The way that I have been working this week it sure feels like Midsummer but a quick look out the window at the snow coming down reminds me that we're still in February and tomorrow is a powder day.  If I don't answer my phone on Friday until late afternoon I hope you will all understand why and I promise to make some turns for you up at Mt. Rose. 

With one Super Deal Alert, a nicely remodeled condo in Alpine Terrace, a gorgeous home for sale up on Dorcey, a spectacular Lake view condo in Bitterbrush, 1 price reduction and one deal going into escrow, there is plenty for everyone's palate on the Incline Village MLS today. 

#7 at 1000 Lakeshore offers a unique opportunity if you're interested in taking on a project with tremendous upside potential.  Due to the unfortunate death of the owner of this condo that is in a prime location across the street from the Hyatt and the fact that the property needs some work, this property is being sold well under fair market value.   I represented the buyers who purchased the last unit that sold in this complex in 2006.  My clients got such a great deal on their purchase due to a series of favorable circumstances that it threw off the comparable sales data.  I think this condo is under priced by a good $30,000-$60,000 and when it's remodeled it would be worth one heck of a lot more.
 
Located right across the street from the Hyatt and just one block from Incline Beach, this 3 bedroom, 2.5 bath, 1536 sq. ft. end unit with a one car garage has an asking price of only $675,000.  The condo needs about $20,000 worth of work to make it habitable and if you drop in about $75,000 you would have a spectacular place.  I know plenty of contractors who could do a great job fixing up this condo and since it's all interior work that needs to be done this is the best time of year to accomplish that mission.

The two bedroom, two bath, two-story, 1200 square foot condo for sale at #1 Alpine Terrace is one of the better values under $500,000 in our current market.  Beautifully remodeled just a few years ago and impeccably well maintained, this property would likely do well as both a vacation rental or a long-term lease depending on your investment goals. The Incline Village MLS update will be very brief today as we had just 1 new listing and no other activity to report.  I'd like to tell you more about the cute, remodeled, 3BR, 2.5 bath, 1440 sq. ft. house with 2 car garage at 520 Catherine, but with only 2 exterior photos I'm at a loss for words.  Check back when there are interior pictures or after I've previewed the property for a more in depth report.

Two very different and interesting stories headline the news today for the Incline Village MLS.  The house that nearly killed me when it was on the market two years ago at 976 Sand Iron Drive is back on the market after being partially remodeled, with an asking price of $1,395,000.  If you're looking for property on the golf course under $1.5 million this is one of the few available.  Just watch out for ice falling off the roof as you go up to the front door so you don't get clocked in the head like I did when I was showing this property in December 2004.

The really big news today is that I opened escrow for the house at 341 Pine Place.  This property came on the market last week and was featured on this site as a Super Deal Alert.  I knew when I first previewed this property that it was priced at or under fair market value and the level of interest was dramatic in the first few days this property was for sale.  I am very glad that my buyer client was sharp enough to realize what a great value this property is and how unique it is having a whole street to yourself surrounded by forest and beautiful pine trees.  It makes for a very special and exquisitely private setting.

The other property that went into escrow today that was featured on this site when it came on the market recently is the house at 683 Mt Watson Court.  This is a great remodel or tear down opportunity at low elevation in the Lakeview subdivision.  Anyone looking for a value priced home for sale in Incline Village needs to keep an eye out for these little gems that come on the market from time to time when I first announce them.

We had no price reductions today but we did have three deals closing escrow.  One of the properties in Incline Creek Estates sold for a cool $1.4 million, the spectacular Lake view house high up on Glarus Court brought $1,250,000, and the freestanding condo at 779 Freels Peak across from the Village Shopping Center sold for a smidgen under $920,000.  

It was a lot of activity for a Tuesday in February and hopefully this'll be an indicator of things to come later in the year.  Quality properties in Incline Village and Crystal Bay continue to sell and buyers need to be prepared to write an offer when they see what they like.

February 18 - 19, 2007
The Incline Village MLS brings us two great new condo listings.  The first one is #18 Forest Pines, a tastefully refurbished three bedroom, two bath condo with an asking price of $590,000. If you have always wanted to own a nice condo just one block from the beach this property should definitely be on your short list.

The other new listing is a condo for sale in the luxurious property known as The Pointe.  Located next to Third Creek and near the Raley's shopping center, this nicely furnished, and spectacularly remodeled 3BR, 3 bath, 2871 sq. ft. condo has the best lake view of any first floor unit in the complex.  Swimming pool, spa and central location make this one worth a closer look.

With 3 new listings, 2 of which are repeats, 0 price changes and 1 deal going into escrow, the busiest part of my day was showing property to my new clients.  The only exciting news for you on this sunny Saturday, is the lot at 885 Lakeshore that came back on the market for $9,950,000 and is one of the rare undeveloped lake front parcels in Incline Village.  If you have always wanted to own your very own private beach, this is a beautiful stretch of sand with panoramic views of Lake Tahoe on which to build your dream home. 

The actual new listing today is for #5 Village Court.  Overpriced at 369K, my parents taught me if you don't have anything nice to say, you should keep your thoughts to yourself.  The house that went into escrow is up at 868 Jennifer and will be a benchmark property for that neighborhood when it closes escrow.  Priced at around $450 per sq. ft. and quite unexceptional, we'll see where this one lands compared to 918 Michael Ct. that closed on Thursday at $446 / sq. ft.
