There was only 1 new listing, but no price changes or any
other activity on the Incline Village, NV real estate scene over the
weekend. Our new listing today is for a moderately updated 1 BR
McCloud condo with an asking price of $467,000. The update below is from December 8th.
We had two deals closing escrow
today, five new listings and 0 price changes on the Incline Village
MLS. The two properties for sale in Incline Village that sold both
set benchmarks for their respective locations. The condo at #47
Northwood Estates sold for $485,000. This three bedroom, 2.5 bath,
1700 plus square foot condo was nicely refurbished and had a great end
unit location in a quiet section of the complex. It will be very
hard for anyone to get a higher price in this complex than what this
property sold for unless they also include very expensive furniture as
this property sold unfurnished.
The freestanding condo at #11 Incline Pines was on the market for over a year and went through several price reductions. It started out originally at $895,000, was reduced in stages down to $799,000 and sold today for $710,000. This is a perfect example of a property selling at exactly fair market value. When this property came on the market I felt that it was about $200,000 overpriced since it needed a complete remodel, did not have a garage and was in a very difficult location to get in and out of in the wintertime. If you have a home or condo for sale in Incline Village, you have to be realistic about pricing it based on all of the variables and not just the view or your own personal opinion.
Checking out the five new
listings in Incline Village today, three of them are repeats that we can
skip over however the other two properties merit a closer look.
With an asking price of only $459,000, the freestanding condo at #53
Glenrock looks to be a good value on paper. Even though it is in
original condition, this 3 bedroom, 2.5 bath property is in a good
location that backs up to the Championship Golf Course and is just a few
steps away from the swimming pool. Even more spectacular is the
panoramic Lake view that you will find at 1159 Altdorf Terrace. At
only $859,000, this 3 bedroom, 2.5 bath, nearly 2500 sq. ft.
freestanding condo in Lower Tyrolian Village represents a fabulous
value. You normally have to pay over $1.2 million to get a
panoramic Lakeview, so even though there are some steps up to the front
door, it is well worth the price of admission.

The activity on the Incline
Village MLS today brings us 3 new listings, 1 deal closing escrow and 0
price changes among the properties for sale. The McCloud condo
that closed escrow today is #66, an 1162 sq. ft., 2BR, 2 bath unit with
a mud room and oversized living room with an enormous 15' window that
brings in tons of natural light. A sharp buyer picked this unit up
for $620,000, showing that McCloud condos have intrinsic value due to
their great location near the beach. I have always said that
quality plus location at fair market price is what buyers are looking
for in Incline. You don't have to give away a quality property
here in a buyer's market, since over the long term demand will always
outweigh supply (barring an unforeseen catastrophe).
Checking out the new listings in Incline Village today, we have a repeat at #73 Royal Pines which is a beautifully remodeled 4BR, 3 bath, end unit with a 2 car attached garage. I'm not usually a big fan of this complex since a lot of the units are dated and you have to enjoy 3 story living, but this particular unit is a gem if you can pick it up for a bit less than the $665,000 asking price.
The 3 BR, 2.5 bath condo at 865 Peepsight Ct is another good value and at the asking price of $489,000 I anticipate that some savvy buyer will purchase this condo between now and New Year's Day. Located on a quiet cul-du-sac just off upper Village Blvd, this refurbished condo is next to the Mountain Golf course providing a tranquil setting along with winter sports right outside your door. Now that snow shoeing, cross country skiing and sledding are permitted on the Mountain Golf Course (except on and around the greens), properties that are adjacent to the course will command even more of a premium.

