We've got good news for all you high rollers and anyone looking at low elevation property in Incline Village with 2 new listings and 1 price reduction today.  Our price change is a drop of $150K all the way down to $999,999 for the 3 BR, 2 bath home at 740 Martis Peak.  Now at the target price I set for it when it came on the Incline Village MLS originally at $1,250,000, I sent out a Super Deal Alert today for this property in the lake view subdivision.  Livable as is, this is a great remodel or tear down / rebuild opportunity for anyone who wants to be just a short walk to Lake Tahoe.

The big news today on the Incline Village MLS is that the lake view home at 609 Tyner Way went into escrow.  I had sent out a Super Deal Alert when the price was reduced recently to $1,295,000 and it's no coincidence that some savvy buyer realized what a great value this property is.  I doubt there is a property for sale in Incline Village at the present time that has the combination of price, lot size, view, floor plan and upside potential of this place.  

Taking a look at the activity on the Incline Village MLS today, we had 2 new listings (although both are repeats), 2 price reductions, 2 deals closing escrow and the transaction for 609 Tyner going into escrow.  The other major news story is the property that closed escrow today at 863 Lakeshore with a selling price of $10 million, all cash.  The strongest part of our market this year has been the super high end and this is another example of an affluent investor spotting a good value among the lakefront properties.

The price reductions today are a modest $10K for #246 Mountain Shadows and a $200,000 decrease for the house at 435 Fairview.  It's nice to see them both moving in the right direction, but in my opinion both of these properties have a long way to go before reaching the target prices I set for them when they were on the MLS tour earlier this year.

At first glance one might think we had a lot of activity with what appears to be 9 new listings, 2 price changes and 1 deal closing escrow on the Incline Village MLS today.  A closer look reveals that all 9 listings are with the same real estate agent who recently left Coldwell Banker - Tanager and went to Intero.  As a result, it's nothing more than re-listing the same properties for sale with their new broker.  So, without further adieu let's take a look at the 2 price reductions.

#7 Incline Manor which is a 2BR, 1.5 bath, 1,088 sq. ft. condo that's been nicely updated was reduced to $405,000.  Still a smidgen high in my estimation, I'm more excited about the lake view home at 838 Jennifer St. that just dropped $61,000 all the way down to $699,000.  Quite possibly the lowest priced single family home in Incline Village with a respectable lake view (not an imaginary peek), this is really a tear down not a remodel opportunity.  Good location on Jennifer St. away from the Mt. Rose Hwy and relatively easy access all year 'round makes this one a contractor's delight.

It was another busy Wednesday on the Incline Village real estate market with two new listings (one of which is a repeat), two price reductions, one property going into escrow, and three properties in Incline Village closing escrow.  Our actual new listing today is for a one-bedroom, two bath, 1064 sq. ft. condo in the Burgundy Hill complex.  It appears that this condo is nicely furnished and it comes with an asking price of $455,000.  Wcith underground parking and an elevator for easy access all year 'round, this condo in Incline Village located close to the Diamond Peak Ski Area makes a great vacation getaway.

Checking out the price reductions today, that gorgeous condo at #35 All Seasons with the high-end remodel and the spectacular furnishings dropped another $10,000 down to $379,000.  I think the big news of the day is the $125,000 price reduction for the house at 715 Martis Peak.  This elegant four-bedroom home in Incline Village is located a short walk from Lakeshore Drive in the Lake view subdivision.  I think it is a great value at the new price of $1,725,000 and anyone looking for a high-quality low elevation home would do well to take a look at this property.

Of the three properties that closed escrow today the most noteworthy is the beautiful Lake view home at 591 Fallen Leaf Way that closed escrow to $1,414,000.  I loved this property when it came on the market just a couple of months ago and felt that it was priced fairly and would sell quickly.  I'm sure that the buyer of this property will get many years of enjoyment from this high quality Lakeview home in Incline Village.

