The Incline Village MLS features two new real estate listings today along with two price reductions.  The first new listing is a cute two bedroom, two bath condo in the All Seasons Resort with an asking price of $420,000.  This refurbished end unit is centrally located and within walking distance of the Incline Village post office, shops and restaurants.  A beautiful Lakeview home at 925 Jupiter with an asking price of $3,299,000 is the other new listing in Incline Village today.  This five bedroom, five bath house with spectacular use of wood and stone is worth a look even if you're not looking for something in this price range so you can just marvel at the beautiful architecture and construction.

The only price change that excites me today is for the cute three bedroom, 1.5 bath condo at 360 Alder Court.  The price was reduced $20,000 down to $449,000 making this one of the better values at low elevation for a condo with an attached garage.  The price reduction at Mountain Shadows was nice to see but this condo in my mind is still far out of line with current market conditions.

The Incline Village real estate market has been a bit of a roller coaster the past couple of weeks some days having lots of activity and other days like today where things have slowed down a bit.  We had only one price reduction of $10,000 for a condo in the High Sierra complex and three new listings today one of which is new construction that has actually been on the Incline Village MLS before.  All of the new listings are worth a look in their respective price ranges and the properties in All Seasons and Village at Incline are downright affordable by Incline Village condo standards.

At $408,000, #11 All Seasons is a two bedroom, two bath condo with just over 1000 sq. ft.  Nicely remodeled inside and within walking distance to shops, restaurants, and the post office this appears to be a good value.  The condo at #44 Village at Incline with an asking price of $649,000, is priced right at fair market value for this two bedroom, 2.5 bathroom condo located across the street from the Hyatt hotel and behind the Country Club Mall.  I think for a condo within walking distance to the beach and located on the inside of the complex away from the parking lot this is one of the better low elevation values for a condo in Incline Village.  The house at 809 Randall is a beautiful piece of new construction surrounded by Forest Service land.  If you are looking for a home in the $2 million price range and don't care about having a Lake view this property is something to consider.

The Incline Village real estate market was not as frenetic as yesterday with only one new listing and three price changes today, so as a real estate agent I was able to concentrate more on showing property and working with some of my new buyer clients.  The one new listing today on the Incline Village MLS is a three bedroom, two bath Lakeview home with a two car attached garage at 983 Jennifer St.  With an asking price of $825,000 and just over 2000 sq. ft. it looks like it could be a good value but I won't know until I can get pictures of the Interior.

If you've been keeping an eye on the price changes for Incline Village real estate which have occurred on an almost daily basis the past two months you'll know that some days we've had great price reductions and on other days nothing really much to write home about.  Today it is the latter.  We had a two bedroom McCloud with the price dropped down to $665,000 which is hardly a bargain in today's market when there are several quality properties in the same complex where the asking price is far less and they are in very good locations.  The price reduction in Creekside East was minuscule for a market such as Incline Village and the house in Lower Tyrolian Village, although a quality property is still out of line at well over $800,000. 

The savvy buyer's looking for real estate in Incline Village will generally not overpay and with so much inventory on the market they have many good choices at this point in time.  When I look at the homes and condos for sale in Incline Village the real estate market here has a lot of variety to offer and in contrast to just a few months ago there are a number of excellent values and reasonably priced properties from which to choose.

There was a lot of action on the Incline Village real estate market today with four new listings, five price changes and three properties going into escrow.  Taking a look at the new listings on the MLS first, priced at $925,000 we have a free standing condo at the Golf Course Villas within walking distance to the Incline Village Championship links. I think this property is priced fairly close to where it will actually sell and is definitely worth a look for anyone considering buying a freestanding condo in Incline Village.

Over in Mountain Shadows we have a three bedroom, 2.5 bath nicely furnished condo. I think the seller is pretty motivated and the property is in a great location in the complex with easy access and not too far from the pool.  At the Fairway Pines complex unit #2 came back on the market with a new listing agent and a new price reduced to $770,000. With four bedrooms, three full baths, a two car attached garage and facing the golf course it's a reasonable price if you don't mind nondescript architecture and all right angles.  Topping off the listings today in Incline Village is a Panoramic Lakeview, two bedroom, 2.5 bath condo in the elegant Stillwater Cove development.  Priced just under $2 million and with homeowner's dues of a thousand dollars a month this is not your average vacation getaway but is meant for someone who demands the finer things in life. 

