price changes and 1 deal closing escrow, it's going to be a quick recap
before I throw another log on the fire tonight. The Incline
Village real estate market cooled today in advance of what could be the
coldest temperatures in the past several years this coming
weekend. So bundle up, and get ready for today's update which
brings us right down near the lake for our new listing at 120 Juanita
Dr., #10 Northshore Estates. Just a block from the beach, this
3BR, 2.5 bath, 2088 sq. ft, remodeled condo in Incline Village is priced
pretty close to fair market value at $775,000. If you've ever
wanted to own a property in this complex or at low elevation, as long as
you don't mind sacrificing having a garage, this one is definitely worth
a look. Warning, it may have a closet shaped like a triangle as
some of the units in this complex are famous for that feature.
The home for sale in
Incline Village that closed escrow today is 824 Jennifer St. At
only 1,452 sq. ft. and without a garage, this partially refurbished home
with an ok lake view brought a final closing price of $700,000 after
being on the market for 5 months. Located at a moderately high
elevation (around 7000'), but just a couple of blocks from the Mt. Rose
Hwy, this pretty much establishes that you're not going to find anything
"livable" with a lake view under 700K. And if you want a
garage, add another 50K to 100K, unless you're looking at properties
that sit right on top of the Mt. Rose Hwy and provide you with a
symphony of road noise.

On the MLS tour today, 48 agents viewed this property and everyone loved
the place, and it's not even my listing! That's why I sent out a
Super Deal Alert when it first hit the market. If you've ever
wanted a quality low elevation property with a more private location
than most, this one is not to be missed! I would love to represent
the buyer on this property since I know they will be incredibly happy
once they start using the place and everyone who missed out will be
jealous that my client got the best location in the complex!
While the weather brought beautiful spring like numbers to Incline Village, the real estate market continued at a mid winter level with 1 new listing (a repeat at 1354 Zurich Lane), 2 price reductions and 1 deal going into escrow. The repeat new listing is now on the market at $578,700 for this cutely remodeled cabin in Upper Tyrolian Village. Originally at $627,000, this free standing condo is moving closer to the target price I set when it came on the market in 2006.
Our 2 price reductions
today are 24K for the 3BR condo at 1-38 Forest Pines, now down to 575K
and the spectacular high end construction by Lamonica at 561 McDonald
with a drop of 100K to $2,295,000. If you are looking for homes or
condos for sale in Incline Village, with our current inventory of 330
properties there is something of interest in every price range. We
have so little snow on the ground right now in the village, (it's mainly
up on the peaks), this is one of those rare winters where you can
actually tell what you are looking at in January.

If a picture is worth a
thousand words, I'm going to save about 900 and just tell you to click
the link in the next sentence so you can see the only new listing in
Incline Village today. This remodeled lake view condo at #83
Bitterbrush features one of the best views in the complex, 2 BRs, 2
baths, 2 car garage, fireplace, deck, and it's an end unit!! At
under $640K and with all the features mentioned this one is definitely
worth a look if you are shopping for real estate in Incline Village and
Crystal Bay and have always wanted a lake view.
We had no price reductions to report today and just 1 deal going into escrow which was another of my famous Super Deal Alert's recently. The tear down at 569 Dale Dr. dropped under $1 mil. to $995K when I sent out the alert and some sharp investor snapped up this lake view property.
Why are so many buyers still sitting on the sidelines as the good values one by one are getting purchased? What do I have to do to motivate anyone who is trying to wait out the non-existent future price decline in Incline Village that no significant across the board retreat is going to happen?
Each property in Incline Village and Crystal Bay sells on it's own merits. So, if you see a place you like, write the offer at the price you want and ignore the asking price. Conversely, if a special property like #41 Country Club Villas comes on the market, why are buyers waiting?
Anyone who wants to
own a quality property in the Country Club Villas near the Hyatt really
needs to write an offer sight unseen, but contingent on viewing and
approval within 7 days. This property will be on the MLS tour on
Tuesday 1/9 and will likely be in escrow in the next 7 to 14 days at the
latest. The only reason it has not sold yet is that as soon
as the seller got the place cleaned up and ready to show he came down
with the flu. As of this writing I am still the only agent who has
seen the interior and you have the inside track to see my photos
of the condo. That is why I'm urging all of my buyers who have
any interest in owning a property in the Country Club Villas to realize
that unless someone in the complex has to declare bankruptcy, this is
the best one they will see anywhere near $1.2 mil. If you don't
think it's worth $1.2, then you can always write an offer at a lower
price and try to negotiate, but you don't want to let this one slip by!

