The inventory of property for sale in Incline Village held relatively steady
today as we had one new listing and two properties going into escrow. A
rather nondescript condo in White Pines came on the market today for
$569,000. With four bedrooms and a little bit over 1700 sq. ft. it does
need quite a bit of updating, however it is furnished. I think in this
price range and for similar square footage there are many better choices.
For example, over in Glenrock you have several properties in a wonderful setting
in the woods overlooking the creek. I think the condos for sale in
Glenrock are overlooked and undervalued and represent some of the best buys in
town at the present time.
The big news of the day is the six price reductions, three of which are very significant. It's hard to say which of these beautiful properties is now the best value in their price range. The gorgeous house at 777 Joyce Lane was just reduced from $3,495,000 down to $2,995,000. Within walking distance to the beach and on one of the most quiet streets at low elevation, this is a great value for a four-bedroom home. Moving up in price, the spectacular new construction at 551 Silver Tip is now down to $3,995,000. That is $1 million less than the original asking price for this elegant five-bedroom Lakeview property. Arguably one of the finest new pieces of construction in Incline Village, this is a definite best buy in the $4 million price range. The other great value today in the Incline Village real estate market is 559 Silver Tip at $1,296,000. This is $99,000 less than yesterday and represents a fabulous value in the $1.3 million price range. Great architecture, wonderful lot, filtered Lake view, and a real Tahoe mountain feel.
If you are trying to find a good property in Incline Village, there are some excellent buys in all price ranges now that some major reductions have taken place for a few particularly good properties. I expect the better quality properties that had the most substantial price reductions (and you have read about many of them in this blog), will sell quickly, so anyone who thinks they can wait until autumn for some of these gems that recently had their prices reduced will be disappointed when they find they are no longer around.
There are still a
significant number of properties in Incline Village that are substantially
overpriced and in time, if the seller's wish to bring them in line with current
market conditions we may see a few more good values. However, there are a
large percentage of affluent property owners in our community and most of them
do not need to sell their properties unless they can get something close to
their asking price, unless that prices out there in dreamland. It will be
interesting to see if we continue to have significant price reductions or if
things began to settle down over the next few weeks. Don't expect anyone
to give their property away at a bargain basement price, that rarely happens in
Incline Village or Crystal Bay as most property owners are savvy real estate
investors.

There was a lot of action on the Incline Village real estate market today
with three new listings, six
price reductions (four of which were major), and three properties going into
escrow. Let's get started with the new listings. We have another new
listing in the White Pines condo development and it's hard for me to get excited
or make any comments on this property since there are no pictures of the
interior. At $635,000 it's right in there with the rest of the properties
in this condo complex which is just below Highway 28 near the center of Incline
Village. A repeat from last year is #10 L'Ermitage which is a two bedroom,
2.5 bath condo located at 875 Southwood Blvd. This property came back on
at a new lower price of $680,000. It was originally the developer's unit
and has some nice little touches that other properties in the same complex do
not have. There are now a lot of good values in this particular condo
complex and I urge anyone who is looking for a quality property at low elevation
in Incline Village to take a look at the condos in L'Ermitage.
The third new listing is a house up at 824 Jennifer St with an asking price of $799,500. This three-bedroom home has a good Lakeview but it looks like it's close to the Mt. Rose Highway so I will have to go up there and take a look and see if there's any road noise with this property. If the road noise issue is minimal then this is a good value for a Lakeview home.
If you are looking to buy
a condo or house in Incline Village the substantial price
reductions today might interest you. 880 Golfers Pass Road #2 is now
at $548,000, down from $588,000. I think this property still has a ways to
go before it will sell due to the upside down floor plan. #9 Bitterbrush
was reduced from $695,000 down to $649,000 and this is one of the nicest
Lakeview condos in the Bitterbrush complex. Since it is in the lower part
of the complex near the entrance is relatively easy to get in and out during the
wintertime. Anyone considering purchasing a three-bedroom Lakeview condo
should take a close look at this property since it represents a great value for
a Lake view condo in Incline Village. A condo in the Fairway Pines complex
was reduced from $859,000-$799,000 but I think this also has a little ways to go
before it hits the right price point. The fourth notable price reduction
of the day is for the house at 407 Valerie Court. The $100,000 price drop
down to $799,000 makes this three-bedroom Lakeview home in Incline Village
something to take a look at if you want a quiet and private location.

