The Incline Village Multiple Listing Service (MLS) is one of several different MLS entities serving the Lake Tahoe, Reno and Carson City areas. It may seem surprising that we don't have one real estate board and one MLS for an area with less than 500,000 people. But the real estate business, especially in the Reno / Tahoe area is very localized and the different rules, regulations and at Tahoe the TRPA involvement make real estate transactions more complex than in other parts of the country.
Since Incline Village has 300 to 450+ properties for sale and 250 to 350+ agents at any given time, it's only natural that we have our own MLS and local Board of Realtors. We use different software from the Reno / Carson area (MLXchange vs. Paragon), have our own rules, and even have a different Purchase Agreement.
The reason for our unique Purchase Agreement is due to the additional set of rules imposed by the TRPA for properties located within the Lake Tahoe Basin and some issues relating to ownership specifically in Incline Village and IVGID our local "governing body". Protecting and preserving the lake require that real estate transactions conform to certain stipulations so that all parties know they are buying and selling in an area that has special restrictions on development and land use. Buyers need to learn about the importance of addressing erosion issues and the installation of BMPs (Best Management Practices) on every property in the Lake Tahoe Basin.
