As the week winds down we have a handful of items to report on the Incline Village, NV real estate update today.  Our new listing is a repeat at 758 Tyner Way with an asking price of $2,885,000 for this panoramic lake view home.  All I can say is that if your property is like this one and has not sold for close to 2 years maybe it's overpriced?  Looking at the comparable sales in the neighborhood I can't justify a price of more than $2.3 million for this property.  At close to $700 per square foot in an area of $500 per square foot lake view homes this one looks like it's priced to sell in 2010.

We have 3 price changes today, 2 on the downside and one on the upside by 100K.  Since I can't get excited about any of them, you'll have to click on the link above if you'd like to see the MLS info on these properties for sale in Incline Village to get more details.  Why the price was raised $100,000 on the home at 954 Fairway Park Drive is a mystery to me, I'll have to talk to the listing agent to shed some light on this one.  The house didn't sell all summer and they raised the price today by 8%?

The one property in Incline Village that closed escrow today was for a beautifully remodeled free standing condo with a lake view at 1447 Tirol Dr.  When I saw this on the MLS tour a few weeks ago I wrote what a good value it was and that was proven when it sold today for full price at $1.4 million.  Quality is what makes the difference and if you have a home or condo for sale in Incline Village or Crystal Bay I cannot stress enough the need to update your property tastefully and not cut corners with cheap materials.  The buyers of Incline Village real estate can tell the difference and they are willing to pay a fair price or even a slight premium for a high quality property.

We have a healthy dose of activity to report on with one new listing, three price reductions and one property closing escrow on the Incline Village real estate market today.  Starting with our closed escrow this was a Super Deal Alert that I sent out several weeks ago for the three bedroom, 1.5 bath condo at 360 Alder Court.  This cutely remodeled 1300 plus square foot condo with a one car attached garage closed escrow today at $399,000 making it arguably one of the best low elevation values of the year.

I love all three of our price changes today and since they are all dramatic moves of approximately $50,000 each on the downside I'm ecstatic to see such motivated seller's coming to the forefront.  

The tastefully remodeled four bedroom, three bath home at 950 Jennifer St is now a bargain at $749,000.  With a peek of the Lake and surrounded by trees this is a nice private getaway and would make a great starter home for anybody looking for a full-time residence.  Number 312 Burgundy Hill dropped all the way down to $505,000 today which is a very reasonable price for this two bedroom, two bath condo with underground parking and an elevator plus a gorgeous Mountain View.  Our third price reduction today is for a condo in Incline Village in the Mountain Shadows Complex.  This is one of the more nicely remodeled end units that you'll find anywhere in the complex and I think it's definitely worth a look especially at the new price of $549,000.  This condo is moving closer to the target price I set for it originally and should be on the short list of anyone who is considering Mountain Shadows.

The only new listing today in Incline Village is for #47 Incline Creek Estates which is a Rosewood model. I like the floor plan, location and quality of this unit so anyone considering this complex would do well to check out this particular property.

Headlining the news on the Incline Village MLS today is a lakefront condo in the Crystal Tower that closed escrow at $2,950,000.  The high-end of our market continues to show strength all year long and this is another fine example of a quality property in Incline Village commanding a fair price.

We also had 2 new listings in Incline Village today and 1 price change which we can gloss over since it's for one of the many condos in Mountain Shadows that need substantial reductions to hit fair market value, in my opinion.

Our new listings today are only $1,000 apart and both have lake views but that's about where the similarity ends.  1007 Apollo is a repeat at $1,200,000 that's been gutted to the studs and awaits your remodeling vision and checkbook.  725 Cristina is a very appealing remodeled lake view home with 3 BRs, 4 Baths, attached garage, .57 acre lot and a sunny east slope location.  At $1,199,000 and 2,600+ sq. ft. this one is on my short list to preview.

It was a fairly busy day on the Incline Village real estate scene with 4 properties closing escrow, one property going into escrow, two new listings, and two price changes.  Our headline story today is the sale of #36 McCloud which closed escrow at the astonishing price of $607,500.  This two-story, two bedroom, two bath condo in walking distance to the beach was a rare gem at the asking price of $639,000.  The lucky buyer should be very happy that they got such a good value and I hope they get to enjoy this wonderful investment for many years to come.  I knew the seller was motivated so I showed this property many times and even broadcast an e-mail as a Super Deal Alert so it looks like the crystal ball was pretty good on this one.

Checking out the first new listing today this is a one-story home in the Mill Creek subdivision at just over 1900 sq. ft.  I like the location of this property and the nice level lot.  With an asking price of $979,000 it's pretty close to fair market value for this type of property in Incline Village.  The other new listing today is a Lakeview house at 683 Tyner Way that has been partially remodeled with an asking price of $1,099,000.  This three bedroom, two bath Lake view home is just under 2100 sq. ft. and features an attached two car garage.  With easy access all year round this one is definitely worth a look if you don't mind the hum of the Mt. Rose highway.

The price changes today go in opposite directions with the triplex at 217 Lark Court moving back up to its original asking price of $775,000 from $749,000.  The beautiful condo at #146 Bitterbrush dropped $45,000 all the way down to $1,650,000.  If you're looking for a high-end panoramic Lakeview condo in the Bitterbrush complex this one should definitely catch your eye.  It is one of the nicer high quality condos for sale in Incline Village.

The action was light on the Incline Village real estate market today with 1 new listing, 1 price change and 1 deal going into escrow.  At only $510,000, the 3 BR, 2.5 bath, 1800+ sq. ft. condo at 699 Hogan Ct. looks like a good value. With 3 stories you're sure to get some good exercise up and down the stairs as you make your way around this updated condo in Incline Village located a stone's throw from the Mountain Golf Course.

Since it's a holiday weekend, I thought that I'd combine the daily update for both Saturday and Sunday into one column as there was very little activity on the Incline Village, NV real estate market.  We had 0 new listings, the only price reduction was a modest 10K for a cute chalet at 1371 Tirol Drive and 2 deals closed escrow.

I am very happy to see the 3 BR, 2 bath, 1434, sq. ft. home at 597 Knotty Pine in Incline Village close escrow at $765,000.  With a sliver of a peek of the lake, moderate upgrades, a .331 down sloping lot and 1 car attached garage, this is just over $500 per square foot.  I always liked this property and thought that it would sell once it got an offer near the mid-700s due to the attractive setting and great low elevation location in the Ponderosa subdivision.

We're getting our first big snowfall of the season today so it looks like ski season will be in full swing pretty soon.  If you have a home or condo in Incline Village you know what a great location this is for proximity to all the major ski resorts.
