With one new listing and 14 price changes the activity was certainly skewed towards the price reductions side of the Incline Village real estate market today. The big news today is the $50,000 price reduction for my three bedroom, 1.5 bath condo, with a two car carport in Incline Manor. Click here to see a virtual tour of the property. The seller is extremely motivated and insisted on reducing the price all the way down to $349,900. The last unit in this complex sold for $385,000 and was not as nicely remodeled, so this is definitely a bargain that anyone in this price range should take a good look at right away.
The new listing on the Incline Village MLS today is also a great value. This remodeled house in Incline Village at 950 Jennifer St is surrounded by forest, has a short level driveway and is priced at less than $350 per square foot. At just under 2500 sq. ft. and priced at $865,000 this is a definite best buy in this price range. Clearly this is the case of a motivated seller who wishes to part with their real estate in Incline Village and not someone who just wants to sit on an unrealistic number.

We have a great new listing, one good listing, and one enormous price reduction on the Incline Village MLS today so let's get right to the action. I am very happy to see a new listing for a remodeled chalet in Upper Tyrolian Village that is priced under $400 per square foot and has mountain views. This three bedroom, 2.5 bath, freestanding condo is 1462 sq. ft. and priced at only $525,000. Located on a quiet little cul-de-sac this property is definitely worth a look.
The other new listing today is a three bedroom, two bath, two story condo in Forest Pines that has been refurbished with an asking price of $669,000. This very popular complex is just a short walk to the beach and it has a swimming pool, spa and clubhouse. There are now a handful of nice condos for sale in the Forest Pines complex all in different locations, and this is a great time of year to pay a visit and check out the amenities while things are in full summer swing.
The only price reduction today on the Incline Village real estate scene, (and it was a huge one at 155K), was for the house at 695 Saddlehorn. I think the asking price of $1,295,000 is now very close to the original target price I set for this house when it first came on the market. It is a higher elevation home and it's in a great location if you want privacy and wish to be surrounded by the National Forest.

The Incline Village MLS brought us one new listing and 2 listings with price reductions today as most people enjoyed the beautiful sunny weather and spent their time on the beach or the golf course rather than writing contracts. I had a very successful open house at #31 Third Creek and a busy day with walk-in traffic at the office. Even though the pace of sales is slower this year than in 2005, there are still a fair number of buyers out there actively looking. It will be interesting to see if people are biding their time and waiting to see if there are more price reductions in the fall before writing offers or if the pace of activity will dwindle off after Labor Day.
The new listing today on the Incline Village MLS is a beautifully remodeled one bedroom, one bath, 667 sq. ft. condo at $434,000 in the Woodstock complex. Centrally located, and within walking distance to shops, restaurants and the post office, I just can't justify around $700 per square foot in this complex without a Lake view no matter how nice the interior is. The two price reductions today are about as widely varied as you can get. We have a very nicely furnished two-bedroom, two bath condo in McCloud that is the lowest priced property in the complex at $580,000. Located in a quiet part of the complex and backing up to open space this is definitely worth a look for anyone who's been waiting for the two bedroom McCloud's to dip under $600,000.
The spectacular 6600 sq. ft. house at 359 First Green was reduced to $3,995,000 today. If you're looking for an elegantly remodeled property in Incline Village with a beautiful Lake view in this price range I would make sure that you see this one!

Things slowed down a bit today on the Incline Village real estate scene with only one new listing on the MLS and one price change. The new listing at 591 Rockrose Court looks good on paper and is a property that I will definitely have to preview. This remodeled home with filtered Lake views is over 4000 sq. ft. and has four bedrooms, 3.5 bathrooms and a two car attached garage. Located on a very quiet cul-de-sac and nestled in the trees, based on dollars per square foot and the location, this looks like a good value. Not to be forgotten is the house right down the street at 596 Rockrose Court which came back on the Incline Village real estate market today after being off for about a week. This house is newer construction having been built in the year 2000 compared to the other property down the street which was built in 1979 and has been remodeled.
Our price change today is for a free standing condo in Upper Tyrolian Village on Zürich Lane. The remodeling is almost complete on this two bedroom, two bath property which is just under 1200 sq. ft. With mountain views and close proximity to the Diamond Peak Ski area, when the work is done this will be one of the nicer chalets in this part of town. Now priced at $597,000 after being listed at $627,000, this freestanding condo is moving closer to the original target price that I set of $525K-$550K when I looked at the property earlier this summer.

