We did not have any new listings, price changes or new deals going into escrow today on the Incline Village MLS.  One property in the Incline Creek Estates development closed escrow.  Enjoy the update from yesterday.

It was a beautiful spring like day in Incline Village and maybe that explains why we had no new listings, just one price reduction, one deal falling out of escrow and the two deals that went into escrow were both by the same listing agent.  My guess is that she is the only one that did not go skiing after the MLS tour today.  I was happy to see the price reduced down to $387,500 for the condo at #275 Ski Way Ridge.  This is a cute one bedroom, two bath, inside unit that is tastefully furnished and has underground parking.

The two deals that went into escrow today were for the remodeled Lakeview condo at #1 Bitterbrush and the elegant home at 701 Cristina.  The property on Cristina is absolutely gorgeous, my congratulations to the lucky buyer.  The condo in Bitterbrush went through several price reductions and is now pretty close to fair market value so I am looking forward to seeing where that one closes.

Even though we had six new listings, four price reductions and six deals going into escrow today all of that news pales in comparison to the Super Deal Alert that you read above.  The other new listings today include two repeats, the house at 773 Tyner Way which sold only 18 months ago, a remodeled 1600 plus square foot three bedroom, two bath home up high on Douglas Court, and a nearly 4000 sq.ft. home at 941 Jennifer.  Since none of these properties excite me on paper let's move right along to the price reductions today.

The only price reduction on the Incline Village MLS that is worth commenting on today is for #31 Glenrock which dropped down to $465,000.  This 3 bedroom, 2.5 bath, 1440 sq. ft. freestanding condo in Incline Village has a creek right outside the back door that you can listen to all year round.  It has been partially refurbished and since it has been on the market for quite some time my bet is that the seller is getting very motivated.

Of the six properties for sale in Incline Village that closed escrow today, three of them are worth analyzing since they will be used as benchmarks in their respective neighborhoods.  I think it is noteworthy that the house at 1021 Dorcey, four bedrooms, 2.5 baths, two car attached garage, built in 1994 and nicely maintained, sat on the market for 246 days and closed escrow at $925,000.  The asking price was $999,000 and based on the square footage this property shakes out to only $312 per square foot.  For all of you folks who own or are thinking of owning property at higher elevation, this is a perfect example that even a nice property will take quite some time to sell and will bring at least $100 per square foot less than if it were located at a lower elevation.

The cute three bedroom, three bath, 1773 sq.ft. house with a one car garage at 762 Tyner Way sold for $725,000 after being on the market for 259 days.  This property originally came on at the outlandish price of $879,000 in June 2006.  Located near the noisy intersection of Tyner Way and Jennifer St. I'm not surprised it took awhile for this property to sell and that the price had to be drastically reduced.

The best value of the day of all of the properties for sale that closed escrow in Incline Village is #90 Royal Pines which sold for the bargain price of $530,000.  This beautifully updated condo was in a complex that had an excess of supply and in the end the differentiator came down to a combination of the best quality at the right price.  My compliments to the savvy buyer who purchased this property, I hope you'll enjoy it for many years to come.

 I always try to retain my sense of humor when doing my work and looking at the results on the Incline Village MLS today is no exception.  We had 4 new listings, 0 price reductions and 1 deal closing escrow today.  The property that closed escrow is the condo up at 949 Miners Ridge which sold for $615,000.  I just hope the buyer has a large supply of earplugs since the noise from Country Club Drive, especially during the summertime, can be rather constant.

The four new listings today are about as different as they can possibly be and still be within one community.  First up at just over $148,000 we have a one fourth interest in a two bedroom, two bath condo in Burgundy Hill.  I'm not a big fan of the TIC unless you're getting your own unit within a multiunit building.  But this deal involves purchasing a partial interest with complete strangers and then having to share the bedrooms, which in my opinion can make for some interesting living situations. 

Next up with an asking price of $519,000 is #72 Racquet Club.  This appears to be a remodeled condo although we only have one picture of the exterior thanks to the photographic skills of the listing agent.  Since I don't comment on things I can't see let's zoom right along to the next listing at 389 Cottonwood Ct..  I'm still trying to figure out where the agent came up with the asking price of $674,500 when this exact same property which was brand-new in June of 2004 sold at that time for $415,000.  I know prices have gone up in Incline Village over the last few years but somehow an increase of over 50% for this property in a marginal neighborhood with no view, no amenities and no improvements seems a little bit steep to me.  Maybe the seller is from Europe and they are trying to make up on their currency exchange losses from the decrease in the value of the dollar over the past few years, otherwise I can't explain where they came up with around $500 per square foot for this type of a property.

