couple of days for this Incline Village real estate agent as I had to scramble back from a trip to the Sacramento area to meet with a new seller prospect.  And it looks like I have a lot of activity coming up Thurs. and Friday with 2 buyers in town and a new listing that I'm working on.  My schedule is still open for Saturday afternoon and mid-day on Sunday for anyone who wants to looks at property in Incline Village.

If you have been searching for a three-bedroom condo in Third Creek then you may wish to take a look at #9 which came on the market at only $845,000.  I wish there were more interior photos so I could give you a better evaluation of the property, but the asking price appears to be near the sweet spot for what is arguably the nicest condo complex in Incline Village.  The Listing agent has a reputation for pricing properties reasonably, and it looks like they are following suit with this one.

The Incline Village MLS brings us one new listing and three price alterations on Wednesday and a few things that didn't really interest me on Tuesday except maybe the price reduction at 561 McDonald.   Looking at the price changes, the $5 million price increase for the lakefront property at 470 Gonowabie is rather perplexing.  I have no idea why the asking price went up from $13,000,000 to ,$18,000,000 but maybe it's just a typo.  Heckuva lakeview though...

The beautiful Lakeview home at 1000 Apollo was reduced by $80,000 today and is now quite reasonable at $1,595,000.  Surrounded by forest service land, this 3 bedroom, 3.5 bath, 2200 plus square foot home has a beautifully remodeled interior and a very private location.

Daily Blog Update - November 17, 2008
I wish that I had some deep thoughts to share with you about Monday's Incline Village real estate update, but the 2 new listings and 5 price reductions have me reaching far into the cerebellum and finding little to comment on.   The 2 new listings are intriguing, but I need to know the income limits before I can sound off on these 2 condos that are being built at 877 Northwood.   Since the vast majority of my clients have 6 figure incomes and a net worth of 7 or 8 figures, they aren't going to be eligible for these places.

On the price change front, the Incline Village MLS brings us 2 interesting tidbits.  First up is one of my favorite lake view homes at 455 Jill Ct.   Reduced $80,000 down to $1,680,000, this is now one of the best values in a panoramic lake view home.   The upper level with kitchen, living, dining areas and 1/2 bath has been elegantly remodeled and so has the master suite which is on the entry level.   The guest bedrooms are all on the lower level, so your friends can make all the noise they want without bothering you.  And with the steep downslope lot, if anyone misbehaves all you have to do is give them a push and they'll roll right down the hill.

The other notable price change is for 990 Trap Ct.   Sliding 100K to just under $1.9 mil., anyone who likes a Tudor style home will want to see this pronto.   5BRs, 5.5BA, and over 4700 sq. ft. of high end living space on the Champ Course should put this on the radar screen of anyone looking for this type of property in Incline Village.

Daily Blog Update - November 15 - 16, 2008
The only action on the Incline Village real estate market on this spectacular sunny autumn weekend was a total of three price reductions.  The one alteration that I think is really outstanding is for the house at 125 Mayhew Circle.  This 4BR, 4334 ft.² home features three full bathrooms, two half baths, a lot that is one half acre, and it's just a hop and a skip from Lakeshore Drive. 

This is brand-new construction and the asking price was reduced over one half million dollars down to $2,495,000.  If you have been shopping at low elevation for a high quality home on a level lot, this one is definitely worth a closer look. 

Daily Blog Update - November 14, 2008
You've already read the major news for Friday's Incline Village real estate update, so we've got just 5 price reductions and 1 property going into escrow to report for the rest of the action today.   We're seeing a lot of repeat new listings as agents change offices, so I'm not reporting on any of those since they aren't really new properties coming on the MLS.

With the exception of the 1BR McCloud dropping only 10K, all of the price changes are pretty dramatic.   The best of the bunch are 50K for #132 Mountain Shadows, now a much more palatable offering at 399K and $201,000 for the great house at 629 Village Blvd which is now just priced at $1,199,000.

The house on Village is an amazing rebuild with high end everything, nearly 4000 sq. ft. of living space, a gorgeous master suite and easy access to everywhere.   If you've been looking at 4BR homes, this is now quite possibly the best value in the $1.2 mil. price range at low elevation.

Daily Blog Update - November 13, 2008
I wasn't planning on working long days in November, but I can't complain about having a solid pace of activity this time of year.   Fortunately, the Incline Village real estate update brings only 3 new listings and 2 price reductions, as I've got to get an early start on Friday.   It's our annual awards and installation breakfast for the Incline Village Board of Realtors and why we have this one event at 8 a.m. (even the weekly MLS starts at 8:30) is a mystery to me.  No time for the usual morning work out, unless I want to be prowling around in the dark...

Kicking off the new listings today is a beautifully remodeled condo at 21 Alpine Terrace.  These 2BR, 2BA, 1200 sq. ft. condos make pretty good vacation rentals and have a nice woodsy setting about a mile from the beach.  I've seen few in the complex anywhere near as nice as this one, so the asking price of $449,500 is justifiable.

