Our 2 new listings on the
Incline Village MLS today are from different realms, with a commercial
building, albeit one of the most elegant ones in town and a repeat at
1347 Zurich Ln. topping off the news. The newer construction on
Zurich features 3BRs, 2.5 baths, slab granite, nice lighting and no
wasted space in this 1800 sq. ft. plus free standing condo with 2 car
attached garage. And the new lower price of $782,000 should draw
some attention to this property.
The building at 1001 Tahoe Blvd has over 14,000 sq. ft. and an asking price of $3.9 million. If you're looking for commercial space for sale in Incline Village, this is a Class A property.
I can't get excited about
either of the 2
minimal price reductions, so let's leap to the deal that closed
escrow today which was 145 Pine Cone Rd. Built in 1962, this house
establishes the current price for tear downs in Mill Creek at a very
solid $960,000 for only .356 acre. No weakness in the prices of
the property for sale in this part of town. We also had two
properties for sale in Incline Village go into escrow today, a condo in
Stillwater Cove and the delightful condo / half of a duplex at 949
Miner's Ridge.

It was a rather lackluster day
on the Incline Village real estate market with 3 new listings (2 of
which are repeats) and one
minimal price reduction for the nicely remodeled #10 High
Sierra. According to the listing agent the seller is getting very
motivated. So, if you don't mind an inside unit, this is about as
inexpensive of a property as you're going to find at low elevation with
a garage. The asking price is down to $489,000, and I'll bet you a
Venti Latte at Starbucks (and I don't even drink coffee), that there's
still some wiggle room in that number.
Our actual new listing today is a condo in Mountain Shadows that sold in June 2006 for 584K and is back on the market at $605K. I know ski season has been disappointing so far, but I hope that's not the reason they are selling the place. Larger than normal floor plan with a 4th bedroom / loft, beautifully remodeled, worth a look if you're in the market for a condo in Incline Village in the 550K+ range.

It was such a beautiful sunny
day, that I just had to take the afternoon off and hike 2200 vertical
feet up to the Tahoe Rim Trail to get a better perspective on the
properties for sale in Incline Village. Surveying the scene from
the snowy ridge high above Incline, I realized that among the 4
price reductions, 1 new listing, 1 deal going into escrow and 1 deal
closing escrow, there were a couple of special items that I needed to
report on today.
Our new listing is a repeat near the Mountain Golf Course, so moving right along the really big news of the day is in red ink above. The house at 346 - 2nd Tee just came on the market a few days ago and the seller is so motivated that he whacked the price $200,000 to show he really wants to sell it. Don't hesitate on this one if you'd like to own a large, private lot at low elevation with tremendous upside potential.
#92 Mountain Shadows dropped 43K today down to $398,000, so it's moving closer to my target price. Good location, unusual 2BR floor plan with a private master on the inside near the green belt. The best greenhouse type home for sale in Incline Village dropped from 874K to 829.9K, so if you're looking for the passive solar effect check out the unique architecture at 745 Mays Blvd.
Our deal closing escrow
today was #20 Crystal Bay Cove. This remodeled, 3BR, 3 bath, 2100
sq. ft., lower level, lake front condo sold for $1,700,000. One by
one the good properties for sale in Incline Village are being snapped up
and many a buyer will be disappointed come Springtime that they didn't
pull the trigger.

This weekend's Incline Village real
estate update is going to be short and sweet, with 2 new listings, 0
price changes and 1 deal going into escrow. We've got a fixer
upper, inside unit in Creekside as our low end bargain of the day at
$450K. At the upper end of the fixer upper spectrum is 346 - 2nd
Tee, arguably the best remodel possibility to come along since 609 Tyner
went into escrow a month ago.
Located on .754 of an
acre and surrounded by unbuildable forest land and open space, with a
creek bordering one side of the property (and your own private trail to

brings us 1 new listing in Upper Tyrolian Village, another price
reduction for the elegant condo at 898
Peepsight, and 3 deals closing escrow. The big news today is
that 609 Tyner Way - the lake view Super Deal Alert that I showed
innumerable times sold for $1,275,000. It had multiple offers in
the end, and the lucky buyer has a great location and wonderful view,
along with a ton of upside potential.
Our new listing today is
for 1310 Uri Ct., a 3BR, 3 bath, 1824 sq. ft., duplex style free
standing condo, built in 1993 and with gorgeous mountain views.
With an asking price of $649,500, this well maintained and tastefully
furnished property is worth a look for anyone wishing to be close to
Diamond Peak. If you are looking for good values, there are still some
quality choices within the real estate for sale in Incline Village and

If you want to read something
of substance about the Incline Village Real Estate market you'll have to
check out Wednesday's commentary, because with 0 new listings, 2
minimal price changes, and 2 deals going into escrow, I don't have
much to work with today. I was surprised to see #27 McCloud go into escrow
before some of the other condos in the complex, so I'm guessing the
buyer likes the location and / or struck a very good deal. For you
skiers in the audience, the past 2 days of warm weather are melting the
thin snow pack. This could be the best weekend to ski until the
next major storms arrive. Kudos to the crew at Mt. Rose for their
grooming efforts and snow management, they are doing an amazing job to
keep so many runs in good shape. Be forewarned, only the Rose side
is skiable, the Slide side has 2 runs open and is treacherous with lots
of obstacles!
