It was a busy day on the Incline
Village MLS with three new listings and five
price changes on this sunny and warm Wednesday. Our new
properties for sale run the gamut from a fixer upper at #77 Racquet Club
to a remodeled 2500 plus square foot home at 740 Mays Blvd. I
would like to see more pictures of #13 Brookstone which is a two
bedroom, 2.5 bath condo that came on the market today. This
complex is in a great location and with an asking price of $539,000 it
leads me to believe that some updating was probably done.
The condo in the Racquet Club is priced to sell at only $469,000. Typically split into upper and lower units, the lower being a one-bedroom one bath and the upper being a two-bedroom one bath, these make great rentals. I am intrigued by the home for sale on Mays Blvd. but with an asking price just under $1.6 million I need to check out the quality of the remodeling that was done on the interior and also which way the property faces. Hopefully it's not looking at the Village Shopping Center.
Taking a look at the price changes on the Incline Village MLS today, it looks like Ernie's bakery might be staying with us for a little while longer since he raised the asking price over $60,000 back up to $599,500. I love the guy's pastries and maybe he's selling more of them than I thought.
The only other price change among
the homes and condos for sale that really catches my eye is for the
elegantly remodeled home on the championship golf course at 601 Caddie
Court. The asking price dropped just a little bit over $100,000 all the
way down to $2,489,000. At over 5000 sq. ft. and featuring a four
car garage, three fireplaces, two master suites and a lot that stretches
over nearly one half acre, this is definitely worth a look for anybody
searching for property in Incline Village in this price range.

I get the feeling there may be
some deals brewing and properties going into escrow in the next few days
here in Incline Village. With just one new listing, one
price reduction and one property going under contract today
something tells me this is the calm before the storm.
Our new listing today looks like a good value on paper. 599 Lariat Circle #2 is only $875,000 for a 2100 plus square foot Lakeview condo. With three bedrooms, three baths and a two-car attached garage a little updating will make this into a fabulous property.
The condo for sale that was snapped up by a sharp buyer today is the property I recommended just a couple of weeks ago at 900 Golfer's Pass Road #2. With an asking price of only $599,000 and tastefully remodeled, plus a listing agent who markets properties rather aggressively like myself, this property was not going to stay on the the market very long. Quality properties for sale in Incline Village that are priced at fair market value will find their way to the title company sooner rather than later.
Our only price reduction today on the Incline Village MLS is for #23 in Incline Manor and it's a meager $6,000 down to $339,000, which in my opinion is a long way from where this centrally located condo on Northwood Blvd. in Incline Village will ultimately sell.
The really big news of
the day is that I got my first fax ever from Brazil. I have a
client who is conducting business in South America while we are in the
middle of a transaction that needed his signature here at Tahoe.
This just goes to show that you can be anywhere on the planet and with
me as your agent in Incline Village taking care of business, you don't
have to worry about missing a beat (even at the Samba Bar in Rio).

It was a busy day on the Incline
Village real estate market with two new listings, two
price reductions, one property going into escrow and one condo
closing escrow. The condo at 599 Lariat Circle with a nice
filtered Lake view and a beautifully remodeled interior sold for
$1,050,000. This elegant three bedroom, three bath, 2100+ square
foot, three-story condo is located in a woodsy setting in a small
development of just four units. I think the buyer got a great deal
whether or not they rip out the ledge stone fireplace. And if they
are reading this and they do want to rip out the fireplace please save
the ledge stone for me, I can use it in my remodel.
#134 McCloud, a two bedroom, two bath condo with an asking price of $665,000 and fully furnished with a few upgrades went into escrow today. This is another example that we are not going to see prices for McCloud condos retreating any further. Once they get close to fair market value sooner or later a buyer is going to write an offer on them.
Which brings me to one of our two price reductions today, #100 McCloud is finally down pretty close to fair market value. Now at $599,000, this two bedroom, two bath with a private deck overlooking the forest came on the market with a different agent one year ago at $670,000. I'm happy to see that the new listing agent is working with the seller to price this property where it could very well be the next one to sell in the complex. The other price reduction today is for a beautiful home for sale in Incline Village at 260 Estates Drive. This spectacular property was reduced $150,000 down to $2,500,000. If you're searching for a spacious property within walking distance to the beach this one is worth a look.
Taking a gander at the new
listings on the Incline Village MLS today we have a repeat with #13 in
the Mt. Rose Chalets and a new listing at 570 Silvertip. Looking
at the pictures on the MLS datasheet it appears that this house could
use a significant amount of updating. Based on dollars per square
foot (3,278 sq. ft and an asking price of $974,000) it looks like one
heck of a deal but the driveway also looks terrific for sledding.
I'll have to drive by this one and take a closer look since it does have
a nice large lot and it's on a wonderful street.