Low elevation bargain hunters will want to check ou the price reduction at 108 Steam Circle.  We're approaching lot value at 919K for this tastefully updated home on a large level chunk of land close to Lakeshore.

Since all of the new listings are condos, you'll get the full blown MLS info with today's link, not the truncated version you see when we have properties from different categories.   So, that'll save me a few electrons and some time, so I'll be coherent at the awards ceremony (I think the award they have in mind for me is "Most Opinionated Realtor of the Year").

Daily Blog Update - November 12, 2008
As sunny, autumn weather returns to Lake Tahoe, it looks like the Incline Village real estate market may be starting to heat up as well.   I've got 3 buyers coming to town in the next week, we're seeing almost 1 property per day go into escrow and a few of the agents I know are showing homes almost regularly.  I don't think we've turned the corner as far as sales activity goes, but the bargain hunters are now beating the bushes in search of the best deals.  Sensibility has replaced fear (at least temporarily) and I think we'll see a handful of sellers part with their properties at very reasonable prices before the year is up.

The Incline Village daily update brings us 3 new listings (2 are repeats), 1 price reduction and 1 property going into escrow today.   Our actual new listing is the 3BR, 2.5BA, 3500+ sq. ft. home at 561 Ponderosa fetching $995K.  With filtered lake views and easy access at this low elevation location, my only concern is potential road noise.   I'll have to drop by this property and see if it's buffered from Hwy 28.

Sliding 50K is #25 Fairway Pines, a 2BR, 2BA, 1452 sq. ft. condo with a 2 car attached garage by the Champ GC.   The new price of 499K puts this one in the ballpark for anyone seeking a 2BR condo with a garage.  The big loft is often used as a 3rd BR making this property very palatable at the new asking price.

Getting an accepted offer is the lakeview home at 573 Poco Ct priced just under $1.8 mil.   Located at the highest reaches of Lower Tyner (yeah, that's an oxymoron), this is a great spot with a private location on a tiny cul-du-sac.   The home needs someone with vision, but I'm sure the buyer has ideas for how to make this a very special place.

Daily Blog Update - November 10 - 11, 2008
Monday and Tuesday brought 5 new listings, 3 price changes and 1 property closing escrow on the Incline Village real estate market.  The only action that is worthy of taking up my precious time as I catch up on work is the $26,000 price reduction at #19 Fairway Pines.   The new asking price of $549,000 makes this worth a look for condo shoppers seeking a property near the Champ Golf Course.

Congrats to the listing agent of #12 Bitterbrush.   This luxurious 4BR, 3BA, 1,712 sq. ft. lakeview condo without a garage sold at $1,100,000.  Lakeviews and quality are what many buyers of Incline Village real estate are seeking and you might find a good value but you likely won't find any giveaways in that category.

With 2 new buyers coming into town in the next week, a new lakeview listing that I'll be shooting pictures of in a day or two when the skies clear and the usual marketing work, it looks like a busy week (or two) ahead for this Incline Village real estate agent.

Look for my new listing to appear here on Friday or Saturday.  Priced at $850,000 this lakeview home features 3BRs, 2.5 Baths, 2 car garage, street-to-street lot and plans for a 5,000 sq. ft. home already approved by the TRPA.   Oh, and a short, level driveway!

Daily Blog Update - November 7 - 9, 2008
It's a beautiful weekend in San Diego and fortunately there's not much action to report on the Incline Village real estate market for these 3 days, so I can enjoy the sunshine.  All of the new listings appear to be repeats, so we've got just 3 price changes and 1 property going into escrow to report on.

The only price adjustment that hits me today is 211 Lark Ct dropping 70K down to $289,000.   Whether the lender will accept this new short sale offering price remains to be seen, but at that number this 3BR, 1.5BA, 1,395 sq. ft. condo with a 1 car attached garage is pretty attractive.

Getting an accepted offer is #40 Woodstock.  The new asking price of only 260K put this one into the zone.  We may see some other 2BR condos in the complex sell between 250K and 290K now that this one is leading the charge.  I never felt these smallish condos without amenities deserved to be in the high 300s anyway (except for the few high end remodeled ones), so maybe some semblance of reality is returning to the Woodstock and All Seasons complexes.   

Daily Blog Update - November 6, 2008
Gazing at the snow capped peaks around the Sierras it looks like winter is on the way and ski season could be starting sooner than in the past 2 years.   But, we don't have enough snow yet to deter anyone shopping for Incline Village real estate and that's a good thing.  Especially with the 2 big price reductions today and 1 new listing that may interest readers, not to mention #90 Royal Pines getting an accepted offer.  This property was offered for $545K and is quite possibly the most nicely remodeled condo in the complex.

The attention getters on the price front scene are 1119 Altdorf with a 100K slide down to $1,499,000 and 1555 Pine Cone Circle (at the corner of Lakeshore) removing 300K and trimming down to $6,650,000.  This is one of the most luxurious properties in Incline Village and Crystal Bay, plus you get the benefit of a semi-private beach and pier.

