It was a rather unusual day in July for the Incline Village real estate
market. We had five
price reductions, one property going into escrow and no new listings.
Taking a look at the price reductions the house at 850 S. Dyer Circle dropped
$100,000 down to $998,000. This is a remodeled home in a woodsy setting on
.38 of an acre. The condo at 1304 Uri Court is now much closer to the
original target price I set with the asking price having been reduced under
$550,000. This end unit with great mountain views located in Upper
Tyrolian Village would make a great starter home for a full-time resident or a
nice vacation retreat for anyone who is looking for a reasonably priced property
in Incline Village.
The biggest price reduction of the day is for #9 Crystal Bay Cove which is a
lakefront condo. This property was reduced almost $200,000 and the asking
price is now $1,999,000. With four bedrooms, four baths and a two-car
attached garage plus a fabulous panoramic Lakeview this property is worth a look
for anyone who wants a piece of lakefront real estate in Incline Village or
Crystal Bay. The house at 1078 Sawmill dropped from $979,000 down to
$949,000 which is getting pretty close to lot value. This house in the mill
creek subdivision is in livable condition while you put together plans to do new
construction on the site. It is good to see these price reductions
happening across all categories of Incline Village real estate as there were too
many overpriced properties on the market and now buyers have some excellent
choices from which to select.

With three new listings and five
price reductions on the Incline Village MLS today, anyone trying to find
real estate here had some interesting properties from which to choose.
There is one condo, a house in the Mill Creek subdivision and a lakefront
property for your viewing enjoyment. The condo is in the All seasons
Complex which is centrally located within walking distance to shops, restaurants
and the post office. This nicely refurbished one-bedroom property is also
tastefully furnished and approximately 700 sq. ft. The asking price is
$390,000.
The home at 1057 Sawmill was on the market just two years ago and sold for about $200,000 less than the current asking price. This is a beautiful home at low elevation in a wonderful quiet neighborhood. For my money I would rather have a Lake view property in Incline Village at about the same price, so we'll see how quickly this one sells. The lakefront house at 510 Gonowabie is currently undergoing a remodel that will be finished later this year. Extensive use of granite and other fine materials are being used during the remodel. This property features a pier, boat hoist, and two buoys giving you wonderful access to Lake Tahoe right out your back door. At $4,950,000 this is it about as cheap as you will find any lakefront property and since it has a nice chunk of land and is undergoing a high-end remodel is definitely worth a look for anyone considering buying a property on the Lake in Incline Village or Crystal Bay.
Looking at the price
reductions today two jump out at me as now being veritable bargains. The
house at 865 Tyner Way is a 3300 square-foot property with a Lake view and four
bedrooms. You just don't find Lake views with this much square footage in
decent shape in this price range anymore and the new asking price for this
property is $1,115,000. The other good value is the fixer upper at 376
Country Club Drive which dropped down to $975,000. This is a five bedroom,
four bath, two car garage, Lodge style home close to the Championship golf
course with tremendous upside potential and a wonderful woodsy setting.
Anyone with a little vision and some extra cash could turn this into a beautiful
property in one of the nicest neighborhoods in Incline Village.

With only one new listing (and that was actually a repeat from 2005), and
just one price change today on the Incline Village real estate scene it seems
like everyone was out at the beach enjoying the beautiful weather while our
market took a pause. I was quite busy the last three days doing open house
at my new listing at 31 Third Creek. It was nice to see lots of people
walking around what is probably the most beautiful condo complex in Incline
Village and enjoying the gorgeous summer weather out by the swimming pool.
The new listing on the
Incline Village MLS today is 538 Dale Drive. This four bedroom, three bath
home with a two car attached garage has a little bit of a Lake view. At
$1,299,000 is not a bad price but the steep driveway might deter a few
people. I think the price reduction for the house at 445 First Green Drive
is the most significant news of the day. The price dropped from $1,950,000
all the way down to $1,799,500. This four bedroom, 4.5 bath home in a
beautiful woodsy setting is almost 5000 sq. ft. and is located on the
prestigious Eastern slope.

We had two new listings and three price reductions on the Incline Village
real estate MLS today. If you are looking to buy a condo or freestanding condo in
Incline Village there are definitely two properties you should take a look at
based on this new information. Starting with the price reductions, the
house at 305 Laura Court was reduced down to $659,000, which is very close to
the original target price I had set for this property of $640,000. This is
a good value in the upper Tyner neighborhood for a single-family
residence. The other notable price reduction is for a freestanding condo
in Glenrock which is one of the nicer condo developments near a creek. The
price on this property was dropped all the way down to $518,000 and even though
it needs some updating it is a good value for a freestanding condo in Incline
Village.
Looking at the new
listings in Incline Village today we have a condo in the All Seasons complex
with an asking price of $405,000. This two bedroom, two bath unit is in a
woodsy setting and the complex itself is located near the center of town.
No garage, and from the pictures it's hard to tell if they have done much
updating inside but the price seems pretty reasonable. If you're looking
for a low elevation home in Incline Village, the house on Jensen Circle may be
worth a look. This three bedroom, 2.5 bath home, with a two-car garage and
split-level design is priced at $825,000.