I hope that regular readers of
this column will forgive my tardiness in getting the update completed as
I was quite busy the past 2 days writing an offer and dealing with the
negotiations on a property here in Incline Village. It was also
such sunny beautiful weather the past couple of days that I had to get
out a little bit and enjoy the spectacular scenery. With that
out-of-the-way let's take a quick look at the three new listings, three
price reductions and two deals that went into escrow on Friday and
Saturday.
#54 Coeur du Lac is a one bedroom, one bath, 753 square foot condo located one block from the beach. It is hard to tell from the pictures if the property has been updated at all and with an asking price of $435,000 I think they may be just a little bit high if there haven't been any significant upgrades. #2 at 862 Southwood Blvd. is a repeat, albeit at a new lower price of only $535,000. This three bedroom, three bath, 1710 square foot condo with a two-car attached garage is a good value for an inside unit at low elevation. Our third condo listing in Incline Village today is for #4 Alta Village at the corner of Southwood Blvd. and Village Blvd. With an asking price of $864,000, this three bedroom, three bath, three-story condo with a garage gives you a lot of bang for the buck based on the dollar per square foot price.
We had three price
changes on the Incline Village MLS the past two days but the only one
worthy of note is the $24,000 price reduction for the cute freestanding
condo and 1306 Moritz Court. The other two price reductions were
so minimal that I am going to save the electrons and go out for a nice
hike now.

There was a lot of activity on the
Incline Village MLS today with three new listings, three deals going
into escrow and one deal closing escrow. So even though we had no
price changes to report there was still a lot of action to stay on top
of. I'm happy to see the condo at 694 Golfer's Pass closed escrow
today at $525,000. I recommended this as a best buy when it came
on the market a little bit over a month ago and some savvy buyer has
gotten themselves a great deal.
All of our new listings today are under $1 million and that's rather a shock considering we have a condo, freestanding condo and a house from which to choose. So all you high rollers can take a break and check back in tomorrow while we take a look at the moderate and lower-priced offerings. The house at 327 Woodridge Way appears to be a good value at only $859,000. With three bedrooms, 2.5 baths, a two-car attached garage and views of the mountains this remodeled 2072 square foot home looks to be priced pretty darn close to fair market value.
The condo at #43 Glenrock has been tastefully updated with moderate upgrades and is back on the market at $555,000. The other new listing today is a low elevation condo in Incline Village at #6 Southwood Court. Located just two blocks from the main road and two blocks in the other direction from the beach, this 2 bedroom, 2.5 bath, 1040 sq. ft. condo has been modestly updated over the years. With an asking price of only $399,000 this is one of the lower priced properties this close to the beach in Incline Village.
I'm glad to see #72 McCloud go into escrow today. This second-story two bedroom, two bath condo has a mudroom and oversized windows to go along with the 15 foot high cathedral ceiling in the living room. It also has a much larger deck than your typical McCloud condo. I had a feeling this might be the next two bedroom unit to sell in McCloud and it will be interesting to see at what price this condo finally settles when it closes escrow.
#55 Royal Pines, the most
beautifully remodeled condo in the history of the complex also went into
escrow today. This goes to show that quality is what sells in this
town and that sellers really need to pay attention to updating their
properties with moderate and high end materials if they want to get a
good price. The cute freestanding condo at 1310 Uri Ct which came
on the market January 25 also went into escrow today. I always
admire this particular listing agent because she has a knack for pricing
properties very close to their final selling price. Even in a
relatively slow market at the slowest time of year a quality property if
it's priced right will attract buyers in Incline Village.
