I don't have much to offer you in the way of commentary today except for a repeat at #55 Royal Pines which is a remodeled condo that switched agents and came back on the market today at a lower price of $695,000.  Nicely updated, the price is still a bit high in my opinion, but you can always write an offer and try to negotiate for this low elevation, 1700+ sq. ft., 4BR, 3.5 bath end unit.

Taking a look at the homes, condos and other property for sale in Incline Village as the year draws to a close we still have some good values on the market.  With the nice sunny weather, buyers have a great opportunity in the coming week to try and strike a deal before the next blizzard arrives to obscure the landscape.

After a spike in activity on the Incline Village, NV real estate market Thursday, we returned to the normal seasonal pattern of a slower pace with just 1 price reduction and 1 deal going into escrow on Friday.  I'm happy to see the beautiful lake view house at 636 Lariat Circle go under contract.  This is a great example of a seller recognizing the true fair market value of their property, reducing the price accordingly, and then shortly thereafter getting an acceptable offer.  If you've been looking at the property for sale in Incline Village over the past six months, then you've seen the good values get snapped up one by one.  The quality inventory at reasonable prices is steadily disappearing and it's sad to see so many buyers sitting on the sidelines waiting for the non-existent price collapse.

Our price reduction today on the Incline Village MLS is for the spectacular home at 959 Fairview.  This beautifully remodeled 4BR, 4+ bath home sits at the top of Fairview on over an acre.  Owned by a well known baseball player, this elegant property has a home gym fit for a world class athlete and the house itself has been done in a contemporary style with a European flavor.  Now at $2,995,000 which is about $1 million below the original asking price, this home is definitely worth a look for anyone who wants their own private paradise.

We had a decent amount of activity on the Incline Village MLS today.  With 1 new listing, 2 price changes, and 3 deals closing escrow there's a lot to stimulate the intellect if you're looking at real estate in Incline Village and Crystal Bay.

Our new listing today is one of the oversized 1700 plus square-foot units in the Mountain Shadows complex.  This three bedroom, 2.5 bath, condo with a loft appears to have received a little bit of updating.  Too bad they're not including the furniture as it looks really nice, maybe you could ask the seller to throw it in.  With an asking price of $614,000 this is one of the rare condos in the complex that actually has a garage.  If you are looking for a property in the Mountain Shadows complex I would definitely put this on your shortlist. 

Our price changes today are one up and one down and the one going up surprises me since it's a condo in Burgundy Hill where there are currently four properties on the market.  This is definitely a nice unit and maybe the seller feels that during the winter time they can shoot for a little higher number and if they find just the right buyer great and if not they can afford to hold onto it until next summer.  The tear down at 569 Dale Drive dropped significantly from $1,075,000 all the way down to $995,000.  This property has a fairly nice Lake view, but you do feel like you're sitting on the edge of a cliff.  If you have acrophobia like myself you will want to have a really good contractor building your new home and very solid deck railings.

The three properties that closed escrow today include an eclectic mix of Incline Village property types.  First up is a piece of raw land at high elevation at 955 Garen St. that went for $320,000 at just under one quarter of an acre.  On the other end of the spectrum is a beautiful luxury 5,700 sq. ft. home built by Ira Rodman at 460 Jill Court that sold for just under $4.5 million. And one of my favorites that I had been showing recently, #91 Woodstock, a cute two bedroom two bath condo that fetched $382,000.  

Each week the best values on the Incline Village real estate market are slowly being purchased by savvy buyers.  There are still good deals to be found among the properties for sale in Incline Village in each price range and at each elevation.  I need to reiterate what I said in my December newsletter to all of the buyers out there; you cannot wait for a significant drop in prices in Incline Village because it's not going to happen.  If you find a good value I recommend that you jump on it because if you snooze you lose.

SUPER DEAL ALERT! - December 27, 2006
You'll want to click the link below to see the free standing condo that just came on the market today at 120 Country Club Drive, just a short walk to the Hyatt and the beach.  This unit has upgrades such as slab granite in the kitchen, plantation blinds, etc.  I am trying to get in to shoot pictures, but the listing agent told me that the seller wants to stage the place first.

This place might go into escrow before it gets staged since the demand for these units drastically outstrips the supply.  The last time that I sent out a Super Deal Alert for a condo in this complex, the property sold at full price in 48 hours.  I expect this property will sell for around $1.2 million.

December 24 - 26, 2006
Anyone looking for new property for sale in Incline Village the previous 2 days should have asked Santa for a new listing, because I can't help you.  However, with the Christmas holiday over (except for the post-holiday shoppers), our real estate market sprang to life with 2 new listings and 2 deals closing escrow today.

Our new listings consist of a repeat for the lake view house at 553 Silvertip at $2,095,000 and a 3BR, 1.5 bath condo in Incline Manor for $375K.  The property for sale on Silvertip is getting closer to reality, it was close to $2.5 mil. earlier in the year.  Still, it has an unusual floor plan and you really have to love stairs to enjoy this place.

Saving the headlines for last, the 2 properties for sale in Incline Village that closed escrow today were both touted in this column as Super Deal Alert's earlier in the fall.  The panoramic lake view fixer upper at #15 Bitterbrush came on at $625K, I recommended that people write offers around $550K and it closed at $555K.  Congratulations to the savvy buyer, with a little vision and 100K in remodeling you have a place worth $750K+.

The lake view condo at #2 Crystal Tower with an asking price of 699K sold for the bargain price of $615,000.  In some parts of the world that would be considered expensive for a 1BR, 1 bath, 956 sq. ft. condo, but being in a lake front complex with buoy, pier, pool, gym, and assigned covered parking (a parking spot just sold for 250K in Boston), it's a heck of a value.  Anyone who has been looking for a good value among the condos for sale in Incline Village would do well to come up here in early January before the few remaining good deals evaporate.

Speaking of good deals, I took pictures of the new listing (not mine) at #65 Mountain Shadows and have built a web page for your viewing pleasure.  You might wonder why I went to the trouble to shoot pictures of a property that is not my listing.  Well, I spoke with the listing agent today and she won't have a virtual tour shot and uploaded until next week.  I had to check out the interior and I must say, they did a fairly nice job.  Click here to see the interior photos and read a more detailed description.  I'm still trying to figure out where they came up with the $599K asking price.  The most expensive condo ever to sell in Mountain Shadows went for $584K way back in March, before there was a ton of inventory (10 units in this complex are for sale right now).  That other unit was 10% larger in square footage, had a 4th bedroom and was a high end remodel.  So, we'll see where #65 shakes out, my guess is no more than $525K to $550K and that's pushing it.
