The Incline Village MLS brings us one new listing, four price reductions, two deals going into escrow and two properties closing escrow today.  Of everything that took place today on the Incline Village real estate market, the most notable event is that #53 Crystal Shores West closed escrow at $1,895,000 just 17 days after being listed for sale.  This nicely remodeled lakefront condo has a panoramic view and a wonderful location right on the water.  

Our new listing today is for a three-bedroom, 2.5 bath, 1360 sq. ft. condo in Mountain Shadows.  This end unit is furnished and remodeled and comes with an asking price of $485,000 which appears to be in line with current market conditions for an updated condo in Incline Village.  

Looking at our price reductions today, the only one they really jumps out at me is the $50,000 decrease for the beautifully remodeled house at 562 Chiquita Court.  This beautifully remodeled three bedroom, two bath home in Incline Village comes with a two car attached garage and is just a smidgen under 1700 sq. ft.  It has a wonderful mountain feel and is located in a very woodsy setting on a quiet cul-de-sac.  This home is now at the target price that I set for it when it came on the market in 2005 and is a very good value for anyone looking for a high quality property at the 7000 foot elevation.

It was an interesting day on the Incline Village real estate scene with no new listings, no price changes, three deals going into escrow and one property closing escrow.  The most noteworthy transaction of the day was the deal for #36 McCloud going into escrow which had been one of my favorite properties over the last several weeks.  I even sent out a Super Deal Alert when the price dropped $20,000 down to $639,000 a couple of weeks ago, since I felt this condo was an excellent value.

One of the homes in Incline Village that went into escrow today is the little gem at 597 Knotty Pine.  With an asking price of $799,000 it will be interesting to see what this 1400 plus square foot, remodeled home, on one third of an acre finally sells for.

The Incline Village MLS brings us 1 new listing, 1 price reduction, 1 deal going into escrow (a Lakeview PUD at 725 Fairview) and 4 deals closing escrow today.  Our new listing is quite spectacular, it's a Panoramic Lake View home with 3+BR, 3.5 bath, 2700+ sq. ft., and a 2 car detached garage at one of the higher locations in Upper Tyrolian Village.  With a very reasonable asking price of $1,400,000 for this square footage and quality (there are 2 extra bedrooms and a kitchen done without permits not counted in the sq. ft. above) plus having such a spectacular view, this one is a winner!  Anyone looking at Lakeview homes in Incline Village who's not concerned with being above the ski area would do well to check this one out.

Among the deals closing escrow today, the gorgeous house at 748 Allison went for a shade under $1,457,000, nearly $240K off the original asking price of $1,795,000.  This very high elevation home in Incline Village had a couple of price reductions along the way and if it had been located at 6200 feet not 7200 it would have sold for 50% more.

Those of you looking for new listings on the Incline Village MLS today can grab another cup of coffee while anyone interested in price reductions has four with which to whet your appetite.  Along with one deal closing escrow that I believe is a new benchmark for Lower Tyrolian Village it was an interesting day to take a look at the Incline Village real estate market.  

1040 Lucerne is a beautifully remodeled freestanding condo located at the entrance to the complex that sold for $515,000.  With three bedrooms, two bathrooms, wraparound deck and granite counters, this 1800 sq. ft. condo had only one weakness which is being at the beginning of the entry road to Lower Tyrolian Village.  No garage, but you're not going to get one in this price range with this square footage along with the quality of the remodel that was done in this cute chalet.  

Our price reductions today range from what could be the smallest individual condo for sale anywhere in Incline Village up to a 2600 sq. ft. Lake view fixer upper.  The little condo in Toepa is 498 sq. ft. and has a new asking price of $249,000.  #33 Village at Incline was reduced again today another $10,000 down to $634,900.  Great condo with one weakness which is that the patio faces the parking lot.  I think this condo would have sold a long time ago if it was in a different location in the complex however at this price we're getting pretty close to its intrinsic value simply because it is across the street from the Hyatt and one block from the beach.

The beautifully remodeled freestanding condo at #20 Montclair dropped down to $519,000 today.  Located directly across the street from the Championship Golf Course this could be the best value for a little freestanding condo in this part of town. 

And our fourth price reduction on the Incline Village MLS is for a Lakeview house at 675 Tyner Way which was reduced from $1,079,000 all the way down to $999,950.  If you are willing to take on a fixer upper project with a house that has a great floor plan that needs updating along with soundproofing from the Mt. Rose highway you could turn this into a gem.  This is not for the faint of heart but the upside potential is excellent if you're willing to do the work that needs to be done since the Lake view and lot next to Forest Service land are worth the price of admission.

After taking a break the last couple of days the Incline Village MLS brought us a significant amount of activity today.  With two new listings plus 1 repeat, three price changes, two properties going into escrow and one property closing escrow, the Incline Village real estate market continues at a steady autumn pace.

The condo that closed escrow today is a two-bedroom unit in McCloud that sold furnished for $630,000.  At 1162 sq. ft. it is a tiny bit bigger than the standard two bedroom floor plan which usually ranges between 1088 and 1111 square feet.  The two deals going into escrow today are #66 McCloud and #8 Mountain Shadows, so the inventory in these two complexes continues to get slowly whittled away.

The new listings today on the Incline Village MLS are quite different.  First up, we have a piece of raw land at 585 Village Blvd. with an asking price of $985,000 for 1.16 acres of trees and open space.  I think it would be nice if this land was purchased by the Forest Service and remained open space, but I don't think that's likely to happen.  I think the freestanding condo at 779 Freels Peak is a good value at $995,000.  This is a three bedroom, 2.5 bath, 2700 plus square foot property located across from the Village Shopping Center.  If there is any weakness it is that this particular property is not in quite as private of a location as 787 Freels Peak which is just around the corner with a significantly higher asking price of $1,150,000.  

None of the three price changes today get me all that excited but it was nice to see the house on Saddlehorn drop $100,000. I was surprised to see the price for the house at 663 14th Green have a price increase of $90,000 but it is a rather beautiful place. I was out showing property this morning and then meeting with clients this afternoon.  Tomorrow I meet with a new web designer and later this week I have more clients coming in to look at property in Incline Village, so it doesn't seem like the off season for me just yet.

It looks like the beautiful autumn weather has brought a temporary slowdown to the Incline Village real estate market for the past few days while everyone enjoys the gorgeous autumn colors.  With no new listings or price changes on Saturday or Sunday, the only real commentary that I have for you about the Incline Village MLS today concerns the cute chalet in Upper Tyrolian Village going into escrow and #42 Village at Incline closing escrow.

It was just a few days ago that I mentioned the $50,000 price reduction for the 4 bedroom chalet on Zurich being a good deal, especially since it was nicely remodeled.  At $529,000 for 1280 sq. ft., and no garage, you can see that prices are holding up well at around $400 per sq. ft. for a higher elevation property with tiny bedrooms in Upper Tyrolian Village.  

The condo at #42 Village at Incline sold for $875,000, which is pretty reasonable for being 2700+ sq. ft. and only a block from the lake.  The place was well maintained and I think it would bring in fairly good revenues on a vacation rental program due to its great location across the street from the Hyatt and behind the Country Club Mall.  There is a good variety of property for sale in Incline Village and Crystal Bay and I anticipate seeing a few deals going into escrow in the coming week as buyers select among the better values still remaining on the market.  You can find the MLS information for all the homes and condos for sale in Incline Village and Crystal Bay along with land, investment and commercial property by clicking the Search the MLS link at the top of this page.
