October 21, 2006 -There were no new listings or price changes on the Incline Village MLS today for homes, condos, or any other type of property for sale.

Taking a look this Friday at the Incline Village MLS, we see that there are four price reductions, one new listing and two deals closing escrow today.  Our new listing in Incline Village today is actually a repeat with a new listing agent for the house at 305 Laura Court. This three bedroom, two bath house has a peek of the Lake and a very livable floor plan within its 1600 square feet.  Located at high elevation on a level cul-de-sac this property comes with an asking price of $649,000.

We'll get to the price reductions in a moment, but I first have to comment on one of the deals that closed escrow today.  The house at 448 Second Tee Drive sold for $907,500 which is about $250,000 below the original asking price of $1,160,000.  This property came on the market in 2005 during the height of the buying frenzy.  After several price reductions and a change in agents, the seller became motivated enough to accept an offer that is actually in line with the fair market value of the property.  If you're looking to buy property in Incline Village, I cannot stress enough the need to write an offer based on what you think the property is worth, not what the asking price may be.

A very nicely remodeled chalet in Upper Tyrolian Village located at 1327 Zürich took a substantial drop in price today from $579,000 all the way down to $529,000.  With four bedrooms and two bathrooms squeezed into 1280 sq. ft., I can assure you there's no wasted space in this property.  If you're looking for a chalet with mountain views this one is definitely worth your consideration.  The other big price reduction today is for the elegantly remodeled four bedroom condo in Forest Pines which dropped $50,000 to a new price of $749,000.  I doubt you'll find a more beautiful condo in Incline Village within walking distance to the beach at this price.   So if you are looking for a high quality, low elevation condo, I recommend that you check this one out.

With three new listings and one price reduction the Incline Village MLS continues to march along at a steady pace during the autumn season.  I would hope that the absolutely beautiful weather we are having now and during the coming weeks will induce more buyers to come and visit Incline Village and look at property as there are some great values out there.

Taking a look at the only price reduction today, the freestanding condo in the Country Club Villas that came on the market recently was reduced $40,000 down to $1,209,000.  In my opinion, this is still about $100,000 too high considering the most recent sale that took place in the complex, but someone may be willing to pony up just for the location.

Two of the three new listings on the Incline Village MLS today are repeats, one of them at a new lower price and the other one with a new listing agent.  The actual new listing today is for #9 at 1000 Lakeshore Drive.  This remodeled three bedroom, 2.5 bath condo is an inside unit that's just a short walk from Incline beach, and is priced at $823,000.  The pictures make it look absolutely lovely on the interior, but I question the asking price when the most recent sale in the complex was also for a remodeled three bedroom end unit at $769,000. 

The other two listings today for properties in Incline Village, include the absolutely most spectacularly remodeled one-bedroom condo ever seen in the All Seasons complex with a new asking price of $389,000.  This is a reduction of $110,000 from the original asking price when this property came on the market early in the summertime and is now exactly at the target price I set for it when I first viewed it on the MLS tour.  You cannot find a more elegant 1000+ square-foot one-bedroom condo in Incline Village with a central location on the market at the present time.  The third new listing today is a repeat at #21 Village Highlands.  New agent, same gorgeous high-end remodeled interior, short walk to the beach and located in one of the nicest condo complexes in Incline Village.  There is no shortage of quality property for sale in Incline Village and if you're looking for a good real estate investment please contact me and I'll help you find the best property for you.

The Incline Village MLS brings us 2 new listings and four price changes today. Our new listings in Incline Village today are at opposite ends of the spectrum.  The first one is a modestly upgraded condo in the Royal Pines complex with an asking price of $649,000 and the second one is a stunningly beautiful, panoramic Lakeview unit in Bitterbrush.  With three bedrooms, 3.5 baths, a two-car attached garage and wonderful use of marble, travertine and other high-end materials, this condo is definitely worth a look for anyone considering properties around the asking price of $1,525,000.   

Gazing at the price changes on the Incline Village MLS, we have three properties showing price reductions and a price increase for the condo at 317 Cottonwood which was bumped up to $429,900.  The elegantly remodeled Lakeview house at 387 Second Tee dropped $150,000 today all the way down to $2,195,000.  At just under 5400 square feet, this six bedroom, 5.5 bath home with a three car attached garage is definitely a great place for those extended family gatherings.  

