With three new listings, four price changes and one deal going into escrow the action picked up today on the Incline Village MLS.  I wish I could give you something interesting to contemplate as far as the new listings today but all of them are repeats.  

The best I can offer you is that the condo at 900 Golfers Pass Road #2 has a new listing agent, a very reasonable asking price and a seller who is more motivated than one year ago.  This three-bedroom, two bath, 1500 plus square foot condo with a one car garage is now only $599,000. The original asking price was $749,000 so it looks to me like the seller really wants to make a deal happen.

I can't help but wonder if it's a little more than coincidence that the condo right next-door at 900 Golfer's Pass Road #1 was reduced from $549,000 all the way down to $475,000 today.  This is a fixer upper with a great floor plan and I'm betting that this seller would like to strike a deal before the neighbors next door do.

Checking out the rest of the price changes today among the properties for sale in Incline Village, the dilapidated house at 178 Tramway dropped dramatically from $769,000 all the way down to $699,950.  If this house did not back up to Highway 28 it would be a good value in the Mill Creek subdivision as a tear down.  But you would have to come up with an ingenious method of soundproofing to block out the road noise.  Too bad that the Ponderosa ranch is not still open, you could buy season tickets and just walk across the street and visit with Ben Cartwright and the rest of the clan anytime you wanted.

#83 Bitterbrush dropped down to $609,500 which is a pretty reasonable price for this Lakeview, remodeled condo.  And rounding out the price changes on the Incline Village MLS is a price increase for number 19 Crystal Bay Cove.  This lakefront condo jumped $55,000 up to $1,999,000.  With our village having strong demand for lakefront properties I'm not surprised to see this increase now that ski season is in full swing and more visitors are coming to Incline.

I'll be out on the slopes on Thursday and Friday morning enjoying all of the great powder we just received while it's still cold and the snow is fresh.  I'll return phone calls and e-mails in the afternoon and will be sure to make a few turns on the steep and deep for each and everyone of you.

It was one of those big time powder days with over 4 feet of fresh snow having fallen at the ski resorts the past two days.  As a result I would say that virtually every real estate agent in Incline Village who skis was out on the slopes and that's why we had only one new listing, no price changes, one deal going into escrow and one deal closing escrow.

Our new listing today is a repeat over at Burgundy Hill #333 which is back on the market at $585,000.  This is a two bedroom, two bath, 1224 sq. ft. end unit condo near Diamond Peak in Incline Village with underground parking and an elevator.

The property closing escrow today is #24 Glenrock a fixer upper that went for $460,000. I like the location of this freestanding condo and since it does need a substantial amount of work it was a good deal all the way around for both the buyer and the seller.  The condo at #102 Crystal Shores Villas went into escrow today and it will be interesting to see where this property closes after having been on the market for a while.  

Now I need to get some rest since it looks like I'll be shoveling more snow and preparing to smash through some more powder on Wednesday and Thursday.  I highly recommend that anyone who enjoys skiing come up as soon as possible since the conditions are the best we have had all year.

After two exhausting days clearing over 3 feet of snow from my driveway and it's still coming down at the rate of 2 inches an hour, it's a good thing the Incline Village MLS does not have too many things to strain my brain.  With no new listings, two price changes, and one deal going into escrow it's going to be a pretty quick update.

Taking a look at the price changes today, the house at 569 Jack Pine Lane moved back to its original asking price up to $925,000.  This inexplicable price increase has me baffled and most everyone else in the village I'm sure.  I'm happy to see the beautiful Lake view house at 451 Jill Court drop $100,000 down to $2,895,000.  This is a gorgeous place at the end of a cul-de-sac and definitely worth a look for anybody searching in the $3 million price range.

Among the homes for sale in Incline Village there are some very good buys at the present time and we still are seeing price reductions on a regular basis for the overpriced properties and there is also new inventory coming on the market every week.  There is no reason for buyers to sit on the sidelines when they're good values to be found in every price range.

It was a relatively quiet weekend for the Incline Village MLS with just one new listing, one price reduction and one deal going into escrow.  I'm very happy to see #256 McCloud get picked up by a savvy buyer, as this is one of the rare one bedroom Penthouse units that actually has an attached garage.  This condo was priced very close to fair market value and being a high-quality well-maintained property I'm not surprised to see it sell in a short period of time.

Our price reduction is for the beautifully remodeled #9 Northshore Estates just one block from the beach.  Elegantly updated through out if you can live without a garage this is one of the best values at low elevation right now.  At 2088 sq. ft. and just a smidgen under $800,000 it is the best value dollar per square foot this close to the beach.  

The only new listing on the Incline Village real estate scene over the entire weekend is actually a repeat for the house at 946 Jupiter Drive.  This four bedroom, 3.5 bath, 3700 plus square foot house with a Lakeview has a new agent and a new price of $1,799,000.

if you have a hard time getting a hold of me the next few days it just means that I'm enjoying the fresh powder up at Mount Rose.  Over 1 1/2 feet of new snow has fallen in Incline Village since Saturday night and there is more on the way.  I will try to return phone calls and reply to e-mails as soon as possible but please be forgiving on these powder days.

After enjoying a wonderful morning on the slopes where I blasted through 10,000 vertical feet of champagne powder in the first hour, skimming just above the rocks, it was time to settle back into work mode.  And the Incline Village real estate market provides me with plenty of fodder on this beautiful Friday at Lake Tahoe.

We had one new listing, two price reductions, one property going into escrow and two deals closing escrow on the Incline Village MLS today.  The new listing is at 639 Lariat Circle and this three-bedroom, 2.5 bath, 2100 plus square foot home boasts a three-car garage and mountain views.  Built in 1990 and recently remodeled with an asking price of only $999,000 this one looks pretty good on paper.

Our price reductions are the fixer upper at 569 Jack Pine Lane which at $899,000 still has a long way to go and #21 Creekside East an updated three bedroom, 2.5 bath low elevation condo reduced down to $439,900. 

It was nice to see the house at 943 Dorcey finally go into escrow after being on the market for almost 2 years.  One of the big reasons I don't do farming at high elevation is because you can go broke trying to advertise and market these places.  Although this is a beautiful home with a fairly nice view, the demand for higher elevation properties is relatively minimal compared to low and moderate elevations.  I always tell my buyer clients how long I think it will take to resell any property they are looking at since each property has its own unique attributes.

I don't always comment on properties that close escrow but today we have another benchmark which is #27 McCloud.  This fairly original two bedroom, two bath moderately furnished condo came on the market in mid-December 2006 with an asking price of $585,000 and closed today at $575,000.  With all of the inventory currently for sale in McCloud this shows that there is still underlying strength and that prices have pretty much hit a plateau in this complex unless we get a sudden surge of inventory.
