14 was the magic number on the Incline Village real estate market last week. But before we talk about the activity here let’s take a moment to send our thoughts and prayers to the people in Texas. We’re watching a national tragedy unfold as Hurricane/Tropical Storm Harvey unleashes its fury. Extraordinary amounts of wind, rain and flooding are causing catastrophic damage. Our hearts go out to everyone affected by this epic storm.
Seeing this type of tropical storm hitting Texas makes all of us who live at Lake Tahoe grateful that we only have to deal with several feet of snow each winter. A very tiny percentage of properties here are located anywhere near a flood zone. However, we have occasionally seen severe flooding at Lake Tahoe especially in low-lying neighborhoods near the Upper Truckee River.
Don spent some time backpacking in Desolation Wilderness last week. This is one of the few places in northern California that has not seen the effects of the smoke from the Western wildfires. The conditions are what you would expect in early summer, not late August. Beautiful wildflowers, creeks running nicely and large snowfields on the East and North facing slopes above 9000 feet. Late-season trips into the wilderness should be delightful this year as long as the weather cooperates.
Now, back to our weekly Incline Village real estate update. It was another monster week for the Incline Village MLS with 14 new listings, 14 price reductions, 14 properties going into escrow and 7 closed escrows. We are seeing stronger listing activity than normal for this time of year. With sales remaining strong week after week it’s not surprising to see some property owners testing the waters as we move towards the end of August.
Condo shoppers on a budget will want to check out 945 Divot Ct. . – #2. This two-bedroom, 2.5 bath, 1100 square-foot property is priced at only $349,000. Bonuses include a view of the mountains along with a one car garage. We expect this property will get a lot of showing activity fairly quickly.