With 1 new listing, 0 price changes, and 1 deal going into escrow there were just a couple of interesting properties to keep track of today on the Incline Village MLS.  The property going into escrow is a lovely home built in 2002 with filtered peaks of the lake at 596 Rockrose Ct and an asking price of $1,479,000.  In the same price range, but built in 1965 and located at 790 Lakeshore Drive a stone's throw from Lake Tahoe is our new listing today.  This 3 bedroom, 2.5 bath, 2000+ sq. ft. home is livable while you put together plans for a major expansion or tear down and rebuild.  Situated on a level lot just under 1/2 acre, this is a prime piece of Incline Village real estate with an asking price of $1,550,000.

It was a relatively calm day on the Incline Village real estate scene with just one new listing at #9 McCloud, a 2 BR, 2 bath, 1089 sq. ft. inside unit with an asking price of $595,000.  Since there are no interior pictures on the MLS, I can't be sure if they've done any upgrades or not.  This condo will merit a closer look when it hits the weekly Incline Village MLS tour.

The two properties for sale that went into escrow today are #49 Northwood Estates, a 3 BR, 2.5 bath, 1700+ sq. ft. condo near the center of town and #1 Fairway Pines, a beautifully remodeled condo right on the Championship Golf Course.  Both properties are good values in their respective price ranges and the buyers of these 2 Incline Village condos will in my opinion be making a good long term investment.

Check back on Monday afternoon for the Weekly Update as there was no activity on Sunday on the Incline Village MLS for properties in Incline Village and Crystal Bay.  Now that we are in mid-November, the typical sales cycle for our resort market results in substantially reduced activity.  November is the slowest month of the year for visitors so naturally one would expect the sales of real estate in Incline Village to reflect that fact.  There are still a lot of good properties for sale at excellent prices, although some of the best values such as the condo at #36 McCloud have gone into escrow recently.

Lately it's been rather quiet on the weekends and today is no exception with only 1 new listing on the Incline Village MLS, no price reductions and no other transactions to report for properties in Incline Village and Crystal Bay.  Our new listing is one that I have to preview ASAP since it's a panoramic lake view on .37 acre lot with an asking price of $1,995,000.  Anytime I see a new listing on the Incline Village MLS with only 3 pictures I always wonder what the interior looks like.  The agent describes it as "Previously Owned, Fixer Upper, so with 3500+ sq. ft., 5 BRs, 4.5 baths, and a 2 car garage one has to wonder if there is a conflict between the description and the asking price, especially at such a high elevation.

Activity remained moderate in the Incline Village real estate market with the MLS bringing us 1 new listing, 2 price reductions and 1 deal closing escrow today.  The new listing is a 4200+ sq. ft. home that is just being completed on the Championship Golf Course.  With an asking price of $2,495,000, this 4 BR, 4.5 Bath property comes with a 4 car attached garage and uses high quality materials throughout including slab granite, knotty alder doors, walnut floors and more!

Of the two price reductions today on the Incline Village MLS, the only one that grabs my attention is the $100K decrease for the house at 591 Rockrose Ct.  Located next to Second Creek in a private woodsy setting, this 4 BR, 3.5 Bath home in Incline Village features filtered peeks of the lake and one of the steepest (and fortunately, heated) driveways you'll encounter.  Great private setting, the price is moving closer to the target I set when it came on the market a few months ago.  If you're looking at the variety of property for sale in Incline Village and see something that you like, now is a great time to write an offer and see just how motivated the seller might be.

There were no new listings, price changes or deals going into escrow today on the Incline Village MLS.  However, one great price reduction that happened while I was away that is now a Super Deal Alert is for the lake view home at 609 Tyner Way.  With over a 50K price decrease the new asking price is only $1,295,000 for a 2600+ sq. ft. lake view house on a triple lot with a short level driveway.  This home in Incline Village has a better lake view from the laundry room than most properties have from their deck!  With tremendous potential for expansion anyone looking in this price range would be remiss if they didn't run up here and take a look at this lake view property.  Livable as is, with updating it would be a superb place to enjoy.
