We don’t normally sound like a broken record but it really was another great week for the Incline Village real estate market. Sales continued at a solid pace with 9 properties going into escrow. There were also 13 new listings, 4 price changes and 6 properties closing escrow on the Incline Village MLS last week.

Demand for low elevation properties remains strong especially for anything priced under $1 million.
The general price trend for Incline Village real estate continues to march slowly and steadily upward. The median asking price for a single-family home is now over $2.1 million. There are only 3 condos priced under $300,000. Bargain hunters will have to move swiftly in 2017 or risk getting aced out by the competition.
One of the highest priced properties for sale anywhere at Lake Tahoe went into escrow last week. The palatial estate at 1041 Lakeshore hit the market with with an asking price of $35 million. Also making headlines on the luxury home front is the closed escrow at 857 Lakeshore. While this property had an asking price of $23.9 million, the final sale price of $17,750,000 is a better reflection of fair market value for this particular property.
Buyers looking for a low elevation property will want to check out 223 Pelton Ln in the Mill Creek Subdivision. This is a log style 3 bedroom, 2 bath, 1880 square-foot home on a nice level lot just under 1/2 acre in size.