We also have two price reductions in the Bitterbrush condos in Incline Village.  The nicely remodeled unit #1 dropped down to $638,000 today which puts it $77,000 under the asking price of summertime.  This property has been completely redecorated with a great mountain feel and it also has a panoramic Lake view from the top floor.  #8 Bitterbrush which is a three bedroom, two bath inside unit was reduced down to $595,000 today.  There are nine properties on the market in the Bitterbrush complex and anyone who is looking for a Lake view condo in Incline Village would do well to investigate these properties at this particular time.

With 4 properties going into escrow and 3 deals closing escrow today, the Incline Village MLS continues to to show good signs of sales activity during the autumn buying season.  As we see good values going into escrow on a regular basis it is clear to me that buyers who sit on the sidelines risk missing out on some great opportunities. I urge buyers in our current market to write an offer on the property of their choice at whatever price they think is fair and reasonable.  You never really know how motivated a seller can be until you present them with an offer in a slow market.

A good example of this is one of the homes in Incline Village that closed escrow today.  The house at 867 Jennifer St came on the market on June 15, 2006 with an asking price of $795,000.  The final sale price was $550,000 and the listing agent got both sides of the deal.  This is a very dramatic reduction in price and not typical of your normal sale. But it just goes to show that anyone who was looking in the $550,000-$600,000 price range could have conceivably purchased this property.  I have to believe that one of the reasons for the huge price reduction is that this home sits very close to the Mt. Rose highway and receives a great deal of road noise.  It is likely that the seller realized this after not getting any solid offers for a few months and accepted the fact that a good deal was better than no deal.

Another good example of negotiating with a motivated seller is reflected in the deal for 603 Doeskin Court which closed escrow today at $1,500,000 and came on the market also in June 2006 with an asking price of $1,595,000.  I cannot stress enough the notion that there will be no collapse of prices in Incline Village.  With all of the good inventory on the market at the present time, anyone looking to buy a home or condo would do well to come up for a few days and look around the area.  You will likely find a property that meets all of your needs and from there it's just a matter of bargaining to get the best price and terms possible.

The pace of activity picked up dramatically today with three new listings, one price reduction, three properties going into escrow and two deals closing escrow on the Incline Village MLS. I was very pleased to see three properties go into escrow in one day as that is a good sign this time of year in the Incline Village real estate market.

Looking at the new listings today, we have a cute two bedroom, two bath condo with a garage on Wendy Lane with an asking price of $329,000.  Next up is a high elevation home at 949 Garen St which features three bedrooms and two baths with just over 1200 sq. ft.  The two car attached garage is very nice for keeping the snow off your cars which will surely be the case up at 7400 feet where this home is located.  The asking price for this home in Incline Village is $599,500.  The last new listing today is an extreme contrast to the other two properties.  The four bedroom, 4.5 bath, Lake view condo in Stillwater Cove is just under 2800 sq. ft. and features every amenity the discriminating buyer could possibly want.  Priced at $2,550,000, this property is definitely worth a look if you're in the market for a remodeled luxury condo in a community on the water in Crystal Bay or Incline Village.

With no price changes or new listings, it looks like the Incline Village MLS is taking this particular Sunday as a day of rest. I anticipate that activity for new listings in Incline Village and Crystal Bay will slow down dramatically and that these daily updates will contain mostly price changes and commentary on properties that are going into escrow.  We are now entering the typical seasonal slowdown in the Incline Village real estate market and we can anticipate less than double digit activity for new listings, deals going into escrow and closed escrows each week from now until next spring.

Anyone who is trying to find a home or condo in Incline Village has some good inventory from which to select at this point in time.  Many sellers get extremely motivated at this time of year so if a property you like has been sitting on the market for a while, call me and we'll write an offer at whatever price you think is fair and see if we can get the seller to negotiate.  There are some very good values on the market at the present time.  But, they are not going to last forever as savvy buyers make offers on the better properties in Incline Village and Crystal Bay that are priced right and owned by motivated sellers who are willing to try and strike a deal.

The Incline Village MLS brings us a relatively quiet Saturday with no new listings, one price reduction and one property falling out of escrow.  Our price reduction today is for the home at 915 Jennifer Street.  I liked this property very much when I first saw it on the MLS tour early in the summer.  When it came on the market with an asking price of $1,629,000, I wrote in my notes that the asking price was about $300,000 too high.  Now, after three price reductions we are all the way down to an asking price of $1,395,000. 

This five bedroom, 3 bath, high elevation home in Incline Village is situated on a level lot and is just under 4000 sq. ft.  Built in 1994, this impeccably maintained property has great architecture and a wonderful floor plan.  If you're trying to find a house in Incline Village in this price range, this one is certainly worth a look.
