The summer activity continues at a very fast pace with five new listings and
nine price changes
today on the Incline Village MLS. Among the price changes I think the two
most noteworthy reductions were for condos one in McCloud and one in L'Ermitage.
Once again we saw a condo within walking distance to Incline Beach reduced under
the $600,000 price point as #175 McCloud came in at $595,000. The condo in
L'Ermitage which is a three-bedroom, 2.5 bath unit with a one car garage is down
to $695,000 and is a great value in a three-bedroom unit for this low elevation
gated community.
The other big price
changes for today are 648 Fourteenth Green which dropped almost $150,000 down to
$2,150,000. The Lake view home at 593 Tyner way dropped $50,000 and the
new asking price for one of the more unique pieces of architecture in Incline
Village is now $1,100,000. I think both of these properties still have a
ways to go before hitting their target price points.
The only new listing that really catches my eye today in all of Incline Village
and Crystal Bay is the condo at 688 Wilson Way. This is an end unit with a
peek of the Lake, four bedrooms, 3.5 bathrooms and is over 1700 sq. ft. It
also has a one car attached garage and at $675,000 is a very good value in the
current Incline Village real estate market. I can't get excited about any
of the other new listings today but if you click on the link below you can see
the details for all of them. With all of the recent price reductions
anyone who is trying to find property in Incline Village has some great values
to choose from. We only had one property go into escrow today so our new
listing to in-escrow ratio is still lagging behind the summertime norm.

There were two new listings to go along with six
price changes on the Incline Village MLS today. The most notable of
the price changes is for the condo at 908 Harold Drive #26 in the Fairway Pines
development. This is a beautifully remodeled two bedroom condo that is
about 1400 sq. ft. with a garage, located near the Championship Golf Course and
a creek. A lovely setting and a great quality property for the $700,000
price range. The other price reduction that catches my eye is number 76
Bitterbrush which was reduced from $628,888-$598,000. This two-bedroom
condo with a bit of Lake view is pretty close to the target price I had
originally set when it first came on the market.
Taking a look at the new
listings on the Incline Village MLS today our choices are a cute condo that has
been remodeled at Southwood Pines and a nice home built in 1994 at 868 Jennifer
St. The condo is a three-bedroom, 2.5 bath unit located within walking
distance to the beach, shops, restaurants and post office. From the
pictures on the Incline Village MLS it looks like it is a moderate quality
remodel which is perfectly suitable for this particular complex. The house
at 868 Jennifer St is something that I will preview on Saturday since I am very
intrigued by the location which is next to Forest Service land, plus it has
mountain views and a split level design. This four bedroom, two bath house
in Incline Village with 2111 sq. ft. is priced at $935,000. I am hoping
that it is set back from the Mt. Rose Highway far enough that you will not hear
any road noise. If the location is as good as I am hoping it is, than this
property is definitely worth considering for anyone who is looking at homes in
Incline Village.

With three new listings on the Incline Village MLS and seven
price reductions today, along with one property going into escrow and two
closing escrow there was plenty to keep track of for a real estate agent up
here. I think the best news of the day is the price reduction at #64
McCloud a one bedroom penthouse unit where the price was dropped to
$449,000. In looking at the new listings today there are two very
interesting properties that came on the market that are worth consideration and
the third one that is a repeat from last year.
At 120 Country Club Drive #22 we have a mixed-use, commercial / residential unit in the Country Club Mall. This property is priced at $575,000 which is pretty close to fair market value, so, this end unit is certainly worth a look as an investment property. #4 Alpine Terrace came back on the market at $445,000. I will have to see if they have done anymore remodeling in this unit to see if the price is justifiable. It is in a great location not far from Country Club Drive and close to the Diamond Peak Ski Area.
The other new listing
today in Incline Village today is a 4661 sq.ft. house on Fairview
Boulevard. I like the potential of this property that has three bedrooms,
4.5 bathrooms, a Lakeview and was built in 1981. It has a real mountain
feel with open beam ceilings and nice stonework on the fireplaces. With a
price tag of $2,600,000 and located on the Eastern Slope it is worth a further
look for anyone trying to find a property in Incline Village.
