With 3 new listings (2 of them repeats), 4 price reductions and 1 deal going into escrow today, plus dealing with an offer / counter offer situation I'm in, it was a busy day for both me and the Incline Village MLS.  All this work interfered with my plans to enjoy what was the first day of Spring Skiing (yes, it hit 50 here today).  So, I will be skiing on Thursday from 11 to 2, I just hope there is still some snow left to cover the rocks.  But, I digress, let's get back to the real estate activity today where our new listing is one of the more stunningly remodeled 1 BR, 1 bath condos at #55 Woodstock.  I can't wait to preview this property, the only photo on the MLS has whet my appetite for what the owner did with the rest of the interior.  Priced at $404,000 for 667 sq. ft., this centrally located condo for sale in Incline Village makes a great little vacation getaway.

Taking a gander at the 4 price reductions today, we can breeze by 3 of them and focus on #72 McCloud.  This slightly oversized 2 BR, 2 bath, 1162 sq. ft. condo with a mud room and extra super high 15' cathedral ceiling in the living room and bigger than average deck make this worth a look for anyone who's been holding out for an upper unit.  Now priced at $599K and just a block from the beach, this could be the next 2 BR unit to sell in the complex.

I made a point to preview the new listing at 705 Birdie Way which I wrote about in yesterday's column.  The location near the end of the cul-du-sac and right above the creek abutting the Mountain Golf Course is wonderfully serene and private.  The property is pretty much original from 1979, but it has a great floor plan with 3 master suites, one of which is on the entry level along with living, kitchen and dining.  The 2 car attached garage leads you into the back hall with laundry area and gives you space to get all the mud off before you enter the kitchen.  At over 2200 sq. ft., on just over 1/5 acre of land with a nice chunk of unbuildable open space to the left of the house, this is worth a closer look.  The asking price is $840,000.  I think this place has some good upside potential and if I was not hallucinating there's even a peek of the lake from the deck.

It was another spectacular day at Lake Tahoe, so after the Incline Village MLS tour, I hiked 1500 feet up to the peak known as 8575 to enjoy the afternoon.  You're not going to find any property for sale with a view quite like I experienced, but a bit closer to the lake we've got some gems that are worth your consideration.  With 2 new listings (1 a repeat), 1 price reduction, 1 deal closing escrow and the weekly MLS tour providing fodder, let's get to the action for today.

Our actual new listing is the creek side home at 705 Birdie Way.  If you've been looking at homes for sale in Incline Village, this 2200+ sq. ft., 3BR, 3 bath, 2 car attached garage, with mountain and tree views plus a quiet location on a cul-du-sac next to the Mountain Golf Course, is worth a look at the $840K asking price.  Bring your imagination to spruce up the interior and you'll have a great property on your hands.

The price reduction today is for the cute chalet at 700 College Dr. - #18.  Now under 400K, a little arm twisting might get you a great deal on this 1100+ sq. ft. cabin in the woods.  

The Incline MLS tour enlightened me with a great new listing at 105 Pine Cone Rd.  Arguably the nicest 4000+ sq. ft. house without a view, within walking distance of Lakeshore, and priced reasonably at $2,350,000.  Even if you can't afford the price, you'll get some great remodeling ideas from the beautiful interior.  Ditto for the new construction at 591 Village, if you've got $3,750,000 burning a hole in your pocket.  One of the finest pieces of new construction I've seen in the village in the past year, my compliments to the contractor, Mr. Lamonica.

The house at 683 Mt. Watson (a little cul-du-sac off David Way) with a peek of the lake is one of the nicer low elevation locations I've seen.  Just under 1/2 acre, built in 1972 and mostly original, get it for something in the $1.1 million range (asking price is 1.2) and you've got yourself a contractor's dream.  It is hard to find a low elevation property for sale in Incline Village that has such a quiet location and easy to improve lot as this one.    

Last, and certainly not least on the tour today (there were other properties but most were repeats or not worthy of comment), is the tastefully updated 3BR, 3 bath condo at #45 McCloud.  Priced at $859,500, this has a great location on Village Blvd, close to the beach and is going to give #40 with an identical floor plan a run for the money.

