With the Christmas holiday weekend upon us, the title companies were forced to work overtime on Friday with 2 deals going into escrow and 1 deal closing escrow. That's about as much action as they've had each week recently, so I hope the escrow officer didn't get carpal tunnel from all the data entry.  The Incline Village MLS also presented us with 3 new listings the past two days, but no price changes for any of the properties for sale in our local market.  

As expected, 609 Tyner Way which was promoted a couple of days ago as a Super Deal Alert went back into escrow.  Folks, I don't make up these Super Deal Alerts just because one of my ancestors was Chicken Little.  The buyer of this property can count on a high 6 figure to low 7 figure profit if they play their cards right in the next 3 to 5 years.

The new listings on the Incline Village MLS today consist of a repeat at 680 Tumbleweed Circle (bring your snow blower), a 4 BR, 3.5 bath, 3,625 sq. ft. home under construction at 30 Somers Loop in Crystal Bay and a supposedly remodeled condo at #65 Mountain Shadows.  With an asking price of $599,000, this 3 BR, 2.5 bath, 2-story, 1,360 sq. ft. condo is a "stunning remodel" and "gorgeous" according to the listing agent.  It's it's such a great remodel, why is the only picture on the MLS a view of the trees?  Where are the interior photos?  I can see the listing presentation now: "We're not going to put any photos on the MLS, more buyers and agents will come to look at the property if we just tell them it's stunning since they'll be curious."  I think the listing agent's parents forgot to send the money to cover the tuition for Marketing 101.  If you want to see interior photos of this condo, let me know and I'll shoot some and e-mail them to you.

With 5 new listings today and one price change one would think we had a lot of activity on the Incline Village MLS on this snowy Thursday.  But 4 of the 5 are repeats, 2 free standing condos on Lariat Circle, the fabulous Tudor style home on the golf course at 361 Country Club Dr. and the partially updated condo at #38 Creekside East.  If you're looking in the $2 million price range, the home on Country Club Dr. is definitely worth a look.  The new construction up on Lariat Cir. is very nice and priced in the $1.5 million range.  Since the actual new listing is a remodeled condo in Pinebrook without any pictures for us to enjoy, let's skip ahead to our 1 price change for the day.

The 4 BR lake view home at 538 Dale dropped a sizeable $114,000 today all the way down to $1,025,000.  This house is a project and has a steep driveway, so I don't know if looking at this home in the middle of our current snow storm is a good idea.  However, if you insist on seeing this property this weekend, please bring crampons and an ice axe, leave your car on the street and hope a snowplow doesn't run over it while you're checking this place out.

Super Deal Alert!! - 609 Tyner Way fell out of escrow today.  With an asking price of $1,295,000, this 4BR, 3.5 bath, lake view home on 2/3 of an acre is the best deal in town under $1.5 million.  Tremendous upside potential in a neighborhood with $4 to $5 million homes.  If you are looking for a lake view property and don't call me for more information on this one, then please don't complain to me in a couple of years when this property has been remodeled and sells for $2 million+.

OK, now that we've got the big news of the day out of the way, let's take a look at the 2 new listings as that is the only other activity on the Incline Village MLS today.  669 Country Club Dr., affectionately known as the Star House for its unique architecture boasts 2BRs, 2 baths, 1200 sq. ft. and an asking price of $549,000.  There's a bit of road noise due to the proximity to CC Drive, but with a little imagination you could finish out the 2nd floor and have about 1800 sq. ft. and a neat little vacation getaway.

At only $300K, #15 All Seasons is a 1BR, 1 bath condo in Incline Village with a squint peek of the lake and a short walk to everything.  This has been a very hot complex in 2006 and I anticipate this condo will sell before any of the Pinebrook units currently on the market, even though they are 60K less.

We had a little flurry of activity today as the buyer's market came back to life with 3 deals going into escrow on this chilly Tuesday.  With overnight temperatures near zero, the Incline Village Real Estate market heated up today as #4 All Seasons, #91 Woodstock (both condos are located on Alder Ave. near the center of town) and 1238 Styria all got accepted offers.

We had no new listings or price changes, but we did have an interesting MLS tour today.  When time permits, I will try to write a review of the weekly Incline Village MLS tour which takes place every Tuesday morning.  With 20 properties on the menu today and many of them repeats, I narrowed the field to 10 viewings.

The best deal of the day of any property for sale that I reviewed is 900 Golfer's Pass Rd. #1.  This 3 BR, 2 bath condo with an attached garage, woodsy setting and good location is only $549,000.  At 1,567 sq. ft. and in need of just basic updating, this little gem would make a great entry level property in Incline Village for an astute buyer.  

The highlight of the day is the spectacularly remodeled lake view home at 397 Driver.  With an asking price of $3,375,000 and worth every penny, this dramatic home has high end everything, 9 heating zones (if I counted the valves in the hydronics room correctly), a gourmet kitchen and a fabulous street to street lot.  Every room has been elegantly remodeled and there is even a cute wine cellar that will hold a few hundred bottles of your favorite vintages.

We are looking at a very quick update today with just 1 new listing and 2 price changes on the Incline Village MLS. I'm baffled at the $375,000 asking price for #16 Incline Manor, so I'll have to check it out on the tour on Tuesday.  This 2 BR, 1.5 bath, 960 sq. ft. condo looks like it has a few minor upgrades, but it's an inside unit with a hefty price tag for this complex.

It's nice to see #100 McCloud drop down to $620K, that's getting pretty close to fair market value and the house at 947 Dorcey is now coming closer to reality with the reduction from 949K down to 895K.  With all of the good properties for sale in Incline Village at the present time and the lack of snow on the ground, buyers still have time to make some excellent purchases while they can still see the lay of the land.
