It was a busy week for the Incline Village real estate agents at RE/MAX North Lake.  Sabrina and Don closed 2 transactions while Sean and Aimee picked up a new listing down in Carson City.  We represented the buyers of the Lakeview condo at #90 Bitterbrush.  And we also represented the seller of #174 Third Creek.  Activity on the Incline Village real estate market is humming along at a summertime pace.  So, even though there is close to 20 feet of snow at the ski areas we only had a chance to squeeze in a few hours on the slopes.

It was another big week overall for the entire Incline Village real estate scene.  There were 15 new listings, 2 price changes, 10 properties going into escrow and 7 places closing escrow.  We have been advising property owners to list their houses and condos earlier than normal this year since there is so much demand from buyers.  The action last week was concentrated among lower to moderate priced properties.  All of the places going under contract ranged in price from $342,000 up to just under $1.3 million.

 

When there are some weekends without stormy weather we anticipate luxury home buyers will show more of an interest in the market.  It’s almost impossible to determine what the landscape looks like under several feet of snow.  And most buyers spending $2 million or more want to have an idea as to the look and feel of the entire property.  Condo sales continue to outpace single-family homes and that will likely continue for a while as long as we continue to get more condo listings  hitting the market.

Buyers looking for a good value in a condo will want to check out 696 Village Blvd. – #4 Woodminster.  This remodeled 2 bedroom, 2 bath property sits in a nice location close to a year-round creek.  Upgrades include slab granite counters, stainless steel appliances, remodeled bathrooms and more! There is also a loft which makes a nice office or 3rd sleeping area.  Offered at $439,000 and it comes with a one car garage.

 

#82 Third Creek fell out of escrow and is back on the market.  Not sure what happened but this is a rare opportunity for an interested buyer to check out one of the best floor plans in the complex.  You’ll find 3 bedrooms, 3 full baths and over 1800 ft.² of living space.  On the entry level you have a good sized bedroom, full bath, living, kitchen and dining areas.  Upstairs are 2 master suites.

The recent snowstorm on Friday afternoon and Saturday dropped only a few inches of snow in town which quickly melted off on Sunday.   So, even though the ski resorts received between 2 and 3 feet of snow, the roads are clear.  It looks like a beautiful start to the week with the possibility of a little bit more precipitation this coming Thursday and Friday.  The skiing is still excellent but conditions change quickly from firm to soft as the sun gets high in the sky.  Make sure you wear lots of sunblock if you’re doing any outdoor activities this time of year.