It was another beautiful sunny day in Incline Village and the real estate market brings us 2 new listings, 2 price reductions, 1 deal going into escrow and 1 property closing escrow.  One of our new listings is a repeat at 430 Tuscarora, so let's soak up the panoramic lake view at 769 Champagne.  This 5 BR, 7.5 bath, 8568 sq. ft. showplace was built in 1996 and features everything you could imagine.  Even if the $6.5 million dollar price tag is out of your range, the Virtual Tour is definitely worth a look.

I'm glad to see the funky, dome shaped house at 838 Jennifer St go into escrow today.  The lowest priced lake view property in town and pretty much a tear down IMHO, this property sale will set the intrinsic value for high elevation lake view lots for the near future.

Looking at the condos for sale in Incline Village we find both of our price reductions today within a couple of blocks of each other.  It's good to see #47 Pinebrook getting closer to reality and #8 Brookstone which just came on the market dropped 16K probably in response to the reception it got on last week's tour.  That's about as excited as I can get for either of these units at the moment.

After 9 months on the market, the house at 363 Mountain Lake Court closed escrow at $1,633,420 today, approximately $250K off the original asking price set last March.  Big homes that need work don't sell for top dollar or in a short time.  This place has a super location and the new owner has wonderful architecture and a great floor plan to work with at this Incline Village property on the prestigious East Slope.

It looks like the NFL dominated the MLS the past 2 days with just 1 new listing, no price changes and only one deal closing escrow.  While football fans were glued to the conference championship games, the only new property for sale in Incline Village is a rare 3BR, 3 bath, 2 story, 1789 sq. ft. condo at #45 McCloud.  Priced at $859,900 when a similar unit one two doors down has been on the market for quite some time at $5,000 less makes me wonder if there's something special about this condo beyond the minor refurbishing described in the listing info.

The Incline Village, NV real estate market brings us 1 pseudo new listing, 2 price reductions, 1 deal going into escrow and 1 property closing escrow today.  I can't really call 984 Galaxy a new listing since it's been on the market for a long time and this was really just a change of listing agent within the same firm.  

Our price reductions are a necessary one for the radically overpriced condo at #16 Incline Manor which is now only significantly overpriced at 349K, and 100K for the house at 591 Lucille.  Both properties have a long way to go in my opinion before hitting their target price.  So, if you like either of these properties, then write an offer at your own price and see if you can get the seller to negotiate.

The home for sale that went into escrow today is one of my favorite high elevation properties at 305 Laura Court.  When this came on the market 18 months ago at 749K I pegged it as being 100K to 125K too high.  We'll see how accurate my crystal ball is when this one closes in February.  If you are looking for homes or condos for sale in Incline Village, there are still some good values on the market at the present time and seller's tend to become very motivated in the winter months.

Another solid day of activity on the Incline Village MLS with 2 new listings, 4 price reductions and 1 deal going into escrow on this sunny Thursday.  

Taking a look at the new listings in Incline Village today we have a repeat for the lot at 955 Garen, way up at the top of Dorcey, and what I'm guessing is a fixer upper lake view condo smack in the middle of the Golf Course at #17 Woodmere.  The reason I say I'm guessing it's a fixer upper is that there are only 2 interior pictures and both are of bedrooms, all the rest are of the exterior.  The agent's comments "original retro charm" tells me bring your imagination and you'll be able to turn this into one of the most beautiful lake view condos in Incline.  This 3BR, 2.5 bath, 1710 sq. ft. condo is furnished and one of the few times a property in this complex has been on the market in the past 4 years.  Definitely worth a look, and the asking price of $785,000 is not too far from the most recent sale in the complex.

All of the price reductions today were minimal by Incline Village property standards, but the condo at 163 Mountain Shadows is a charmer and certainly at the top of my list for quality and location in the complex.  Now at $499,000 down from $525,000, I think anyone looking for a condo in Mountain Shadows should put this one on their list of properties to view.  Who knows what final price the seller will accept?  It's certainly worth writing an offer and trying to negotiate on this unit if you like this condo complex.
