With 3 new listings, 1
price reduction and 4 deals closing escrow today, the Incline
Village MLS gave me as much of a workout as I got carving turns down the
fall line on the hard packed snow at Mt. Rose. It's a good thing
that I waited until almost 10:00 pm to do today's update, since the best
new listing of the day just came on the MLS a few minutes
ago.
#76 Woodstock is a rare 3 BR, 1200+ sq. ft. condo with a very reasonable asking price of $460,000. No pictures of the interior just yet, but according to the listing agent there are some nice upgrades.
The other big news of the
day is the huge price reduction all the way down to $725,000 for the
house at 519 Sugarpine. Now priced close to lot value, this woodsy
piece of property next to Second Creek is just over 1/2 acre.
Arguably one of the most private lots at low elevation, this property is
definitely worth a look for anyone considering a tear down / rebuild
opportunity.

Our weekly Incline Village MLS tour was
very inspiring today, with 3 properties catching my eye, all of them
quite different. The 2BR, 2 bath, remodeled, lake view condo at
#83 Bitterbrush actually has a very good lake view from the living and
dining areas, and it only gets better on the deck. Most of these
units need mirrors to reflect the view for people in the LR and DR to
enjoy. But, this end unit has just the right angle looking at the
lake, and there is even a great view of Tahoe from the back deck off the
kitchen!
#10 Northshore Estates is perfect for you beach lovers who have been waiting for a quality property under $400 per sq. ft. within a block of Lakeshore Drive. This 3BR, 2.5 bath, 2088 sq. ft., remodeled condo for sale in Incline Village is priced to sell (and fully furnished) at only $775K which makes it just $371 / sq. ft. I sent out a Super Deal Alert on this property and the one below since I think they both represent good opportunities.
And topping the charts is one of the most well designed split-level homes for sale I've ever seen in Incline. 574 Fallen Leaf Drive features a generous master suite along with kitchen, living and dining areas complemented with filtered peeks of the lake on the upper level. Two nice size guest bedrooms, plus 2 full baths and a large family room down below. Not an inch of wasted space, quality materials throughout and a quiet location make this one a winner! I think it will fetch something close to the asking price of $1,225,000.
The action on the Incline Village MLS was otherwise a real sleeper today, with 1 deal going into escrow, 0 new listings and 1 price increase of $15K for the house at 984 Galaxy Way. The house at 1021 Dorcey went into escrow today and it will be interesting to see where it closes escrow, as I thought the asking price was way too high. We'll see if my estimate is accurate in 30 to 60 days when we learn the final closing price.

We had an unusually busy Monday for
mid-January on the Incline Village real estate market with 0 new
listings, 2
price reductions, 3 deals going into escrow and 1 property closing
escrow.
The deal that closed escrow grabbed my attention since it's one of the better 2BR, 2 Bath, furnished, lake view condos in Bitterbrush with an attached garage. Closing at $525,000, down over 100K from the original asking price back in July of $628,888, this reinforces what I've been saying all year about softness in the Bitterbrush complex. When you have an excess of inventory in a particular complex where prices have run up quickly since 2002, things have to settle down a bit.
The properties for sale in Incline Village that went into escrow today are the house that's been on the market for a long time at 918 Michael Ct., the cute fixer upper 1/2 duplex at 920 Wendy Lane (lowest priced property in town with a garage at 329K) and the beautiful home at 1032 Lakeshore that's not been on the market very long at all. I loved this house when it was on the MLS tour in December and had a feeling it would be the next place to go in the $4 million price range.

The past two days our market was as
slow as molasses in winter, which considering the frigid air temperature
is pretty accurate. Our only real estate activity in Incline Village was
the new /
repeat listing at 565 Sugarpine. Back on the market at
$2,195,000, but with a different agent, this 4BR, 4.5 bath, 5560 sq. ft.
lake view, lodge style home features a media room, spacious everything
and one of the largest exercise rooms you'll ever see in a house.
The exercise room even has a full length floor to ceiling mirrored wall
for you fitness enthusiasts.

The Incline Village real estate market
picked up dramatically today with three new listings, three
price reductions, one property going into escrow and two deals
closing escrow. Checking out the new listings, two of them are
repeats, the first being #40 McCloud, my favorite three bedroom in the
complex at $854,900. Excellent location, unique floor plan with 3
full size bedrooms and 3 baths all spread out around the unit for
maximum privacy. Good size kitchen opening to the living and
dining areas. Deck overlooks quiet and private open space with
tree and mountain views. Just take
a quick look at the photos on my web site and let me know if you'd
like to see the condo. The other repeat but with a new agent is
the mixed-use space at #65 Country Club Mall. Ernie's Bakery is a
local institution, so any of you who've ever dreamed of having your own
shop, this is your opportunity.
The actual new listing today is #305 Burgundy Hill which sold a little
over one year ago for $652,500 and is now back on the market at the
astonishing price of $779,000. Even though the median price for
condos has risen approximately 20% in the past 12 months this particular
complex has been flat across the board. I am not sure if there is
a buyer out there in the $700,000 plus range for this particular condo
so we'll have to see what the reaction is when this one hits the MLS
tour in a week or two. I love the listing agent and I hope that
she can get something close to the asking price, but in my humble
opinion I just don't see it at this point in time. Maybe when
summer rolls around..................................
Our three price reductions today all took place in the Incline Creek Estates development. I'm not sure why they reduced the prices at this juncture, so I will have to speak with one of partners on the project and ask why they cut prices for 3 of these beautiful properties. Anyone looking at homes for sale in Incline Village in the $1.3 million price range that has not seen these free standing condos should give me a call. I'd like to show you the great floor plans and quality materials being used along with all of the upgrade options. The developer has a reputation for doing excellent work and even if you don't want to buy one of these units you'll come away with some great ideas for colors, textures and materials that you can use to remodel your own place.
Our closed escrows today
include one of the above mentioned properties in ICE at $1,331,060 and
the cute condo at 1238 Styria which sold at the reduced full asking
price of $525,000. Proof once again that properties sell at fair
market value, not some seller's dreamland number. This 1600+ sq.
ft., 3BR, 2.5 bath condo without a garage but with a decent mountain
view came on the market at $599,000 way back in May 2006. Looking
at the time value of money, if someone had offered 525K in the summer,
the seller would be way ahead having several months to reposition the
sale proceeds. I may sound like a broken record, but if you find a
property you like, ignore the asking price and make an offer.
You'll never know how motivated a seller is until you
try...................

Enjoy the commentary
from Wednesday, there was no activity on the Incline Village MLS on
Thursday except for 2 listings expiring and 1 being withdrawn. Or
better yet, check out the web pages I built for the great free standing
condo at 41 Country Club Villas, near the
Hyatt. This is a beautifully maintained property with more open
space around the unit than any other condo I've seen in the
complex. The seller has priced this property pretty close to fair
market value and now that our brief snow storm has come and gone I
anticipate buyers to be all over this property in the next few
days. It had 4 showings today and I'm sure there will be more over
the weekend, if it's still on the market. Below is the update from
Wednesday.
