Incline Village Homes for Sale - MLS Data Analysis as of:

There are 353 properties on the market at the present time.  We have 177 homes for sale in Incline Village at the present time, 140 condos for sale, and 36 freestanding condos currently on the market.  

The inventory of homes for sale in Incline Village is up by about 10% when compared to one year ago which is a huge change in the past 90 days.  Back in August we had an inventory level that was 30% above 2005 leading to some excess in supply.  The median price of deals closing escrow has been holding firm but the sales volume is down approximately 50% in units sold when compared to one year ago.  2005 was an extremely strong year for real estate sales and cannot really be used as a benchmark by which to gauge either past or future results in the Incline Village real estate market.

If one takes a look back for a period of five years at Incline Village MLS statistics, we can see that the sales in the previous four years were approximately 30% below that of 2005.  So 2005 really was a banner year and even though sales are off in 2006, it is not quite the big slump that many people think that it is.  We also had so little inventory on the market last year that it now appears to an outsider that a disproportionate number of properties are for sale in Incline Village.  We actually have an inventory level that is normal and nowhere near the record highs of 600 plus properties that occurred back in the 1980s and early 1990s.
