Taking a look at the Incline Village MLS today, we have two new listings, one price reduction and one deal closing escrow.  The deal closing escrow should be of great interest to anyone looking at condos in Incline Village at low elevation.  #10 L'Ermitage came on the market last year with an asking price of $729,000 which at the time I felt was about $75,000 too high.  It closed escrow with a final sale price of $649,400.  Although it could use some cosmetic updating in the kitchen and baths this property was in one of the best locations in the complex, had an oversized garage and a great floor plan.  I feel that it effectively sets the benchmark for condos in this complex and that all sales in the near future will have to be priced up or down accordingly from this sale price.

Our price reduction today is for #66 McCloud, a condo on the Village Blvd. side of the complex, and the price drop was minimal just $10,000 down to $639,000.  The two new listings in Incline Village that we have for your viewing pleasure today are a three bedroom, 2.5 bath condo in Mountain Shadows and a repeat but with a new agent for the home at 914 Jennifer St.  The house on Jennifer Street came on the market earlier this year with an asking price of $1,189,000.  With the new asking price of only $995,000 I think this three bedroom, three bath house is worth a look.

Our other new listing on the Incline Village MLS is #172 Mountain Shadows. Even though this condo has a one car garage (which is very unusual for this complex) I still think the asking price of $625,000 for a property in this complex that is pretty much in original condition is a bit too high.

The Incline Village MLS brings us four new listings, two of which are repeats, two price reductions, and one deal going into escrow today. I think the most noteworthy new listing in Incline Village today is a beautiful four bedroom, 3.5 bath home on Golfer's Pass Road near the Mountain Golf Course.  With an asking price of $2,225,000 this elegant three-story home is situated on just under 4/10 of an acre, and is worth a look for anyone searching for a home in Incline Village in the 4500 sq. ft. range.

The other actual new listing today is for a one bedroom, one bath, 972 sq. ft. condo in Stillwater Cove with an asking price of $945,000.  This is one of the finest lakefront communities anywhere at Lake Tahoe.  If you are looking for a condo in Incline Village or Crystal Bay that is situated on the water and has all the amenities, then Stillwater Cove is right up your alley.

Checking out the price reductions today on the Incline Village MLS, the remodeled condo at #2 Creekside East has been reduced down to $479,000.  #20 Crystal Bay Cove, which is a three bedroom, three bath lakefront condo with a panoramic Lakeview was reduced to $1,795,000.  This remodeled property also boasts its own buoy and use of the association pier.  If you are looking for property in Incline Village, houses and condos are showing a lot of good values at this time of year. It will be a pretty quick look at the Incline Village MLS today, since we have no new listings, just one price reduction and only one deal going into escrow.  If you're on my list to receive the Super Deal Alert that I send out from time to time, then you have already received an e-mail from me on our price reduction today.  The three-bedroom, 1.5 bath, condo at 360 Alder Court #3 was reduced from $419,000 down to $399,900 today.  With a one car attached garage, a fenced side yard with kids swing set and slide, along with a low elevation location just three blocks from the Village Shopping Center, you can't go wrong with this property if you're looking for a lower priced condo in Incline Village.

The Incline Village MLS brings us one price reduction, no new listings and one deal going into escrow today.  The property going into escrow is a 7000 sq. ft. house at 762 Lakeshore and is priced just a little bit under $3 million.  It will be interesting to see where this property closes escrow as it will be somewhat of a benchmark for properties in Incline Village around this square footage size.

Our price reduction today is for a three-bedroom, 2.5 bath house on Jensen Circle.  Situated on a reasonably level lot that is just over 4/10 of an acre I still think the asking price is a bit high for this 1784 sq.ft. home.  Even with the price reduced to $799,000 I still think this property needs to come down further. The buyers who are looking at homes in Incline Village are very savvy and generally are experienced real estate investors.  

If you are looking to sell a house or condo in Incline Village, you have to anticipate that prospective buyers will negotiate firmly yet fairly when writing a purchase offer.  I don't see sellers getting a premium for property in Incline Village at this point in time unless it has some special attributes.  No one is giving anything away, however buyers can strike a fair deal if they find those little gems and a motivated seller. After a bit of a slowdown the past couple of days, the Incline Village MLS jumped back into full swing with six new listings and six price reductions today. Two of the new listings are repeats that came off the market recently and are now being relisted.  So that gives us four properties in Incline Village that are truly new listings for your consideration today.

If you are looking for raw land we have a small lot on Tomahawk with an asking price of $150,000.  Just across the street and up the driveway at #163 Mountain Shadows is a well-maintained three bedroom, 2.5 bath condo with two decks and even a peek of the Lake with a price tag of $525,000.  The next new listing on the Incline Village MLS today is a condo over in Creekside with an asking price of $440,000.  You could make an entire day just looking at the condos for sale in this one complex.  And last but not least is a beautiful home at 260 Estates Drive.  Located in a private gated community on just over one acre, this home is over 4500 sq. ft. and has four bedrooms, 4.5 bathrooms a three car attached garage and a tastefully elegant interior.  The listed price is $2,650,000.

If you are looking for a home in Incline Village and are seeking a good value under $1 million the house at 567 Valley is now a great value at only $989,000.  This four bedroom, 3.5 bath property with two car attached garage features a hot tub, deck that runs the entire length of the second floor and even has peeks of the Lake.  I thought it was a good value at the original asking price of $1,100,000, with this huge price reduction this is quite a bargain!  There are many good values among the homes and condos for sale in Incline Village, and anyone looking for property in Incline Village or Crystal Bay has some very good inventory to choose from this year.

There were no new listings, price changes or deals going into escrow either Saturday 9/30 or Sunday 10/1 for any type of property on the Incline Village MLS.  The commentary below is from Sept. 29.

It was not quite so active today on the Incline Village MLS with no new listings, two price reductions and one deal going into escrow. Both of the price reductions are worth a look since they are now hitting the target ranges that I set for them a while back.  The house on Sugarpine is in a very private, woodsy setting and although it could definitely use some work the location is wonderful if you're looking for a nice piece of real estate in the village.  

If you're looking for an elegant home in Incline Village, the house on N. Dyer is a great value at $1,375,000 especially considering that it is over 4000 sq. ft. and the property is well maintained through out.  With four bedrooms, three bathrooms, a three-car garage and situated on 4/10 of an acre I consider this property to now be well priced.
