The snow has been melting quickly making it easy for buyers of Incline Village real estate to check out the plethora of new listings. It was another big week for the local market with 15 new listings, 8 properties going into escrow and 8 more places closing escrow. Lower and moderate priced shoppers dominated the action last week. The properties going under contract ranged from $359,000 up to just under $1.3 million.
Before we check out the action on the Incline Village real estate scene there is a new controversy brewing around the proposed gymnasium for the Lake Tahoe School. If you’re not familiar with this educational institution it is a very expensive private school for pre-kindergarten through 8th grade. They have a fantastic reputation for providing excellent classroom instruction with small class sizes. The kids get a lot of hands-on learning experience and the resources provided are terrific.
Where the controversy arises concerns the building of a new gymnasium that will be constructed on a parking lot adjacent to the school access driveway. This driveway also serves as the access road to the large condo complex at the Tahoe Racquet Club. Unfortunately, when the complex was built the developer did not get an irrevocable easement for ingress and egress.
So, the benefactors of the school have proposed building a new driveway for anyone coming and going to the Tahoe Racquet Club. The current proposal puts the driveway very close to a stream zone. And it would also be quite close to the rather expensive freestanding condos in the Deer Creek development. The existing driveway would no longer be available to anyone except people going to and from the Lake Tahoe School. There are going to be public hearings in the near future and it will be interesting to see how this all shakes out. As we get more details about this project we will do our best to keep you informed.
Condo buyers looking for a good deal may wish to check out 330 Ski Way – #22 Alpine Ter. This mostly original two-bedroom, 2 bath, 1200 square-foot condo is in a nice woodsy setting in the last row of the complex. Enjoy beautiful views of the trees and the smell of the pines from the spacious deck. Offered at$349,000.
Also worth a look is the 2nd floor unit in building 3 at Burgundy Hill – #340. This two-bedroom, 2 bath, 1224 square-foot condo gets lots of natural light and has a view of the mountains. One level living, underground parking garage along with an elevator makes this an easy living property. The asking price is $439,000.
If building your own house is an attractive option, then the piece of Incline Village real estate at 447 1st Green Drive may catch your fancy. This down sloping lot on the East slope is nearly 2/3 of an acre in size. The survey has been completed and there is 5300 ft.² of available coverage according to the listing agent. The asking price of just under $1 million is pretty reasonable considering homes in the neighborhood go up to $10 million. You don’t have to worry about over-improving in this part of town.
