We did not have a lot of activity on the
Incline Village MLS today. There were no new listings, 3
price reductions, 1 deal going into escrow and 1 property closed
escrow. It was nice to see the lake view home at 180 Lakeview Ave (good
name for the street) get snapped up with an asking price of $2.3 million.
A 3BR, 2.5 Bath condo at #130 Third Creek closed escrow at $865,000, right in
line with the range I set for this inside unit when it came on the market a
couple of months ago with an asking price of $879,000.
Our 3 price reductions today give us 2 worth a closer look and 1 to ignore. On the low end, #90 Royal Pines which is a beautifully remodeled 4BR condo at low elevation with a garage, dropped from 599K down to 559K. The 3600+ sq. ft. lake view house at 523 Lodgepole was reduced $135,000 all the way down to $1,599,000. If you can mitigate the road noise by doing some soundproofing, this one has some good upside potential.
There are no updates from 11/1 - 11/7 as I was away on a trip to New York.

The Incline Village MLS brings us a
substantial amount of activity today with one new listing, four
price reductions, one deal going into escrow, one property closing escrow
and eight properties either being withdrawn or expiring. We will get to
the new listing and price reduction activity in a moment but there are two big
headline stories today.
The most expensive property for sale in Incline Village located at 1145 Lakeshore Drive with an asking price just under $20 million went into escrow. If this deal closes it will be the largest deal in 2006 for any property in Incline Village.
The really big news of the day concerns the number of agents who recently left Coldwell Banker and signed on with the Intero franchise. A few of the most well-respected and highly productive agents in Incline Village made the switch to this new office which will be located oddly enough in the old Coldwell Banker building on Lakeshore Drive. The agents who left to work at Intero all have great reputations and are well known in the community so I do not expect them to miss a beat. When Coldwell Banker first purchased Tanager Realty earlier this year I wondered how many of the Tanager agents would stick around and when people would start to leave where they would go. I guess some of those questions are being answered now.
Getting back to the Incline Village MLS daily update, our new listing today is actually a repeat but at a new lower price for the condo at #100 McCloud. This two bedroom, two bath condo with a one car detached garage has one of the nicest settings in the entire McCloud complex. Overlooking open space and in a natural setting that is rather unique for this complex, and just a short walk to the beach, with an asking price of $635,000 this low elevation condo in Incline Village is definitely worth a look.
Our price reductions
today on the Incline Village real estate market include two condos in McCloud, a
mixed-use property in the Country Club Mall and a condo on Lichen Court.
With eight properties for sale in Incline Village being withdrawn from the MLS
or expiring today, our inventory continues to shrink.

The inventory of Incline Village real
estate dropped by 6 units as we had 5 properties withdrawn from the MLS today
along with one deal going into escrow. This time of year sellers will pull
their properties off the market or rent them as one of my sellers did today,
then put them back up for sale in the spring or summer of 2007 when activity
picks up.
The lakefront condo at #6 Crystal Tower closed escrow at $1.9 million while we had another condo in the same building go into escrow with an asking price of $3.2 million today. No new listings to comment on, but we did have two price reductions on the Incline Village MLS. The condo at 862 Southwood dropped to $595,000 which is a good value for a 3BR, 2 bath, 1700+ square foot low elevation property with an attached 2 car garage.

The Incline Village MLS took a bit of a
rest today with no new listings, price changes or deals going into escrow.
I was very busy today showing property to 2 different buyer clients plus
handling floor time at the Lakeshore Realty office. I anticipate our
regular autumn sales pattern will continue with buyers looking at property in
Incline Village and Crystal Bay on the weekends, then writing offers so that
deals go into escrow during the weekdays. With good values still on the
market, it's a great time of year to come up and look at property before the
snow starts falling.

Our update will be a quick one today for
the Incline
Village MLS with just two new listings, no price reductions and one deal
going into escrow. Taking a look at the new listings today they are at
opposite ends of the market starting with a fixer upper, three bedroom, two bath
condo in Creekside West having an asking price of $399,000 and finishing with a
luxurious, high end Lake view home at 521 Silvertip with an asking price of
$3,200,000. The beautiful 6000+ square-foot home on Silvertip was on the
market previously with a different listing agent and an asking price of
$3,495,000. If you're looking for the finest in new construction, this low
elevation, Lakeview property in Incline Village is definitely one to put on your
short list.