We had four new listings, zero price
reductions and one deal going into escrow today on the Incline Village
MLS. Our new listings today included two repeats which are #25
L'Ermitage and 1039 Apollo Way, a cute cabin in Lower Tyrolian Village
that looks like it might need some updating and a house with a filtered
Lake view at 574 Fallen Leaf Way.
The three bedroom, 3.5 bath, 2200 plus
square foot house with two car garage on Fallen Leaf looks like an
interesting property. This remodeled home for sale in Incline
Village has a short level driveway, woodsy setting and is located on a
very quiet private street. At $1,225,000 I think it's a teeny bit
high but it is certainly worth a look and you can always try to
negotiate your best deal. If you have been looking at the property
for sale in Incline Village in this price range such as #41 Country Club
Villas and would rather have a lake view, this house merits your
consideration.

Today's update on the Incline Village MLS will
be even shorter than Thursday's, as 2 of the 3 new listings are
overpriced repeats and the actual new listing at #8 Brookstone has no
interior photos. I don't mean to knock the listing agent, but just
because you're a discount broker doesn't mean you can't shoot some
photos of the inside so the rest of us can see the property. I
can't get excited about e-mailing a listing to my buyer clients if I
have no idea what the place looks like.
Our 1
price reduction today is for 20K at #134 McCloud. Now down to
$675,000, when this one drops another 40K so it comes out of the
bleachers and into the ballpark I'll let you know. The best part
of my day was showing some beautiful properties to one of my
clients. We toured some elegant lake view condos and houses on
what could be the prettiest day after a snow storm we will have all
winter. It was a perfect day to check out real estate in Incline
Village and look at a variety of property for sale in our beautiful
community. My compliments to the guys handling the snowplows
during this last storm, they did a fabulous job in tough conditions.

A quick update on the Incline
Village, NV real estate market for the past 2 days as we had 0 new
listings, 1
price reduction, 4 properties going into escrow and 1 deal closing
escrow. The lakefront property at 1179 Lakeshore Dr. sold at the
bargain price of $5,600,000. From the road you have no idea how
amazing the view is or how quiet the place is inside. I'm sure a
lot of prospective buyers were scared off by the proximity to the road,
but they missed out on a great value.
Our only price reduction today is a modest 12K for #11 White Pines. This 4BR, 3.5 bath, 1752 sq. ft. condo is in one of the more private settings in the complex. Now at $565K, this condo at low elevation in Incline Village is getting closer to the target price I set when it first hit the market, but still has a ways to go in my opinion.

The Incline Village real
estate market keeps rolling along with four new listings and two deals
going into escrow today. The two properties that went under contract are
both located in the Incline Creek Estates development so it looks like
someone is celebrating the new year with some new construction.
Taking a look at the new listings today, two of them are repeats so let's skip ahead to what appears to be a good value at 919 Jennifer St. Situated on almost a third of an acre in a woodsy setting, this three bedroom, two bath, 1700 plus square foot home is priced at $779,000. It does not have a garage, however there is a parking pad on which to fit multiple cars and it looks like you have a fairly level entry to the property. The open beam ceilings and interesting architecture make this one worth a look for anyone considering a higher elevation home in Incline Village.
The nicely remodeled
condo at #6 Bitterbrush should be of great interest to anybody who is
looking for a lake view property in Incline Village. This three
bedroom, two bath,1270 sq. ft. property with a carport is located near
the entrance to the complex for easy access all year round. Priced
at $639,000, I highly recommend you see this on a sunny day see you can
appreciate the beautiful panoramic view of Lake Tahoe.

The Incline Village MLS opens
the new year with 1 new listing, that's a repeat (the lakeview house at
489 Fairview for $2.6 million) and 29 expired listings. If you're
looking for a property in Incline Village on the eastern slope and don't
mind sinking in a few dollars, the place on Fairview is worth your
time. Excellent lake views, great upside potential and you can
even add some bedrooms or make a rec room where there is an existing
office.
I normally don't talk
about properties that are no longer listed on the MLS, but this time of
year a lot of sellers let their listings expire. Many of these
owners are still willing to sell their property, but most agents don't
give these listings a second thought. I, on the other hand, will
contact these property owners directly to see if they wish to sell their
place to one of my buyer clients. By being proactive and keeping
expired listings in my mind as potential sales, I am able to provide an
extra level of service to both buyers and sellers in Incline Village and
Crystal Bay.
