Three new properties came on the market today in
Incline Village. The real estate market is showing steady activity as we
begin the summer season and we see new listings virtually every single
day. The house at 859 Jennifer St, is located next to a stream in a
beautiful woodsy setting and has four-bedrooms and two bathrooms. It's a
little bit close to the Mt. Rose Highway and this is reflected in the asking
price of $749,000.
At just under 2900
sq. ft. the house at 914 Jennifer St appears to be a bargain based on dollars
per square foot. Until I get a look at the interior we will not know for
sure but the listing agent has a reputation for pricing properties very fairly.
The asking price for this property is $1,189,000. A 2 bedroom, three bath
house at 490 Wassou Rd over in Crystal Bay came on the market today. This
property has a partial Lakeview and a very nicely landscaped setting that the
listing agent describes as the definition of the word cute. The asking
price for this gem is $1,275,000.

With four new listings and two great price
reductions it was a busy day on the Incline Village real estate scene. I think
the biggest news of the day was the $50,000 price reduction at 595 Lariat
Circle. If you are on my e-mail
list then you received this as a Super Deal Alert earlier today.
This Lake view condo with 4 bedrooms, 3.5 bathrooms, 1 car garage, 2141 sq. ft.
and backing up to Forest Service land is the best Lakeview deal on the market
today. At $875,000 and with a million-dollar view I don't expect it to be on the
market very much longer. The other big price reduction was at 1327 Zürich
in Upper Tyrolian Village. This freestanding condo was also reduced by $50,000
and is now priced at $599,000. Fabulous views of Diamond Peak and the
nearby mountains make it a very interesting buy and worth a look for anyone who
wants to be near the ski area. It has a beautifully remodeled kitchen and a
well-maintained interior.
As far as new listings in
Incline Village are concerned today we have everything from a little cabin in
Incline Crest priced at $415,000 in pretty much original condition up to a
beautifully remodeled house at 603 Doeskin Court for $1,595,000. And
that's not all, a luxury condo at #8 The Pointe came on the market today.
This Lakeview beauty has four bedrooms, 3 1/2 bathrooms, and a 3509 sq. ft.,
with a filtered Lake view and is a good value for anyone looking for this type
of property in the $1.7 million range. With one level living, underground
gated parking, swimming pool, spa, and even an elevator to bring you up to your
front hall it really is the lap of luxury right in the heart of town. A three
bedroom house at 785 Mays Blvd. came on at $955,000. It needs some
updating but it is within walking distance to both the Village Shopping Center
and the beach.

For the second day in a row we had two new
listings in Incline Village. A cute little cabin at 1208 Styria in Upper
Tyrolian Village came on the market at $525,000. This three bedroom, 2 1/2
bath, 1500 sq. ft. cabin does not have a garage and is in need of a lot of
cosmetic work. However it does have a level entry and beautiful views of
Diamond Peak and the nearby mountains.
The other new listing is a house with filtered lake views at 865 Tyner way. This is a four-bedroom, 3 1/2 bath house with a two-car attached garage and it is located way up high. Built in 1981 the asking price is $1,129,000. Since there are no interior photos of the property it leads me to believe that it does need some updating.
We had three properties
go into escrow today, a cabin in Upper Tyrolian Village at 1343 Tirol Drive
where the price had been reduced from $839,500 down to $750,000. The house
at 365 Country Club Drive with an asking price of $2.1 million (which sits right
on the golf course) got an accepted offer. Finally, the house at 916
Lakeshore Drive with an asking price of $2,895,000 also went under contract
today.

Only 2 new listings today on the Incline Village MLS. A Gambrel style
house at 960 Garen St. way up at the highest part of Upper Tyner for $874,500
and a super high end lake front with 100' of sandy beach at 947 Lakeshore for
$10,995,000. For you high rollers, the place on Lakeshore is definitely
worth visiting, appointment only with a minimum 48 hour notice. Forget the
house on Garen until the price is substantially reduced, the new listings on
Lariat Circle and Cole Circle in the past few weeks are in the same price range
and much better values, in addition to being a lot more accessible all year due
to their lower elevations and quick access to major roads and the Mt Rose Hwy.
There were no new listings on Sunday June 4th on the Incline Village MLS.
June 3, 2006:
We had five new listings today on
the Incline Village MLS. They range from a very nice mixed use commercial
space with a 2 bedroom condo upstairs in the Country Club Mall (right across
from the Hyatt) which is absolutely the best value that came on the market today
and fairly priced based on the location, floor plan, and income potential all
the way up to a spectacular Lake View home at 898 Tyner Way.
The house at 980 Cart Court is in a beautiful location next to the championship golf course. At $1,595,000 it still needs cosmetic updating in the kitchens and baths but it does have a fabulous location. There is a real fixer upper built in 1969 at 112 Rubicon Peak a short walk from Lakeshore Boulevard. At just under 3300 sq. ft. and priced at $1,725,000 this is a way overpriced property and will probably go through massive price reductions before selling. The panoramic Lakeview house at 898 Tyner way has very unique modern architecture that basically hangs off the side of the mountain. It's way up high and if you can justify almost $2.4 million for this place, then be my guest.
#174 Mountain Shadows a
remodeled four bedroom unit came on today at $599,900. They did some nice
upgrades inside but it's still a Mountain Shadows with thin walls. I can't
justify anyone paying $600,000 for something in Mountain Shadows no matter how
nice it is, especially in our current market but who knows maybe there is a
willing buyer out there.
June 2, 2006 - There were four new listings in Incline Village today, one condo that is worth getting excited about and a free-standing that is worth considering. The best property that came on the market is #9 Bitterbrush which had expired yesterday. This two-bedroom Lakeview condo has been beautifully remodeled and the asking price is $695,000. Another freestanding condo in the Mt. Rose Chalets also expired yesterday and was relisted today at $399,000. This is a little place with very weak upgrades and is clearly overpriced as it has not sold in close to one year and yet the asking price is still the same.
A nicely remodeled home
at 645 - 14th green was listed at just under $2.2 million. This house does
not have any kind of a view and it is over 4500 sq. ft. I predict it will
take quite some time to sell as there is very little demand for properties of
this size without a view that are priced over $2 million.
The fourth new listing is #36 Glenrock, a freestanding condo that backs up to
the creek, the asking price is $565,000. It looks like this property is
pretty much in original condition so to do the upgrades for the kitchen and
baths you would have to allocate some funds. The setting is very beautiful
so this one might be worth a look if you could get it a little bit below the
asking price.
