This weekend continued the recent quiet pattern we have seen on Saturdays and Sundays for the Incline Village real estate market as we move deeper into the holiday season.  With most people focused on festivities or skiing, we had just 3 new listings and only 1 price reduction the past 2 days.  The price reduction is so unmemorable that we can move right along and take a gander at the new listings.

The first property for sale in Incline Village that merits our consideration today is the fixer upper at 843 Hazel Ct.  Situated on just under 1/4 acre, this 1400+ sq. ft., 3BR, 2 bath house comes with a price tag of $660,000.  Surrounded by Forest Service land and located on a quiet cul-de-sac with only one other property on the street, this little gem is worth a look for anyone who seeks a true mountain getaway.  

The 2BR, 1.5 bath, remodeled condo at #16 Village Court appears to be a good value on paper with an asking price of $399,500.  At 1,040 sq. ft. this end unit is within walking distance of the Village Shopping Center and the beach.  I'll have to check this out on Tuesday at the weekly Incline Village MLS tour since there are no interior photos yet.  The end unit at 900 Golfer's Pass #1 is a 3 story, 3BR, 2 bath condo with a 1 car garage.  Located close to Village Blvd., this property needs a little TLC and the asking price of $549K reflects that reality.

Even though it was snowing lightly this morning, with 8 different properties to keep track of, it seemed almost like a summer day on the Incline Village MLS.  We had 3 new listings, 3 price reductions and 2 deals closing escrow today.  

The properties that closed escrow ranged from the condo at 688 Wilson Way which went for the very reasonable price of $570,000 all the way up to the elegant 8000+ sq. ft. home at 1054 Lakeshore that sold for over $6 million.  The high end of the Incline Village, NV real estate market is still very strong and we have seen the inventory on Lakeshore slowly disappear over the past 2 years.

The price changes today don't get me all that excited, except for #35 All Seasons which dropped another $10K down to $369,000.  This 1043 sq. ft. 1 BR, 1 bath condo is arguably the most beautifully remodeled property of its size on the market at the present time.  Very motivated seller, but a long walk from the parking lot is likely the only reason this condo has not sold yet.  

Our new listings in Incline Village today include a panoramic lake view home at 397 Driver Way with an asking price of $3,375,000, a home on the golf course at 908 Driver Way tagged at $3.6 million and #9 Skylake, a refurbished 3BR, 2.5 bath condo close to the beach at $859,000.  I'll need to see the interiors of all 3 to get a handle on the pricing and exact locations / floor plans before I comment further.

The only action on the Incline Village, NV real estate market today are two new listings at opposite ends of the spectrum.  With an asking price of only $649,000, the 3BR, 2.5 bath condo at 4 Cala Neva Dr. in Crystal Bay is worth a look for anyone in the market for a 1600+ sq. ft property.  Located in walking distance to the casinos, shops and restaurants, and a short stroll to the beach, this nicely furnished condo was built in 1998 and looks impeccably maintained.

The other new listing in Incline Village today is for the house at 746 Mays Blvd. with a price tag of $1,785,000.  This 5BR, 4.5 bath home on a .443 acre lot was on the market in 2005 at about $200K higher.  With a new listing agent and a new price closer to fair market value, the property is well priced even though it could use some updating.  Located close to the Village Shopping Center and a couple of blocks from Burnt Cedar Beach, this low elevation home for sale in Incline Village is something to consider for you buyers looking in the Lakeview subdivision.

Headlining the news on the Incline Village MLS today is the panoramic lake view property at 1159 Altdorf Terrace which came on the market last week and is already in escrow.  I wrote in this column that this property was a great value at the asking price of only $859K and some sharp buyer jumped on this free standing condo in Lower Tyrolian Village.

No price changes to report, but we did have 3 new listings today.  697 Birdie Way is a repeat at the same high price of $1,995,000.  Nice home on the Mountain Golf Course but IMHO it's a good 300K or more overpriced.  

Next up on the Incline Village real estate market today is the new listing at #27 McCloud.  This 2BR, 2 bath condo is on the Village Blvd. side and the asking price of $585K looks in line with recent sales in this complex.  

The most interesting new listing today is for the 4400+ sq. ft. remodeled home at 105 Pine Cone Rd.  Located at low elevation in the Mill Creek subdivision, this 4BR, 3+ bath house features a master suite on the entry level, high end materials throughout and a .57 acre level lot.  This nice home for sale in Incline Village is definitely worth a look at the asking price of $2,350,000.

With 2 new listings, 1 price increase and 2 deals closing escrow we have a bit more action today on the Incline Village, NV real estate scene than the past few days have shown us.  The price change today is an increase of $20,000 for #82 Racquet Club, so let's move right along past that inexplicable event and take a closer look at the new properties for sale.

878 Rosewood Cir is a free standing condo in the Incline Creek Estates development.  This elegant 4 BR property has high-end everything and an asking price to match at just over $1,256,000.  288 Village Blvd. is a 5600+ sq. ft. commercial building with annual gross rents of $107,000 and a price tag of $1,995,000.  Great central location with 18 parking spaces and only 1 vacant suite in the building.  Worth a look for you commercial property investors who are searching in Incline Village and North Lake Tahoe.  

Our first closed escrow today is for the panoramic lake view home at where else but 180 Lake View Ave.  Stunning views from every room, surrounded by forest, this 4BR, 3.5 bath house went for $2,062,500.  After sitting on the market for 2 years and several price reductions it was nice to see this one sell.  The beautifully remodeled condo at #1 Fairway Pines also sold after a lengthy time on the market.  It was a FSBO in 2005 at $899K and then listed in 2006 for $835K, finally selling today for the fair market price where I originally pegged it at $800K.

The Incline Village real estate market is in the doldrums this time of year with the enjoyment of the holiday season taking precedence over sales of homes and condos.  We had no new listings or price changes on the Incline Village MLS today, but we did have one deal close escrow that is big news for you bargain hunters out there.

A couple of weeks ago I sent out a Super Deal Alert for 1208 Styria Way when the listing agent informed me the seller had become extremely motivated.  This 1500+ sq. ft. free standing condo near the Diamond Peak Ski Area had an asking price or $480,000 and sold at the bargain price of $390,000.  Every now and then you get a little gem and a motivated seller at the same time and this was one of those times.  Congratulations to the lucky buyer whoever you are!
