I was backpacking in Yosemite from June 16 to 23, so there are no updates for that time frame.

The action slowed down a
little bit today on the Incline Village real estate market as we only had three
new listings and one property going into escrow, but we did have five price
changes. On the new listings scene there is a very cute one-bedroom condo
at 807 Alder Ave that was listed for $379,000. A nicely remodeled
one-story, two-bedroom condo at 840 Southwood came on for $499,000. And
one of my fellow agents in the Lakeshore Realty office listed the house at 867
Jennifer St a three-bedroom with a peek of the Lake for $795,000.
My listing for the
triplex at 909 Harold Drive was the only property to go into escrow today.
As far as the price reductions are concerned they range from $15,000-$25,000 and
none of them are significant enough to warrant further comment. It was
nice to see several price reductions today but we may need to see further
reductions before any of these properties go into escrow. If you are
looking to buy real estate in Incline Village this is the season for you to
start seriously taking a close look at the inventory. The vast majority of
new properties that come on the market are listed between May and August.
So this is the primetime to keep your eye on the market and watch out for my
Super Deal Alerts.

It was another busy day as we ramp up towards the summer season in the Incline
Village real estate market. People looking to buy and sell real estate in
Incline Village will find that the pace of activity has quickened and that with
inventory levels up compared to 2005 there is a lot more in the way of quality
properties to choose from. We had a total of six new listings today
ranging in price from $619,000 for a cute fixer upper duplex on Harold Drive all
the way up to a beautiful 3900 square foot home at 915 Jennifer St for
$1,629,000. In addition to the six new listings today in Incline Village
we had 2 properties go into escrow and 2 properties close escrow along with 3
price changes. The most dramatic price change of the day was the house at
648 Martis Peak where the price was reduced from $2,389,000 down to $2,240,000.
#8 Bittterbrush came on the market at $625,000. This three bedroom condo
could be the lowest priced property with such a beautiful Lake view. #90
Royal Pines was listed at $635,000. This is a beautifully remodeled condo
and appears to be fairly priced for our current market. With four bedrooms
and over 1700 square feet this is probably the best value per square foot for
any four bedroom condo at low elevation.
A freestanding condo for $775,000 on Southwood Blvd. was listed today but my
favorite out of all of today's new listings is the mixed-use two-story property
at 120 Country Club Drive #3. I think this is one of the best commercial
spaces available in the entire Country Club Mall since it is right out front and
across the street from the Hyatt and just a few steps from the parking
lot. With the upstairs two bedroom unit bringing in rental income each
month this looks like a good long-term investment. Buyers and sellers of
real estate in Incline Village need to be on their toes this time of year with
the upsurge in activity. You never know when someone will bring you an
offer for your property or when a good deal will come on the market and be
attractive to the right buyer.

We had four new listings on the Incline Village real
estate MLS today. One multifamily investment property at 1062 Tomahawk for
$998,000, a nice three-bedroom house up on Galaxy Way for $899,000, a $4 million
property on First Green and the reemergence of 457 Lakeshore at $5.9
million. 898 Peepsight bounced on and off the market today. So even
though it will show up when you click the link below as a new listing it really
never left our MLS.
Buyers looking for real estate in Incline Village may want to keep an eye on
the price changes which are becoming an almost daily occurrence. We had
two nice decreases today; the house at 448 Second Tee dropped down to 999K and
the house at 997 Wander Way was reduced by a hundred thousand dollars to
$1,895,000. Both of these properties are now getting close to where I believe
their ultimate selling prices will occur. The property on Second Tee is
now approaching lot value and is down about $150,000 from the original asking
price back in 2005.
As expected the gorgeous freestanding condo at 883 Lake Country Drive did not
stay on the market very long with an asking price of $1,268,000. This
beautiful property went into escrow today and it's a fine example that buyers
are out there looking to purchase quality properties in this price range in
Incline Village.

