After a brief respite on
Thanksgiving, the Incline Village real estate market brings us 4 new
listings, 1
price change and 2 properties going into escrow on the MLS
today. The huge $56,000 price reduction for the low elevation
condo at 862 Southwood is the big news of the day. Now at only
$549,000, this is likely the only decent condo in walking distance to
the beach with an asking price under $300 per sq. ft. 3BR, 3
baths, 2 car attached garage, and located in a tiny 4 unit complex, this
property is practically being given away. Please call or e-mail me

Two of my favorite condos went into escrow today. #15 Bitterbrush is a panoramic lake view for only $595,000 that I have shown many times and wished that one of my buyers would have pulled the trigger on that one. Since the superb lake view has an intrinsic value of over 500K, the condo was practically free. #20 Crystal Bay Cove, another panoramic lake view condo, (this one is right on the water), also went into escrow with an asking price of $1,795,000.
The 4 new listings today on the Incline Village MLS run the gamut from a repeat with a new agent for the little cabin at 1319 Moritz with a new lower asking price of $410,000 all the way to a funky lake front cabin built in 1930 with a price tag now of $3.2 million. The cabin sold for $3 million back in June this year, so with a 6% commission plus closing costs, at full price the seller will barely break even. Did they not like the road noise? Did they find out that the TRPA is a nightmare to deal with? I'd love to have been a fly on the wall during that listing presentation.
The triplex at 217
Lark Ct came back on the market at a new lower price of $749,000, down
from $775,000. I like this property and think it has good upside
potential, anyone with a smidgen of vision could do great things with
this 3 unit property near the end of the quiet cul-du-sac. 551
Spencer Way is a newer home in Incline Village built in 2004 with a
lakeview, 4 BRs, 3 full baths, 2 half baths, a 3 car attached garage and
over 4,200 sq. ft. of living space. Priced at $2,795,000, I'll
have to see the interior and the view to know for sure if the owners are
realistic or dreaming.

We had a light flurry of activity
today on the Incline Village MLS with one new listing, one
price reduction, two properties going into escrow and two deals
closing escrow. The new listing today at 713 Joyce Lane is a 3700
sq. ft., 4 bedroom, 3.5 bath home built in 1972 on 4/10 of an
acre. A little bit of remodeling has been done but my guess is
that this is probably a tear down. With an asking price of
$1,499,500 and tear downs in this neighborhood generally going for about
$1 million to $1.2 million, there would have to be something
extraordinary about the lot to justify this price.
Our price reduction today is for a very cute two bedroom, two bath condo in the Woodstock complex. This centrally located condo complex is just a short walk to the post office, restaurants and shops. With a new asking price of $399,900 this low elevation condo in Incline Village is moving within striking distance of fair market value for a buyer looking at this type of property.
The deals going into escrow today include the lowest price lakefront property on the market which is a very tiny one-bedroom condo in the Crystal Tower at $699,000. With just a sliver of Lake view you do get access to all of the amenities of this fabulous lakefront community. The other property that went into escrow today is the house at 945 Miners Ridge Court. Regular readers of this column will recall that I said this property was a good value when it finally dropped nearly $300,000 from its original asking price of $1,585,000 all the way down to $1,299,000. My best guess is this property will close somewhere between $1,260,000 and $1,280,000 so let's see how good my crystal ball is on this one.
I don't always talk about
the deals that close escrow but the two that we are looking at today set
benchmarks for their neighborhoods. #8 Mountain Shadows which is
right on Country Club Drive and not the greatest location, but it was
partially refurbished, ended up selling for $435,000. The
freestanding condo at 933 Wendy Lane which had been on the market for 10
months sold for $850,000. This particular property was new
construction built in 2004 using all high quality materials. So
even though the Harold Drive/Wendy Lane neighborhood is going through a
gentrification process you still cannot push the $900,000 to $1,000,000
price range on those two streets just yet.

It was deuces wild on the Incline Village
MLS today with two new listings, two price changes and two properties closing
escrow. Our new listings are once again at the opposite ends of the
spectrum with a panoramic Lakeview home going for $1,400,000 located on the
prestigious Eastern slope and a two bedroom, two bath, two story condo in the
McCloud complex with an asking price of $695,000. The lake view property
at 533 Driver Way is a four bedroom, 3.5 bath, 1900 plus square foot home built
in 1971. After my conversation with the listing agent it appears this is
more of a tear down/rebuild opportunity than a remodel job. Wonderful
location, great Lakeview and a lot that is exactly one half acre make this a
contractor's delight.

The McCloud condo for sale is a rare two story, 1293 sq. ft. unit located in the section that is closest to the beach. Since there are no interior photos of this property I can't really tell you if there are any upgrades or if any remodeling has been done. The asking price seems a little bit high to me if this condo is in original condition so I have to reserve judgment until after I get to see it on the Incline Village MLS tour next Tuesday.

It was quite a turnaround from
Sunday's doldrums with 8 transactions today on the Incline Village Real
Estate Market. With a house on Lakeshore Dr. closing escrow at
over $2.8 million, 3 properties going into escrow, 2 new listings and 2
price reductions, there was no shortage of activity
today.
Two of my recent recommendations, the condo at 688 Wilson Way and the house at 562 Chiquita Ct went into escrow, showing that there are still active buyers picking up the remaining gems. The lake view home at 824 Jennifer St also went into escrow today and that will make for another happy buyer since it's also a great property at a fair price.
Looking at the price reductions today, the big one is $150,000 all the way down to $2,595,000 for the gorgeous house on the Championship Golf Course at 601 Caddie Ct. This architectural masterpiece is getting closer to the target price I set for it and is definitely worth a look for anyone interested in owning a golf course property in Incline Village.
The new listings are some
raw land at 766 Eagle and #64 Racquet Club. Even though the land
is $110,000 more than the 3BR, 2 bath condo, you might be more
comfortable pitching your tent and enjoying the view of the trees and
mountains at the property on Eagle until you can get your plans and
permits together.

The Incline Village Real Estate
market paused to catch its breath today, so there were no new listings,
price changes, or any other transactions to report. With such
beautiful weather this late in November, you can't blame anyone for
enjoying the pleasant autumn days and not writing offers or listing
properties for sale.
