While people are whining in the rest of the country about a slow real estate market, the pace of activity continues along quite steadily here in Incline Village. There were a total of seven pieces of activity to keep track of today with two new listings, one price reduction, two properties going into escrow and two deals closing escrow.

The new listings for today are about as far apart as one can imagine both in elevation and price range.  The cute little chalet built in 1969 in Upper Tyrolian Village and recently remodeled located at 1357 Carinthia Lane features three bedrooms, two baths and a very nice Mountain View.  With 1200 square feet and a location not far from the Diamond Peak ski area this is worth a look for anyone searching for property in this part of the village. The asking price for this property is $575,000.  The other new listing in Incline Village today is for a spectacular property at 531 Silvertip with a price tag of $5,295,000.  This 7000 square foot home built in 2001 is absolutely elegant inside and features everything you could possibly want in a low elevation property in Incline Village.

We have a very nice condo for sale bringing us our only price reduction of the day.  #15 Creekside West was reduced a smidgen under $500,000 and is one of the more beautifully remodeled properties in the complex.  The two deals going into escrow include the tiny freestanding condo at 1319 Moritz Ct and a cute duplex at 927 Harold Drive.

Finishing up the news today we had 2 properties for sale in Incline Village that closed escrow including the house at 305 Laura Court.  This cute 1600 square foot home with an attached garage and moderate upgrades ended up closing escrow at $615,000.  This home is located at one of the highest elevations in all of Incline Village and can be used as a reference point for the upper Tyner neighborhood.

I would love to tell you a lot about the 3 new listings that came on the market today in Incline Village, but the condo for sale on Cottonwood has no photos, the free standing condo at 278 Deer Ct. is a repeat at a new lower price of $1,299,000 and the third property at 978 Dorcey only has 2 pictures of the exterior.  On paper, this 3BR, 2.5 bath, 1888 sq. ft. home with mountain views and an attached 2 car garage looks well priced at $847K.  But I hate to stick my neck out on any home or condo for sale in Incline Village if I can't take a peek at the interior.

Even if there was no other action on the Incline Village MLS today, I had a super busy day that began at 8 a.m. with a backflow survey and continued non-stop up through writing an offer that I presented after 5 p.m.   I thought this was the off season and maybe it is for some agents in Incline Village and Crystal Bay, but if I get any busier I'm going to need to hire an assistant.  

A little powder skiing would make for a nice break, but it's after 9 p.m. now and raining at 8,000 feet.  Anyone thinking of coming up this weekend should send me an e-mail to get the latest scoop and not listen to the puffed up reports from the ski resorts.  This is a very warm storm hitting the Sierras tonight and the snow quality might be good only at elevations above 9000 feet, everything else could be wet heavy Sierra Cement or unfortunately, rain.  Let's hope the weekend brings colder temps and lower snow levels.

The Incline Village real estate market continues to plod steadily along with two new listings, two deals going into escrow and zero price changes today.  I was very happy to see some sharp buyer wrote an acceptable offer for #90 Royal Pines.  This beautifully remodeled condo is one of the better values at low elevation and as the complex continues to gentrify, in the long run it will turn out to be quite a gem at the current asking price of $559,000.

The two new listings in Incline Village today are at opposite ends of the spectrum both in price and location.  We have a commercial property at 920 Incline Way, just under 1000 square feet with an asking price of $369,000, and a beautifully remodeled house at 658 Tumbleweed priced at $1,100,000.  I'd love to tell you more about both properties but what can I say about an empty office and a listing without any pictures.  If you have any type of property for sale in Incline Village or Crystal Bay, whether it is a home, condo or commercial property it is extremely valuable to have as many photos as possible since almost all of our buyers live out of town.

My new listing at #288 Ski Way Ridge headlines the news today on the Incline Village MLS.  This two bedroom, two bath, 1252 square foot Penthouse condo with mountain views is priced to sell at $525,000.  The condo has newer appliances, carpet, paint, a sleeping alcove for your extra guests, underground parking and an elevator that brings you practically to the front door.  This is by far the lowest priced penthouse condo for sale anywhere in Incline Village.   

Rounding out the news on the MLS we have a total of two new listings, zero price reductions and one deal going into escrow today.  The other new listing today is for the two bedroom, two bath house at 821 Carano Court.  The property has a nice lot just under one half acre, but it looks like the interior could use some updating.  With an asking price of only $715,000 this could be a candidate for a tear down since it was built back in the 60s.

The condo for sale in Incline Village that went into escrow today was picked up by a sharp buyer and I must say that I liked this property in Glenrock when I first saw it on the MLS tour a few months back.  Of all the units currently for sale in this particular complex, #24 is definitely in the best location and offers excellent upside potential.