The price changes show that sellers of Incline Village real estate understand that the market has reached a plateau and that they cannot just add a significant markup over last year's price and hope that someone will pay it.  There are three properties with significant price reductions today that are worth taking a look at.  The newly remodeled house at 1372 Tirol Drive was reduced $55,000 today down to $1,395,000.  The Lake view home at 430 Tuscarora dropped a hundred thousand dollars to $2,295,000.  And the biggest price reduction of all in the Incline Village real estate scene was for new construction on Lakeshore where the price was reduced over half a million down to $5,950,000.

The Incline Village Real Estate update brings us two new listings and three price changes today.  If you're looking for a Lake view property in Incline Village the house at 455 Jill Court has one of the more spectacular Lake views of any property for sale in our community.  This four bedroom, 3.5 bath, with two car attached garage house has a great floor plan and is located on a very quiet cul-de-sac.  I think the asking price is about $200,000 too high but you can always write an offer and try to get the seller to negotiate, (that's one of the great things about buying and selling real estate).  The kitchen and baths all need updating and the BMPs have not been completed although the seller did a wonderful job of terracing and landscaping the property.  I highly urge you to take a look at this property if you are considering a Lake view piece of real estate in Incline Village in the $1.5 to $2 million price range and try to bargain with the owners and convince them as to what the fair market value of their property is.   

The other new listing today on the Incline Village MLS is a three bedroom, 2.5 bath condo in Mountain Shadows that has been refurbished with an asking price of $539,000.  Since there are no interior photos of this property it is hard to comment as to whether or not this price can be justified.  All I can say is it would have to be a high-end remodel from top to bottom for it to bring anything close to the asking price which is around $450 a square foot.  This is an inside unit without a garage or carport, so I don't know where they came up with the asking price.  You can find some great values at the present time among the Incline Village real estate listings in the $400,000 to $600,000 price range and you can also find some overpriced properties and I think this one may fall into the latter category.

The only price change that excites me today is the one for the 4 bedroom, 3 bath condo in the Sky Lake complex about one block from the beach.  This is one of the better values for a low elevation condo in Incline Village now that the asking price that has been reduced by $10,000 to $852,500.  The most recent sale in the same complex for a similar property was very close to the current asking price for this particular unit.  So if you're looking for real estate in Incline Village within walking distance to the beach you have a couple of great choices between #14 Sky Lake and #36 McCloud which was recently listed on the Incline Village MLS for $659,000, the best price per square foot in McCloud.

Checking out the Incline Village real estate market today we had three new listings and three price changes.  None of the price reductions get me very excited today but when it comes to the new listings I think there are two that are definitely worth a look.  Taking a look at the new listings in Incline Village today, most of us can skip the commercial building in Country Club Mall unless of course you're interested in buying a saloon.  If that's the case, than stroll on over to the Paddlewheel Bar, which is the property on the market, and have yourself a drink while you contemplate whether or not you would like to make this purchase of real estate in Incline Village your next investment.

If you would prefer a house or condo in Incline Village, then we have two great new offerings to choose from.  A beautifully remodeled cabin in the Mt. Rose chalets came on the market today at $498,500.  Set back in the woods away from the parking lot and the hustle and bustle of everyday life, this could be the most beautifully remodeled little cabin in Incline Village since the one I listed and sold in June.  The other property that is worth a look is a freestanding condo at 787 Freel's Peak.  This 2700 sq. ft. condo has three bedrooms, 2.5 bathrooms, a two car attached garage, great floor plan and wonderful architecture.  Of any piece of real estate in Incline Village in the million dollar price range this is absolutely the best value.  Located in the Lake view subdivision you can walk a short distance to the Village Center were you'll find shops, restaurants, and the post office or go two blocks in the other direction and you're down on Lakeshore Drive near the beach.  Priced at $1,150,000 this compares very favorably with the freestanding condo in Country Club villas that sold in only 24 hours when it was listed on the Incline Village MLS just a couple of weeks ago.

Anyone who is looking for real estate in Incline Village in the half-million dollar to $1 million price range will find that there are some excellent selections within our current inventory.  There are a number of reasonably priced properties that I expect will sell near their current asking prices and without need for any further price reductions.  There are also a significant number of properties for sale in Incline Village that are a bit overpriced but the main thing to remember is that an asking price is nothing more than an invitation to negotiate.  If you see a property that you like then just offer what you think is a fair price and try to bargain hard.  You can always walk away from the negotiating table, but you may miss out on a fantastic deal if you never make an offer in the first place.  Over the long term, Incline Village real estate is a very solid investment.