Wrapping up the action on the Incline Village MLS today is the new listing at 226 McCloud.   This is a lower, 2BR, 2BA fairly original condo that's offered furnished at $545,000.   I'll have to check this one out and see how it compares with my listing at #182 McCloud which is only $539K, furnished, has updated baths, lighting, new slate in the entry and is an upper unit.

Daily Blog Update - November 5, 2008
Spanning the globe to bring you the constant variety of Incline Village real estate news, I've been in Chicago since Saturday without missing a beat.  My 85 year old mother had a hip replacement recently and is dealing with very intensive rehab, so I felt a trip here was imperative.   Thanks to the wonders of EVDO and my well appointed laptop computer, I have constant access to the Internet to keep you updated on the latest real estate info.

Today's headlines include 2 new listings, 2 price adjustments and 1 property closing escrow on the Incline Village MLS.  The beautiful home at 838 Ophir Peak (just off Lakeshore Dr) closed at $2,550,00 and is worth every penny.   Calling it a low elevation masterpiece would be a pretty accurate description for this 4BR, 4.5BA, 4,567 sq. ft. home.

One of my favorite properties from a design and finishes perspective, at 920 Lakeshore, got a 500K shaving today and is now only $3,495,000. Boasting 6BRs, 6.5 baths, 5,497 sq. ft. and quality that matches the size, this place is worth a close look for the high rollers in the crowd.

If you'd rather have a great lakeview than a walk to the beach location, 567 Eagle is high on my list to preview for you as soon as I get back.  At $2.1 mil., you'll find a refurbished home on a nearly 1/2 acre lot with 5BRs, 3.5 baths, and the 3 most important words in Incline Village real estate: short level driveway.   This appears to be such a great opportunity that Here's a Separate Link to the MLS Info for This 1 Property.

And rounding out the action on the Incline Village MLS today is the new listing for #182 McCloud.   A 3BR, 2.5BA, inside unit at 799K would not normally get me super excited, but this one has a very different kitchen configuration that is much more user friendly and looks to have been nicely updated in places.   If you don't mind having an inside unit vs. an end unit, the price looks pretty appetizing!

Daily Blog Update - November 4, 2008
Since most everyone is focused on election results tonight, this is going to be a quick update for today's Incline Village real estate market.   #343 Burgundy Hill got an accepted offer today, the Tudor Style home at 121 Rubicon Peak fell out of escrow (great value a block from Lakeshore at just under $1.5 mil), we had 1 new listings and 5 price adjustments.

Topping all the price reductions is the 200K alteration for 970 Mica Ct.   One of my favorite pieces of new construction, this 4BR, 4.5BA, 3,453 sq. ft. home features a nice lakeview, high end custom finishes throughout and a super location on the east slope.   At a smidgen under $2 mil, this is possibly the best quality home in Incline Village at this price point.

Congratulations to Barack Obama our new President.   Now let's all try to work together to resolve the major issues facing our country such as rebuilding the economy and the physical infrastructure, improving the health care system and cutting costs to 8% of GDP, protecting the environment, energy independence (make ethanol from sugar cane, not corn) and finally getting around to the major overhaul of Social Security that is needed to make the system solvent.   And no more earmarks, it's time to end pork barrel politics and last minute additions to spending bills.  

Maybe Congress will finally get the message that the philosophy of pushing local projects so you can get reelected needs to be tossed aside while we focus on what's good for the whole country.

Daily Blog Update - November 3, 2008
Leading off the headlines on the Incline Village real estate markt, as we stare at a big winter storm, is the even bigger $81,000 price reduction for my listing on the Mountain Golf Course at 704 Golfer's Pass.   This 4BR, 3.5BA, 2700+ sq. ft. home with an oversized 2 car garage and a private location overlooking the course is only $998,000.

I can't show you a better property on either of our two golf courses in Incline Village in the $1 mil. price range.  The home has been partially updated and is waiting for a new buyer to put on their own finishing touches.   BMPs have been done, the exterior was recently painted and the 2 decks provide south and north facing views to enjoy the sun all day long, and plenty of room to entertain your guests. There is even a 6 person sauna!

Congrats to my compatriots Bruce and Sandi for putting #57 Pinebrook into escrow.   It's not easy working REOs, so a tip of the hat for making things work, at least for now....

On the new listing side of things on the MLS today we've got one repeat and a condo in Creekside.   No photography awards for this one, even though the description sounds nice, but as of this writing there are no interior pictures, what's up with that???  Electron shortage, dead battery, stuck shutter????  Call Vicky and have her shoot a virtual tour!

The gorgeous contemporary home at 609 Dorothy hit the Incline Village real estate market today and that's the only action to report.   The current owner purchased this property in April 2006 for $1.6 mil. and now it's back on the market at $1,675,000 for this 4BR, 4BA, 4,351 sq. ft. lake view home.  It's a bit of a climb to this property in Upper Tyner, but high elevation shoppers will enjoy the setting and the view.
