The most exciting news of the day is that I was able to take pictures of the
new listing at #36 McCloud that just came on the Incline Village MLS on Saturday
night. Even though this property is not one of my listings I think it is a
great value especially for anyone who is looking for a two bedroom McCloud condo
within walking distance to the beach. This is a very unusual floor plan in
that it is a two-story unit and each bedroom is on a separate floor. The
condo has a good size mud room and both bedrooms are larger than the standard
McCloud bedrooms. At a price of $659,000 and 1,325 sq. ft. (25% bigger
than the average two-bedroom McCloud condo), I think this is the best value in
the entire McCloud complex at the present time. Click

There were no new listings for any house, condo, freestanding condo, investment
residential property, lots and land or any other properties in Incline Village
and Crystal Bay MLS today. There was one price change of note, the
beautiful three bedroom house at 621 Tumbleweed Circle was reduced in price down
to $998,000. This is newer construction and is a very tasteful &
elegant mountain style home next to Forest Service land.
I just received a signed
listing agreement for a condo that I will put on the MLS on Monday. Please
keep an eye on this web site for further details. In the past seven days
there were a total of 8 properties that went into escrow in the Incline Village
real estate market. It will be interesting to see if the pace picks up as
people looking to buy real estate at Lake Tahoe come up to enjoy their summer
vacations. At the open house that I did today I had a steady turn out and
was pleased at the level of interest among the people that I met. There
are a lot of nice homes and condos for sale in Incline Village and there are
some good values out there for buyers with checkbook in hand.

The action for sales and new listings of property in Incline Village slowed down
dramatically today for some inexplicable reason, as we had only 1 new
listing. If you're looking to buy a house or condo in Incline Village this
is the prime time to get out and look at property as the good deals get snapped
up quickly this time of year.
The only new listing to report from the Incline Village MLS today is#36 McCloud, a very rare 2 story, 2BR, 2.5 bath, 1,352 sq. ft. condo just one block from the beach. Priced to sell at $659,000, this condo is not much more expensive than a typical 2BR McCloud, but it has 25% more square footage. I plan to preview this condo as soon as the folks vacationing in the property depart, so let me know if you would like me to shoot any pictures of this condo.
We had no price changes
today and 2 properties, #217 McCloud and 656 Village Blvd. went into
escrow. Priced at $599,000, this is the first 2BR McCloud to go into
escrow with an asking price of under $600K in about a year. With a very
large inventory in the McCloud complex, expect to see some motivated sellers
coming around. I was very busy showing property today, meeting with
clients and working on a new listing agreement. There are a lot of real
estate agents in Incline Village who are complaining that the market is slow,
but I've put into escrow just as many deals this year as the same time last
year. I take a pro-active approach to real estate sales so keep an eye out
for a couple of new listings that I have been working on that I hope to put on
the Incline Village MLS in the near future.

It was another very busy day in the Incline Village real estate market today
with six new listings and 13 price changes on our local MLS. Four of the
new listings are definitely worth a look and of the 13 price reductions, there
are two that jumped out at me as being very special.
Starting with the new listings, at $699,000 we have a furnished four bedroom condo in Forest Pines which is walking distance to the beach. This is a very popular condo complex especially in the summertime. A 2-bedroom condo in Third Creek came on the market today. This unit has a one car attached garage, 2 1/2 bathrooms, is well maintained and is just steps away from the pool, spa, clubhouse and gym.
There is a nicely remodeled three bedroom house at 945 Miners Ridge for $1,585,000. With views of the mountains and located on a quiet court, on paper this appears to be a good value. On David Way we have a lovely Lakeview home that has also been remodeled with four bedrooms and is within walking distance to the beach. This is a very rare Lakeview home at low elevation since most properties in this neighborhood are blocked from seeing the Lake by trees or other houses. With an asking price of $2,295,000 this is the most expensive of all the new listings on the Incline Village MLS today. Checking out today's
price reductions in the Incline Village real estate market, the house at 596
Rockrose dropped from $1,595,000 to $1,559,000. This is a beautiful home
built just three years ago, on a nice lot, with filtered peeks of the Lake in a
very quiet neighborhood. The most spectacular price change of the day is
for the house at 565 Sugarpine. This spectacular Lake view home of 5500
sq. ft. was reduced from $2,375,000 down to $2,195,000. This is arguably
the best value in the $2.2 million price range. It is a very large house
where you can actually live on just the entry level since the master suite,
kitchen, living and dining areas are all on the floor where you enter the
house.

Anyone looking to find a house or a condo in Incline Village today had four new
listings to choose from and four
substantial price reductions, three of which that are also worth a
look. My favorite of all the new listings on the Incline Village MLS today
is the house at 728 James Lane with an asking price of $1,300,000. This
three-bedroom house within walking distance to the beach has been nicely
remodeled and is on one of the quietest streets in town. The other new
listings include a mixed-use property at Country Club Mall, a high elevation
five bedroom home at 993 Dorcey Drive and a freestanding condo in the new
Incline Creek Estates development. Now that we are in the peak of the
mid-summer season there is a lot of activity on a daily basis in the Incline
Village real estate market.
If you're looking to buy real estate in Incline Village the price reductions today are definitely worth noting. A great four bedroom house at 564 Tyner Way has been reduced down to $869,000 and it even has a Lake view. The elegant Tudor style property at 361 Country Club Drive saw a price reduction of over $100,000 and is now only $1,950,000. This property is right on the golf course and has a level driveway for easy access all year round. #42 Village at Incline which is right across the street from the Hyatt hotel was reduced by $100,000 also. This spacious three-bedroom, three bath condo at over 2700 sq. ft. is now fairly priced at $950,000. And last but not least a house on Slott Peak dropped $75,000 but still needs to come down further in my opinion.
Working as a real estate
agent in Incline Village, this is by far the busiest time of year from early
July through the end of August. Every day I will either be working in the
office, doing open houses, showing property or negotiating contracts or new
listings from 8 a.m. until 10 p.m. sometimes even later. On most days it
will be a combination of two or more of these activities. So, you have to
be prepared to handle the business this time of year because this is the
primetime when people come to Lake Tahoe to look at property and make their
decisions.

