The chilly nighttime temperatures signal the arrival of autumn in the Sierras. But the Incline Village real estate market still thinks it’s summertime. We had 11 properties go into escrow and 13 closed escrows last week on the Incline Village MLS. Surprisingly, 7 new listings hit the market which is a pretty large number for this time of year.
Sabrina sold another pocket listing. This time it was a two-bedroom, 2 bath condo in McCloud. By networking with other agents she was able to put this deal together rather quickly. The final sale price of $535,000 reflects the superior location. This property was pretty much in original condition but well maintained by the owner.
Condo shoppers looking for a good value at low elevation will want to take a look at 807 Alder Ave. – #34 All Seasons. Priced at only $315,000, this is a two-bedroom, 2 bath, 997 square-foot unit. The property is partially updated and is being offered furnished. Nice central location just a couple of blocks from the Village Shopping Center and the post office.
Another piece of Incline Village real estate that catches our eye is the new listing at 718 James Ln. This is one of the prime locations in the Lakeview subdivision. You’ll find 4 bedrooms, 3 full bathrooms and 2500 ft.² of living space along with a beautifully landscaped property. The spacious lot of over 4/10 of an acre is nearly level and makes a great spot for entertaining family and friends. There is even a backyard fire pit for your outdoor enjoyment. The asking price is $1,765,000.
While inventory levels for Incline Village real estate are lower this year than last year there is still a nice variety of properties from which to choose. Some particular types of places such as 3 bedroom condos in McCloud and Third Creek are rare to nonexistent right now. So, if you can’t find what you’re looking for please contact us and we will see if anyone has a pocket listing her upcoming listing that could work for you.
Some of the aspen trees have already started changing color in the High Sierra. We anticipate the autumn colors will only get more beautiful as we get closer to the middle of October. It’s a great time to come up and enjoy the gorgeous scenery without the summertime crowds.
