1. How many people live in Incline Village?
There are approximately 6500 to 7000 full-time residents who live all year round in Incline Village. In the summertime and during the peak holiday period of Christmas and New Year’s, the population of our village swells to approximately 18,000 to 20,000 people.

3. Is Incline Village a city? What type of government does the village have?
Incline Village is an unincorporated part of Washoe County. The Incline Village General Improvement District is overseen by a Board of Trustees. The trustees are elected by the local population. Since we are a part of Washoe County, we are also subject to county government and we have a County Sheriff, whose office is located at the intersection of the Mt. Rose highway and Highway 28.
4. What is the TRPA?
The Tahoe Regional Planning Agency is a federally mandated, bi-state agency that is responsible for maintaining the quality of the environment around Lake Tahoe. For more information about the TRPA please visit their web site at www.TRPA.org. The TRPA gets involved with planning and development issues, including Best Management Practices that affect every property owner at the Lake. If you own property in Incline Village you will sooner or later end up dealing with the TRPA or if you own a condo, your homeowner’s association will.
5. How can I find information on Incline Village real estate, especially current listings?

6. How will I know when a good deal comes on the market?
If you provide me with your e-mail address, and some basic criteria as to the type of property you’re looking for and the general price range, I will set up an automatic search on the Incline Village MLS. Then, as new properties come on the market that meet your criteria, you will be e-mailed the new listing information directly from the MLS, after I have personally screened it to make sure it is suitable for you. From time to time, I meet sellers who do not wish to put their property on the Incline Village MLS. When this occurs, I send an e-mail to anyone in my data base who is interested in this particular type of property and we go from there.

But the best way to get a true valuation of the fair market value of your property is for me to see the property in person and analyze the property from top to bottom. I perform a very comprehensive CMA (not the typical one generated by the MLS) and evaluate the fair market value of your property from a few different approaches so you can see how a variety of prospective buyers would evaluate your home or condo.