The fourth new listing on the Incline Village real estate market today looks like an intriguing possibility.  The house at 684 Gary Ct. is a three-bedroom, two bath, 2000+ sq. ft. home with a two-car garage located on a tiny cul-de-sac off of Winding Way.  There are no interior pictures of the property and according to the listing agent the home does need some updating.  It is rented full-time so the tenants will have to be notified prior to any showings.  I am hoping to get into this house and take some pictures in the next few days and then we'll know if this is a great value or just a tear down.  With an asking price of $850,000 this shows what a great deal my clients are getting for the beautifully remodeled home at 341 Pine Place for just a smidgen more.

After enjoying a morning on the slopes where I had the opportunity to demo two new pairs of Volkl slalom skis, it was back to work for a busy afternoon and evening.  I had a client coming into town to look at property and possibly write an offer.  After that, the Incline Village MLS greeted me with 4 aces as we had 1 new listing, 1 price reduction, 1 deal going into escrow and 1 of my deals closing escrow this afternoon.  

I am very happy to report that one of my clients purchased the house at 559 Silvertip Drive at a very good value for only $1,150,000. The original asking price was $1,395,000 and in my opinion if the seller had simply updated the kitchen appliances and put in granite tile countertops they could have easily sold the property for $1,300,000 last summer.  This is an example of how I scour the market to find the great values for my clients and then negotiate the best possible deal.

Our new listing today is a three bedroom, 2.5 bath, 2180 sq. ft. house located at 981 Wander Way just a couple of blocks off the Mt. Rose highway.  This remodeled home has a peek of the Lake, two car garage, and appears to have a sunny setting which is a nice attribute at this elevation.  Priced at $939,000 this property is worth a look for anyone in the market for a three-bedroom home in Incline village.

The one price reduction today is for a condo in the Racquet Club complex which dropped down to $477,000.  #54 is an inside unit that has been on the market for quite some time.  Even though it's in a decent location backing up to the Deer Creek complex of $1.3 million homes, anything pushing half a million that has not been remodeled in the Racquet Club is a bit of a stretch.

With all of the volatility in the stock market the past few days I'm really glad my work focuses on Incline Village real estate which is a somewhat more stable investment.  I generally don't have to worry about panic selling or liquidity issues like my uncle the stockbroker, who worked on Wall Street until a stress heart attack did him in at the not so advanced age of 54.  I guess that gives me two more years to ski powder, hike and enjoy life here before passing that milestone (assuming I don't fall off a cliff or smack into a tree first).

What the Incline Village MLS does have to offer today are two new listings, two price reductions and one deal going into escrow.  The property that went into escrow today was half of a duplex on Tomahawk.  Moving right along after that unexciting piece of news our two new listings are a fixer upper, panoramic Lake view way at the top of the East slope at 711Champagne for a mere $2 million and what on paper looks like a reasonably nice home that could use some updating at 956 Dana Court.

The house on Dana Ct. is a four bedroom, 3.5 bath, 3400 plus square foot single family residence with a three car attached garage and mountain views.  This split level home features two master suites and a wet bar in the living room along with a very nice rock fireplace.  Priced at $1,269,000 this one is worth a look for anyone who is searching for this type of property in Incline Village.

We have two notable price reductions today, the first one is for #170 McCloud a nicely updated two bedroom, two bath, 1089 square foot condo in a very quiet and private part of the complex.  It looks like the seller is getting really motivated now that they've dropped the price all the way down to $599,000.  Anyone looking for a condo in McCloud should put this one on their list of must see properties.  Our other price reduction today on the Incline Village real estate market is for the fixer upper/tear down at 634 Village Blvd.  This is a pretty large parcel of land near the center of town and would make a great spot for someone who wanted to just tear down the existing structure and put up a show place.  With a lot that is over one half acre and a new asking price of $850,000 this is a property near the center of Incline Village that developers and contractors should keep an eye on.