There was just one new listing today on the Incline Village MLS so anyone
looking to buy property up here did not have much new to add to the
selection. The property that came on the market today is a condo in the
Woodminster development which is very close to the Championship Golf Course.
This is a one bedroom, two bath condo that is over 1600 sq. ft. in a woodsy
setting with some mountain views. Unfortunately there were no interior
pictures on the MLS so I can't give you any more of a description at the present
time.
For the bargain hunters who are looking for property in Incline Village we did have one nice price reduction today for a remodeled condo in Creekside East. The price was dropped from $549,000 down to $525,000. This condo three bedroom, 2.5 bath condo overlooks the creek and has been tastefully remodeled. It is located on Southwood Blvd. about a 10 minute walk from the beach.
Only one property went
into escrow today but it is one of my favorites. The condo at 595 Lariat
Circle which has nice Lake views and beautiful architecture got an accepted
offer. At $875,000 this is a good value for a Lakeview condo in Incline
Village especially with so much square footage and a great floor plan for
entertaining. There was no action today for new listings of homes or
freestanding condos in Incline Village or Crystal Bay.

Surprisingly, it was pretty slow for a Saturday in the summertime when it
came to real estate in Incline Village. There were no new listings and
only two price reductions. The big news of the day is that the most
expensive condo for sale on the Incline Village MLS went into escrow with an
asking price of $6,250,000. This condo in Stillwater Cove is one of the
most beautiful properties for sale in the Incline Village/Crystal Bay
area.
We had two significant price reductions today that are both worth a look.
The house at 969 Dana Drive was reduced to $739,000. This makes it the
lowest price house in the 2400 sq. ft. range. I think the price reduction
for the house at 945 Miners Ridge is equally noteworthy. At just over 3000
sq. ft. this remodeled house on a large lot is next to a stream and has
beautiful mountain views. At $1,549,000 it is definitely worth a look if
you are trying to find a property in Incline Village in this price range.
In the past seven days we
had a total of 13 properties go into escrow with the lowest priced one being
$599,000. It makes me wonder where the people are who would normally be
looking to buy real estate in Incline Village at the lower end of the
market. In the summertime this is usually a part of our real estate market
that is very active so to see no activity for an entire week at the lower end of
the price range is quite out of the ordinary. The number of homes and
condos for sale in Incline Village continues to remain higher than last year but
has yet to approach some of the historical highs seen in the past when over 600
properties were on the market at one time. There is a lot of good
inventory to choose from and buyers in all price ranges who are looking to find
real estate in Incline Village have some excellent homes and condos from which
to select.