It was a pretty quiet Monday compared to recent weeks on
the Incline Village MLS. We only had two new listings and both of them
were on the lower end of our market sector. The first one is a cute
remodeled condo in the Lake Haven complex. This three bedroom, 1 1/2 bath,
with one car attached garage property is on the market for $489,000. A
property that was on the market last summer, 852 Lichen Court #1, is back on
again at $479,000. This is a very tastefully remodeled three bedroom, 2
1/2 bath condo in a very pleasant setting at the end of a cul-de-sac. I
was quite surprised this property did not sell last year since it did seem like
a good value at the time.
The big news of the day is a price reduction for a gorgeous four bedroom house
at 388 Mountain Lake Court. The price was reduced from $1,950,000 all the
way down to $1,795,000. This is also a beautiful little street and the
house has little filtered peeks of the Lake. I love the architecture and
frankly I'm surprised that this place has not sold earlier. See the Weekly

There was only one new listing and two minor price changes on the Incline
Village MLS today. If you're looking to buy real estate in Incline Village
in the $2 million range, then this new listing is definitely worth a look.
The house at 946 Jupiter is a three bedroom, 3 1/2 bath, panoramic Lakeview
property set on almost three quarters of an acre. With an asking price of
$1,975,000 it can definitely be considered a high-end property.
The two price reductions
involved a condo in Ski Way Ridge and another condo up on Hogan Court. The
reductions were not significant and I believe both of these properties will have
to come down in price substantially before they will sell. Look for the weekly
real estate update on Monday, where you'll also find updated statistics for
Incline Village real estate sales, new deals going into escrow, and closed
sales.

Today's real estate market in Incline Village was dominated with four new
listings at the low end, three of which were in the Pinebrook complex along with
a fixer upper at number 36 Creekside East. I was surprised to see the
condo at Creekside East come in with an asking price of $449,000 especially
since a beautifully remodeled property in the same complex with slab granite in
the kitchen and other fine touches throughout sold for $450,000 at the height of
things last summer. There is a beautifully remodeled condo in the same
complex in escrow right now with an asking price of $515,000 so it will be
interesting to see where the two of these properties wind up
eventually.
What this shows is that there is still
confidence among both buyers and sellers and that prices are holding firm at the
lower end of our market. Myself and many of the other agents at Lakeshore
Realty agree that the strongest part of the Incline Village real estate market
market is the low end which means condos and freestanding condos up to $500,000
and houses up to $1 million. If you're looking to buy or sell real estate
in Incline Village during the summer of 2006 please keep in mind that we have 12

We had two nice price reductions today, a two-bedroom condo in McCloud was
reduced $20,000 down to $605,000 and the Lakeview house at
609 Tyner Way was reduced a hundred thousand dollars down to $1,495,000. I
think we will see prices for two bedroom McCloud's that are in original
condition settle around the $600,000 mark this summer and only the ones that
have very nice upgrades and are in more favorable locations in the complex will
be able to fetch a significantly higher price. The supply and demand
situation in the McCloud complex is the opposite of 2005 where we had a very
small supply and great demand, so one by one the properties sold off almost as
quickly as they came on the market. In 2006 the situation has reversed and
as of today we have 16 McCloud condos for sale.
The biggest news on the Incline Village
real estate scene today is that I sent out a Super Deal Alert to everyone on my
e-mail list who is looking for property in the price range of the 609 Tyner
house. The kitchen and baths could use a little bit of cosmetic work
however the floor plan features a cathedral ceiling in the great room, a nice
large kitchen that opens to the living area and even an extra apartment
underneath the house. Even the laundry room has a Lake view! The driveway
is short and level for easy access all year round. This is arguably the
best value in the Incline Village real estate market at this price point and
anyone who's looking to buy a property in the $1.5 million price range in
Incline Village or Crystal Bay would be well advised to give this house on Tyner
Way a close look.
There was one property that closed escrow today that was noteworthy. A
beautiful Lake view home at 637 Tumbleweed Circle where you can see
incredible sunsets over Lake Tahoe sold for $1,294,000. My compliments to
Sally Small of Tanager Realty for having such nice photography work done on the
MLS pictures for this property.

There was so much activity on the Incline Village MLS today that my head was
spinning from all of the price changes, status changes and new listings.
With nine new
listings, six
price reductions, and six status changes we had a total of 21 different
events for an agent to monitor. This is definitely the busiest day we've
had in the spring season of 2006.
We spanned the gamut of new listings today from a low-end condo in Pine Brook at
$285,000 for 600 sq. ft. all the way up to a luxurious remodeled property on
Country Club Drive at $3.1 million. This gorgeous 3,823 sq. ft. home is in
a private setting on over one acre of land next to a stream. The remainder
of the new listings in Incline Village today include a one-bedroom unit in All
Seasons, two condos in the Mountain Shadows complex, another two bedroom
McCloud, a tear down on Pine Cone Road, the Pink Palace at 925 Jupiter and once
again the house at 88 Shoreline Circle came back on the market. Please