The Incline Village real estate update brings us one new listing and four price reductions today. The new listing is a three bedroom, 2.5 bath, two car attached garage condo right on the fourth green of the Incline Village Mountain Golf Course. This condo is over 1800 sq. ft. and is part of an association that only has two units. On paper this looks like an excellent value and I will try to preview it in the near future and shoot some interior pictures.
Of the four price reductions today two are very dramatic just in sheer dollar value. The house at 545 Country Club Drive dropped from $3,859,000 all the way down to $3,500,000. This is getting closer to the original target price I set for this house which is located right on the Championship Golf Course, at $3,250,000 back in 2005 when it first came on the market. The lakefront home at 947 Lakeshore Blvd. dropped $1 million today down to $9,995,000. When it comes to high-end property in Incline Village the asking price is very often a figment of the seller's imagination. Since most buyers at the super high end are very sophisticated real estate investors they rarely overpay for lakefront property in Incline Village. If you are looking for homes in Incline Village or Crystal Bay, there are some excellent values on the market after the most recent round of price reductions in the past 2 weeks.

The Incline Village real estate market brought us a smattering of everything today with four new listings and 2 price reductions. I think the new listings definitely generate interest across the lower and moderate price categories today so let's get started with the freestanding condo in Cedar Crest. This nicely remodeled property close to the center of Incline Village, has three bedrooms, two bathrooms, a two-car garage and is located near the Championship Golf Course. Priced to sell at $599,000 it looks like a good value on paper.
The condo at #7 Incline Manor has been beautifully remodeled and tastefully furnished. At $419,000 this also is worth a look. The four bedroom, four bath house at 974 Apollo is one of the better values based on dollars per square foot. At $1,095,000 for this 2900 sq. ft. home with mountain views it is something to consider in this price range. Lastly, we have a remodeled home in Incline Village at 773 Golfers Pass Road. With four bedrooms, 3.5 bathrooms, a two-car garage, over 2500 sq. ft. and adjacent to the Mountain Golf Course this also looks like a good value at $1,225,000.
If you are in the market for a four bedroom house in Incline Village than both of the price reductions are worth a look. The house on Amagosa has a panoramic Lakeview and has been elegantly remodeled. The home on Jennifer Street is very nice, spacious and in a woodsy setting. With price reductions happening almost daily on the Incline Village MLS, anyone looking for property up here has some excellent inventory from which to choose with several properties now priced at or below fair market value.

The Incline Village real estate market continues at a steady summer pace with three new listings, two new price reductions and three properties going into escrow today. I can't get very excited about the price reductions since both of these properties still have a little ways to go but there is one new listing that is definitely worth a look for anyone trying to find a property in Incline Village.
The four bedroom, 3.5 bath home on Snead Court is elegantly remodeled and looks to be fairly priced at $1,695,000. This beautiful 3500 sq. ft. home backs up to the Mountain Golf Course and is located on a quiet cul-de-sac for a very private setting. I think this is one of the better values in this price range since the house is absolutely beautiful and does not need any work.
If you are looking to buy Incline Village real estate there are some good values in the same neighborhood as this home, such as the houses at 718 and 771 Golfer's Pass Road both of which are right around $1 million. Getting back to the new listings, I can't get excited about another two bedroom McCloud coming on the market with asking price of $669,000. It's nice that it has a mud room and a few little upgrades, but I can't justify that kind of a price for this type of a property in our current market when there is a two-story, two bedroom McCloud at 1325 sq. ft. on the market for $10,000 less.