The action picked up considerably for realtors and agents in Incline Village
today with seven price reductions and four new listings to keep track of.
Anyone looking at condos or houses for sale in Incline Village certainly had
something to peak their interest with the new listings and price reductions
today that appeared on the MLS. Even though there were seven price
reductions, on six of the properties I think they still have a ways to go.
So I will limit my editorial comment to what I consider to be the most important
and dramatic price reduction for any property in Incline Village.
I am pleased to announce that I had the biggest price reduction of the day for my luxury condo listing at #31 Third Creek. After discussions with the agents who had shown the property and consultation with the owner we decided to reduce the asking price to $1,150,000. This three-story, two bedroom, 2.5 bath condo has the privacy and luxury for the most demanding individual. Located in what is arguably the most desirable condominium complex in Incline Village, you are a short walk to the swimming pool, spa, gym and clubhouse. Even if you are not in the market for a condo in this price range it is still worth a look just to see the beautifully remodeled kitchen and spectacular stone work around the fireplaces, along with the private setting overlooking Third Creek itself. I will be having an open house there just as soon as the painting is completed and the new light fixtures are installed. So keep an eye on this web site for the open house notice for this luxurious condo in Incline Village.
There were four new listings in Incline Village today and all of them are very different and located in different parts of town. There were two condos and two single-family homes on the Incline Village MLS for agents and buyers to ponder. It's hard for me to get excited about either of the condos that were listed today which include a two-bedroom place on Southwood for $429,000 and #82 at the Tahoe Racquet Club for $499,000. If the unit at the Racquet Club was an end unit not an inside unit I would probably have a higher level of interest since it is the lowest priced condo currently on the market in that complex. There are a lot of condos for sale in Incline Village at the present time but with our large inventory there are not too many bargains out there. I actually think some of the best values are in the higher price ranges for example the property at 599 Lariat Circle is a great value at $1,295,000 with a fabulous Lake view and a super high end remodeling.
In continuing with our
look at the new listings in Incline Village today, the house at 531 Jensen
Circle was bought by one of the local agents two years ago for about $200,000
less than the current asking price. It was built in 1964 and has had some
remodeling. The last new listing to consider today on the Incline Village
MLS is a house at high elevation at 947 Dorcey Drive. This three bedroom
home is also owned by a real estate agent and it seems a bit expensive to me
with an asking price of $989,000 and only 2160 sq. ft. I actually like the
house at 1023 Dorcey Drive much better, it's $40,000 less and about 600 sq.
ft. larger plus it is very well maintained and has a great floor plan. If

The steady pace of new listings in Incline Village continues. Anyone
looking to buy property up here has three new selections to choose from and all
of them appear to be good values. The first new listing today is a free
standing condo that is not part of any association and is next to Forest Service
land at 1064 Tomahawk trail. With an asking price of $719,000 this is a
good value for someone looking to get their foot in the door up here especially
since it has a two car garage and those are getting harder to find in this price
range in Incline Village.
A condo at #13 North Shore Estates which is within walking distance to the beach and has a filtered peek of the Lake was listed today. If you are looking to buy a condo in Incline Village that is only a block from the beach, has three bedrooms and two baths with a total of over 2000 sq. ft. this may just be the ticket for you. This condo does not have a garage but you could not expect one at the asking price of only $790,000 and being this close to the beach in Incline Village. The other property that was listed today is a good value in a higher elevation home with mountain views at 932 Dorcey Drive. This property has a very beautiful kitchen and a nice quiet private setting. At $869,000 it also looks like a good buy for anyone looking for a home in Incline Village.
We had two price
reductions today and both of them are noteworthy. First up, the condo at
333 Ski Way #286 was reduced in price from $629,000 down to $597,500. I
still think the asking price is too high but at least it's a move in the right
direction. A very well maintained 2700 sq. ft. home at 1023 Dorcey Drive
was reduced from $995,000 to $949,000. Situated on a relatively level lot
that gets great sunshine all year round this is definitely worth a look for
anybody considering this neighborhood. The house has an open floor plan
and the bedrooms are all a good size.

There was a lot more action among the price changes today than the new
listings or anything else when looking at the Incline Village real estate
market. There was only one new property for sale in Incline Village and it
actually is a beautiful home that was built two years ago. The asking
price for this absolutely spectacular six bedroom house built with the finest
materials one can imagine is $7,750,000. And no, this property is not on
the Lake, it is actually next to the Mountain Golf Course at 951 Divot
Drive. It's very close to Country Club Drive, so the next time you find
yourself in your car on Country Club Drive near the Mt. Rose highway turn onto
Divot Drive and feast your eyes on this spectacular piece of construction.
There were a total of six price reductions today and the most significant of all the price changes today was for a house at 864 Lakeshore Blvd. Originally built in 1968 and remodeled extensively in 1997, this property was reduced by a hundred thousand dollars. The new asking price is $2,650,000. You can find some good values on Lakeshore Drive if you are looking for property in Incline Village. Granted, you will generally be in the $2,000,000-$3,000,000 price range or if you wish to be on the lakefront $5 million and up. However there are some very nice properties along Lakeshore and if you need a good real estate agent to show them to you I would be happy to do so.
There was one other price
change that is definitely worthy of note. A spectacularly remodeled condo
at #21 Village Highlands which is just a short walk to the beach was reduced
$50,000 today. At $1,699,000 this is arguably the finest luxury condo in
its price range within just one block of Incline beach. With three master
suites, a spacious kitchen, living and dining area with very high open beam
ceilings and a real Tahoe mountain feel, this property is definitely worth a
look.