The moderate to high rollers have 3 properties worth checking out, all new listings on the Incline Village MLS today.  Our walk to the beach specials include the updated 3BR, 3 bath, 2700+ sq. ft. condo at #56 Village at Incline and the elegantly remodeled, 7500 sq. ft. lake view property at 691 David Way.  The condo bears an asking price tag of $950K and for a few mil more you can get the house at $5,165,000.  Just depends on whether you want a lake view house or a short walk from the condo to shopping at the Country Club Mall, and maybe your bank balance.

Our third new listing today is up in nose bleed territory at 917 Michael Ct.  I love the setting, newer construction (1992) and the $ per sq. ft., so if you're looking for an upper elevation property on a quiet cul-du-sac, put this one at the top of your list.  At 2731 sq. ft. and an asking price of $969,000, the numbers look good on this one, especially for the quality of the property.

With 0 new listings, 3 non-critical price reductions, 1 deal going into escrow and 0 deals closing escrow, Super Bowl Weekend once again proved itself to be a great time to catch a little break if you're a real estate agent in Incline Village.  The cute chalet at 1044 Lucerne was picked up by a sharp buyer, and that's really all I've got for you until I do the weekly update later on Monday.    I may have a new listing coming up for a 2BR / 2 bath, 1252 sq. ft. penthouse condo in Ski Way Ridge, so if you're interested in that type of property please get in touch with me.

The pace picked up dramatically today for the Incline Village, NV real estate market with 2 new listings, 5 price changes and one deal going into escrow today.  With 3 equal headlines, and working in a 2 dimensional medium, it's not going to be easy to give equal billing to our main stories today.

On paper, the new listing for the elegantly remodeled 2BR, 2 bath, 997 sq. ft. condo at #26 All Seasons looks like a very good value.  Priced at $409,000, this end unit appears to have been nicely updated with quality materials throughout.  Our other new listing is a repeat for the luxury mansion at 527 Sugarpine.  If you've got $4.9 million in your budget, put this lake view home on your list of properties for sale in Incline Village that are worth a closer look.

A massive $200,000 price reduction for the house at 695 Saddlehorn brings that home for sale pretty close to the target price I set last year when it first came on the market.  If you want privacy, forest all around you and don't mind being about as far from the center of town as possible, this is now pretty close to the fair asking price at $999,000.  The other price changes are 3 minimal reductions and a $30K increase for the beautiful condo at 599 Lariat Circle.

Our last headline of the day is that 694 Golfer's Pass Rd., a Super Deal Alert mentioned here when it was listed less than a month ago went into escrow today.  Even in the dead of winter, the better values among the homes and condos for sale in Incline Village are being picked up by savvy buyers.  The clock is ticking for buyers seeking the best deals.  By the 3rd week in March most sellers start to lose their angst over their property not moving in the off season, as they consider summer to be coming soon.  This time of year is when buyers have the greatest leverage in our market, and with some good inventory to choose from this is the best time to try and negotiate a favorable deal.

Remember, the moving average for the median asking price for houses is up more than $200,000 vs. the same time in 2006, and the median sale price is up, too.  While there may be some softness in a couple of condo complexes having retreated 6% to 10% off their 2005 highs, (Bitterbrush, McCloud, Mountain Shadows) these units are still selling at prices a good 40% higher than 3 to 4 years ago.  The long term trend in Incline Village with a finite supply and increasing demand is still upward and buyers who show too much patience risk missing the boat completely.

While I was enjoying a fabulous hike through the snow to Rose Knob and Mt. Baldy, 2500 vertical feet above my starting point, the Incline Village MLS was working a half day with 0 new listings, 0 price changes, 4 deals closing escrow and 1 deal going into escrow.  So, it looks like the title companies were busy today while everyone else caught a breather.  Click here if you'd like to see the pictures from the trip.

The condo for sale that went into escrow today is #55 Royal Pines, arguably the most beautifully remodeled property in the complex.  Asking price was $695,000, we'll see where it closes to get the new benchmark for this complex and White Pines.  

Among the properties for sale in Incline Village that closed escrow today, #227 McCloud at $575K (asking price of $590K) shows that prices have bottomed out in McCloud except for the occasional "very motivated seller."  This bottoming out is $200,000 above the sales price at the same time in 2004, so I think McCloud owners overall are doing ok.  The elegant house at 636 Lariat Circle sold for just over $1.9 million, a good value for such a nice property.  Over in All Seasons we had a 2BR, 2 bath, 997 sq. ft. place sell for $375K showing that any property in that size range trying to push over 400K in this complex or Woodstock will be running up against a wall.