The biggest news in the Incline Village real estate market today are the two
price reductions for desirable condos at low elevation. We did have three
new listings but before I get to those I first would like to comment on the
price reduction for a two-bedroom condo in L'Ermitage from $695,000 to
$675,000. This property has a one car attached garage, is in a gated
community and is within walking distance to the beach. Impeccably
maintained by the current owner, I think this is the best value in the
L'Ermitage complex at the present time.
The other price reduction is for a three-bedroom condo in the Woodmere development which is right on the Championship golf course. Although this unit is in original condition, the new asking price of $840,000 represents a fair value in our current market. Anyone looking to own a condo on the golf course in Incline Village, would do well to consider this particular condo.
The new properties for
sale in Incline Village today include #256 McCloud a one bedroom penthouse unit
at $469,000, another two bedroom McCloud condo for $610,000 and a house on Joyce
Lane at just under $1.6 million. The two bedroom unit in McCloud adds to
the already substantial inventory in this condo complex, but this particular
unit is in a good location with a woodsy setting and is nicely furnished at the
asking price.

After a fast and furious past seven days the Incline Village real estate market
had only at a few transactions today as people enjoyed the hot summer weather
and made preparations for the Fourth of July holiday. We had 41 new
listings in the past seven days, but only one new listing today. That
property is a remodeled house on Sugarpine at approximately $400 per square
foot. As a real estate agent in Incline Village it is interesting to
observe the daily changes in the market and especially the variations in the
number of new listings and properties going into escrow on a daily and weekly
basis.
The only other major
activity to report is that my listing at 741 Tyner Way went into escrow
today. This beautiful panoramic Lakeview home did not last long once the
MLS tour happened and my print advertising appealed to the summertime
crowds. Once again this proves that if you market properties aggressively
and promote them during the peak time of year, you have a better chance of
selling them than in the off-season no matter what the price range. This
house is on the market for almost $2 million and yet it got a more positive
response from more people in a shorter period of time than some of my listings
that were a fraction of the price. The headline in the Bonanza real estate
section ad that read, "A View So Big It Won't Fit in One Picture"
helped draw attention to the uniqueness of this property.

Even though there were dozens of open houses in Incline Village today, there
were not that many people looking to buy real estate as most people took
advantage of the hot summer whether to go to the beach and just enjoy the beauty
of Lake Tahoe. As a result there were only two new listings today but both
are worth a look for anybody interested in a property under $500,000. The
cute remodeled cabin at 700 College Drive which which has been on the market
since January had the price decreased by $24,000 and was re-listed at
$455,000. This is pretty close to fair market value for this quality of
property in a woodsy setting.
Another new listing on the Incline Village MLS is a condo in Creekside East that is actually right on the creek. This nicely refurbished property is within walking distance to the beach and with three bedrooms and two bathrooms is also fairly priced at $479,000. We had one noteworthy price reduction today, #8 L'Ermitage had the price dropped from $699,900 down to $675,000. This three bedroom, 2 1/2 bath condo without a garage is now the least expensive unit on the market in this particular development. I believe it is also the least expensive property in a gated community within walking distance to the beach that has three or more bedrooms.
The only other
significant activity today was the duplex at 910 Harold Drive which went into
escrow. With an asking price of $535,000 I had brought written about this
property and put photographs on this web site in the recent past. It is a
very good value at low elevation and a property that has great upside
potential.
Yesterday, the seller of #18 Country Club Villas (The Super Deal Alert from
Thursday) got an acceptable offer, so that property is now going into escrow as
soon as the title company opens on Monday. Whenever I send out a Super
Deal Alert you can generally count on the property being a tremendous value in
our market and you will need to act quickly if one of these properties should
interest you.

The return of hot weather to Lake Tahoe brought one very hot deal if you're
looking to buy real estate in Incline Village. A freestanding condo at 832
Northwood Blvd. came on the market at only $869,000 today. I expect this
property to go into escrow fairly quickly as this three bedroom, 2 1/2 bath,
with two car attached garage property is in a very desirable location and has a
great floor plan plus a woodsy setting. I can't put it in the category of
the Super Deal Alert but it is a very good value and might even be priced a tad
under market.
There were a total of six new listings today on the Incline Village MLS, three of them were repeats of listings that had expired. In addition to the repeat listings, there is a fixer upper / tear down at 825 O'Neill Way and the new listing in L'Ermitage for a three bedroom 2 1/2 bath condo in original condition for $678,000. I think the property in L'Ermitage as the second-best offering of the day but since it does not have a garage there may be a little bit of room in that asking price.
Incline Village really
filled up in the past 48 hours with summer visitors. It will be
interesting to see if the demand for real estate ramps up now that the
summertime tourists are here. There are a lot of very good properties on
the market that are fairly priced at this point in time. My personal
favorites at this moment for a good buy in Incline Village are a little cabin in
Incline Crest for $399,900, the freestanding condo mentioned above on Northwood,
my listing in Incline Manor which at $399,900 is still the cheapest three
bedroom property in town with covered parking, and the sleeper property is the
remodeled house at 718 Golfer's Pass which at $1,045,000 is probably the best
value in that price category today. Whether you are looking to buy or sell
real estate in Incline Village, this is the peak summer season when you have the
greatest opportunity to make a deal no matter which side of the transaction you
are on.