I am very pleased to announce that of the two listings that we had in the
Incline Village real estate market today one of them was mine. I listed a
well-maintained, one bedroom, two bath condo at #259 Ski Way Ridge. I believe
this is the least expensive condo with covered parking of any kind in all of
Incline Village at only $382,500. The building has underground parking, an
elevator, very nice landscaping with beautiful autumn colors and there is even a
little view of the mountains from the deck. The wood burning fireplace has
an insert that helps to warm up the living, kitchen and dining areas quite
nicely. And the sleeping alcove with movable floor to ceiling partition
creates effectively a second bedroom and privacy for your guests. Located
less than half a mile from the Diamond Peak Ski area this property is priced
comparable to the most recent sale in the complex.
The other listing is a repeat from last year it is a fixer upper at 985 Fourth Green. Located in a beautiful setting by the Championship Golf Course this is definitely a project for whoever wants to take it on.
We also had four price
changes today, and two of them are quite significant. #312 Burgundy Hill
was reduced from $630,000-$593,000. This is an end unit with two bedrooms,
two bathrooms and a spacious living area. The house at 771 Golfer's Pass
Road which has been a favorite of mine for quite some time saw a massive price
reduction today of $76,000. The new price is $999,900 and considering this
property has a beautifully remodeled kitchen, great architecture, and is located
right on the Mountain Golf Course it is arguably the best value on the market in
the $1 million price range. As a realtor in Incline Village it's my job to
scour the market for the great values so that anyone who is looking to buy real
estate here can count on me to always find the best deals. I shot several

We had four new properties for sale in Incline Village today. The
listings spanned a very wide range from a budget unit in the Tahoe Sierra Pines
complex all the way up to a beautifully remodeled lakefront home over in Crystal
Bay. The exquisitely remodeled house in Crystal Bay is right on the Lake
and has its own pier and buoy. This house has soaring ceilings in the living
area, panoramic Lake views and at $4,900,000 is arguably the best value in a
lakefront property on the Nevada side of North Lake Tahoe. The condo in Tahoe
Sierra Pines is a four bedroom, four bath unit and it's a little bit over 1400
square feet. At $529,000 it is likely the least expensive four bedroom
unit in walking distance to the beach.
Getting honorable mention today are the houses at 832 Donna Drive and 388 Mountain Lake Court. The house on Donna Drive is an elegantly remodeled property in a very woodsy setting on almost half an acre. The asking price for this gem is $1,249,000. The property on Mountain lake Court was on the market for most of last year and is back on at the same price that we saw earlier this year which is $1,795,000. The current price is almost $500,000 below the original asking price in early 2005. If this house had a better Lakeview instead of just filtered peeks of the Lake I think it would have sold already since it is such a beautiful home in a very pretty setting. It also has a huge amount of square footage that has not been finished out that would make a great workshop, home gym, or even a home theater.
We had two price reductions today with the one at #31 Glenrock being the more significant. The price for this freestanding condo which has been partially refurbished was reduced from $550,000 down to $520,000. Located right on the creek this is a great opportunity for someone who would like to be in the Glenrock complex and do little bit of updating. Now that #25 High Sierra has been reduced under $500,000 I anticipate that property will pick up some action. It is one of the few properties at low elevation that actually has a garage for under half a million.
It is clear that people
looking to buy property in Incline Village had their checkbooks out today since
we had three deals go into escrow. The house at 321 Winding Way which I
think is a great remodel opportunity finally went into escrow. It will be
interesting to see what the final closing price is on that one. This
summer season with lots of inventory is a great time to find a house or condo in
Incline Village and make it your vacation home or even primary residence since
we have such a beautiful community all year 'round. If you need help with