At first glance it might seem like
a decent amount of activity today on the Incline Village, NV real estate
scene. But a closer look at the 4 new listings in Incline Village
this Wednesday shows us that all are repeats so we can move right along
today to the 2
price changes.
Dropping 100K today down
to $1,100,000 is the remodeled 4BR, 3.5 bath, 2800 sq. ft. home at 658
Tumbleweed. Located at high elevation on the west end of Incline
Village, this property has a filtered peek of the lake and is next to
Forest Service land. The spacious 3BR, 2.5 bath condo at 949
Miner's Ridge Ct. dropped $16,000 down to $649,000. Located a
stone's throw from Country Club Dr., this condo is part of a 2 unit HOA
for minimal hassles with rules and regulations. Think of it as
half a duplex but you own a condo with all the privileges that come with
owning property in Incline Village. Nice, big back yard with a
great lawn for kids to play, dogs to run or just to have a barbecue and
entertain some friends. This property is a good value, the only
weakness is the proximity to Country Club Drive and some road noise.

Our headline today is that the
highest priced property to sell all year in Incline Village closed
escrow today at $17,250,000. Located at 1145 Lakeshore Blvd., this
lakefront property consisted of 2 parcels, with a main house, guest
house, caretaker house, boat dock, hoist, and enough room for all of
your friends and relatives to camp out. Priced at $19,900,000,
this was the highest priced property for sale in Incline Village after
the $60,000,000 estate at 1135 Lakeshore was withdrawn from the market
earlier this year.
In other news, the Incline Village MLS saw one property go into escrow 0 price changes and 2 new listings today, one of which is a repeat. The house at 831 Lakeshore has been on and off the market and the price has changed up and down a few times for this 5 BR, 5 bath, 3900+ sq. ft. home with 20' of lakefront and filtered views. Now asking $5,500,000, this is one of the lower priced lakefront homes for sale in Incline Village that is habitable.
Our other new listing
today is for a very cutely remodeled 4 BR, 2 bath chalet at 1314 Tirol
Dr. Located near the Diamond Peak Ski Area with mountain views,
this 1200+ sq. ft. chalet has a lot packed into a tiny space.
Priced to sell at $529,000, this should be on the short list for anyone
looking at free standing condos in the 500K range for Incline Village,
NV real estate.

As we go deeper into the off
season, the pace of activity continues to steadily decline on the
Incline Village MLS. The past 2 days brought just 2 new listings
and one
price reduction for those of you monitoring the market for property
in Incline Village. The cutely remodeled condo at #62 Creekside
East dropped $26,100 down to $469,900 bringing it closer to the target
price I set for it when it came on the market back in September.
This complex has an abundance of inventory and buyers looking for a low
elevation, 3 bedroom condo in Incline Village under 500K would do well
to explore Creekside East and West.
The new Incline Village
listings today include a 1700+, 4 BR, 3 bath cabin in Upper Tyrolian
Village that looks like it could use some updating and a condo on the
top floor of the Tahoe Sierra Pines Complex. The cabin has decks
with mountain views, wood fireplace, and an asking price of
$680,000. Our other listing in Incline Village today is located at
929 Southwood, just a short walk to everything in the center of town and
8 minutes to the beach. This 4 BR, 4 bath, 1468 sq. ft. condo in
TSP is an upper end unit that will bring you lots of light and a great
cardio workout ascending the 3 flights of stairs.

A quick update today for the
Incline Village real estate market as we have just 2
price reductions, 0 new listings and no other transactions of any
kind to report. The cute 1BR, 1 bath, 667 sq. ft. condo at #9 All
Seasons dropped a bit over $6,000 today down to $383,500. Nicely
furnished and tastefully updated this is a great property if you're
looking for a 1 bedroom condo in Incline Village.
The house at 1060 Oxen Road which is really a tear down / rebuild opportunity dropped a whopping $70,000 all the way down to $825,000. The level .401 acre lot is in the desirable Mill Creek subdivision and is now at the target price I set for it when it came on the market in August. If you're thinking of building a home in Incline Village within walking distance of the beach, this property is one you'll want to take a look at pronto. Tear downs and lots in this neighborhood generally sell for $850,000+ so this is a good value right now and could be the next sale to take place in this part of Incline Village.
