I am very happy to report that I
opened escrow on another property today, this time representing the
buyer for the house at 569 Jackpine. Our Incline Village real
estate market cruised right along today with four
price changes, four deals closing escrow and three new listings, two
of which are repeats.
Checking out the only true new listing on the Incline Village MLS today, the house at 665 Martis Peak is worth a look for you low elevation shoppers. Priced at only $1,395,000, this four bedroom, three bath, 2400 square foot property in the Lakeview subdivision is situated on a nearly half acre lot. According to the listing agent, there is a great deal of coverage on the property and in my opinion it should do super as a vacation rental.
Our price changes today include a $50,000 drop for the four-bedroom house located at 976 Jennifer St.. Now priced at $1,099,000, and with a rare level driveway for a high elevation home, (which makes for easy access all year round) this one demands a closer look. This home has two fireplaces, a wet bar, deck, open beam cathedral ceilings and almost 3400 square feet of living space. So, there is room to entertain the whole family and then some.
The owners of the gorgeous new
construction at 527 Sugarpine must be getting motivated as they reduced
the price $550,000 to the very reasonable sum of $3,950,000. This
spectacular home first came on the market in June 2005 with the
stratospheric asking price of $5,900,000. After a change in agents
and numerous price reductions this property should now start to draw
some serious interest. Featuring five bedrooms, 5.5 baths,
lakeviews, and a three car attached garage this low elevation home for
sale in Incline Village was built with super high quality materials
throughout. Even if you can't afford this property I recommend
taking a look when there is an open house someday to see if you can get
a few great remodeling ideas for your own place.

We have a decent amount of
activity to report today on the Incline Village real estate
update. There are two new listings, four
price reductions, one property went into escrow and two transactions
closed escrow. Most notable among the closed transactions is the
new construction on the Championship Golf Course at 968 Fourth
Green. This beautiful five bedroom, 5.5 bath, nearly 4000 square
foot home on just under one half acre sold for $1,910,000.
The new listings on the Incline Village MLS today are very modest by our local community standards. So if you're looking for something in the higher price ranges, you may want to skip ahead to the adjustment section below. #14 Southwood Pines is a three-bedroom, two bath, 1200 square foot condo that looks rather spartan in the pictures. Priced at $388,000 and located within walking distance of the Village Shopping Center, this property can use a little TLC. I can't get excited about the other new listing, so if you insist on looking at the MLS information click the link at the end of today's commentary.
It looks like we have three very seriously motivated sellers based on the downward price adjustments I am looking at today. #54 Woodstock had a price change that you would expect when shopping for an article of clothing not a piece of real estate. Dropping 25% down to $325,000, this two bedroom, two bath, 997 square foot upper unit overlooks the common area and is a short walk to the parking lot. I can't show you a better value in a two-bedroom condo in Incline Village under $400,000 right now.
The duplex on Tomahawk Trail was
reduced $100,000 today and is now quite possibly the best value in a two
unit property in Incline. Priced at only $599,000 and bringing in
close to $2000 per month in rent, this property offers some interesting
investment possibilities. On the opposite end of the spectrum, the
home for sale at 777 Joyce Lane was trimmed $300,000 and is now at
$2,995,000. If you're looking in the Lakeview subdivision for a
spacious property that is high quality from top to bottom I recommend
taking a peek at this home to see if you like the floor plan.

I had a very enjoyable hike of
just under 2 hours to the top of Mount Rose this morning. Click
here to see the photos. When I
returned home, I was greeted with four new listings, three
price reductions, one property going into escrow and two properties
closing escrow on the Incline Village MLS. As we look at the real
estate transactions for today, the properties closing escrow included
#18 L'Ermitage a two bedroom, 2.5 bath, 1564 square foot condo with a
one car attached garage at $585,000. The nicely updated although
architecturally character lacking condo in The Cedars sold for a very
reasonable $490,000. I picked that one out as a super deal alert
early in the summer and I am glad to see that somene will be enjoying
that property.
The condo for sale in Incline Village that went into escrow today is another one of my favorites. #13 - 1000 Lakeshore is a beautifully remodeled and very nicely furnished two bedroom, two bath condo across the street from the Hyatt Hotel and Casino. The asking price was reduced to a very reasonable $639,000, and I'm sure that is what sparked some interest in this high quality, low elevation condo near Incline beach.
Anyone looking for a freestanding condo in the value category would do well to take a gander at the best price reduction of the day. #3 Brookside which is located at 667 Country Club Drive is now only $399,000. Situated next to a year-round stream and featuring a hot tub on the sunken deck surrounded by the trees, this property exudes charm and romance. With two bedrooms, two baths and 1008 square feet in which to relax and enjoy the sounds of the Creek, I predict this is the next freestanding condo to sell in the under $500,000 price category.
Our new listings today on the Incline Village real estate scene run the gamut from a cute cabin high up in the Upper Tyner neighborhood for a mere $719,000 all the way up to the spectacular luxury home on Fairview with a price tag of $6,500,000. I am wondering if the agent reversed the numbers since the MLS says three bedrooms and 6.5 baths. That would be over $2 million per bedroom. This is brand new construction and it looks truly spectacular in the pictures. So, even if you do not have millions burning a hole in your pocket it's worth a look just to check out the unique architecture and the gorgeous materials used throughout the property.
The house at 410 Mountain Lake
Court is back on the market with a new listing agent and a new price of
$1,495,000. I felt a long time ago when this property came on at
$1,750,000 that $1.5 million is much closer to a reasonable asking
price. This is a spectacular one level home with the most spacious
rooms you can imagine and ceilings so high even Shaquille O'Neal would
feel tiny.
