I thought it was supposed to be
the off season for the Incline Village real estate market but with our
third busy day in a row I will need to take my laptop with me if I
decide to travel anywhere. We have four new listings, one
insignificant and frankly baffling price increase and two deals
closing escrow on the Incline Village MLS today.
Our new listings include a partially remodeled house and very motivated seller on Joyce Lane, a gorgeous freestanding condo in the Lake Country development, a Lakeview home on Pinto Court and a repeat at 715 Martis Peak Drive. There are only six pictures total for all three properties combined that are truly new listings, so it makes it a little bit hard for me to give you much of a description. If you have property for sale in Incline Village and you do not put a lot of pictures along with a virtual tour on the MLS datasheet it makes it very difficult for both agents and buyer's to have any idea what the property looks like (and maybe it's so bad you don't want us to see).
The two deals closing escrow include one where I represented the buyer at 341 Pine Place which if you recall was a Super Deal Alert just a few weeks ago. It was less than 30 days from start to finish for this particular transaction.
The other property
closing escrow today at the bargain price of $1,100,000 was another
Super Deal Alert at 346 Second Tee Drive. That property went
essentially for lot value and both of these properties at low elevation
in Incline Village went into escrow very quickly after coming on the
market. You cannot sit around and twiddle your thumbs when I put
out a Super Deal Alert as every single one of these alerts for the past
two years, except for one, has sold in a relatively short time.

I thought that yesterday was busy
on the Incline Village real estate market but that pales in comparison
to the flurry of activity on this stormy Tuesday. We had five new
listings, three
price reductions and two of the properties for sale in Incline
Village went into escrow today.
The three bedroom, three bath condo in Third Creek that headlines the news flash at the top of the page today sure didn't last long as it was only on the market for one day. Myself and four other agents had buyers for this property and it was one of my favorite associates in town who acted quickly enough to get their clients to the table and get an accepted offer.
The other property in Incline Village that went under contract today is #13 Mt. Rose Chalets. The lowest priced freestanding condo at $398,000, when this property closes escrow it will set the benchmark for the cheapest property with its own four walls and everything else in town on the low-end will be priced off of this property one way or another.
Anyone looking for real estate in Incline Village has some interesting choices among the new listings today. We have two repeats, what appears to be a slightly overpriced two bedroom, two bath condo in Woodstock, a nicely updated but on the surface absurdly overpriced house up on Carson Court (close to $500 per square foot and no view), and potentially a great value at #52 Village at Incline.
I really need to preview this two bedroom, 2.5 bath, 1588 square foot condo which is located behind the Country Club Mall and across the street from the Hyatt. It appears to be well priced and they have updated the kitchen and the master bath. Located in one of the quieter parts of the complex away from the main parking area at only $649,000 this appears to be a good buy.
We can skip the price reductions today, none of the properties for sale on the Incline Village MLS that had their prices changed caused me any excitement and I was told by my web host not to waste electrons unnecessarily.
I cannot stress enough
that there is a limited supply of quality properties at low elevation
and that buyers in our current market need to pull the trigger when they
are informed of a good value. You can always write an offer
subject to your viewing and approval but as we've seen once again with
#141 Third Creek, the quality properties will have multiple buyers
lining up even in a buyers market.

It was a busy day both for the
Incline Village real estate market and myself as I had new clients in
town looking at property to go along with three new listings, three
price reductions and two deals closing escrow on the Incline Village
MLS to keep track of. The two homes for sale that closed escrow
today were the gorgeous place at 255 Estates Drive and the nicely
updated family home at 868 Jennifer St.. The home on Jennifer St.
has a peek of the mountains, a tiny lot, road noise from the Mt. Rose
Highway and moderate upgrades while commanding around $400 per square
foot. There was really nothing extraordinary about this property
so it goes to show you the intrinsic value of real estate in Incline
Village.
The new listings on the Incline Village MLS today bring us a modest family home on Donna Drive with an asking price of $959,000, a beautifully updated one bedroom, two bath condo in Ski Way Ridge and the end unit in Third Creek that I have been raving about as an upcoming listing for the past several days.

for a three-bedroom condo in Incline Village under $900,000 then read
the Super Deal Alert at the top of the page and give me a call before
you miss out. Until I see more of the interior of the house on
Donna Drive I can't really comment on the property as the pictures are
pretty feeble and don't tell me much about the house. As far as
the place on Ski Way Ridge, this is probably one of the nicer
one-bedroom units in the complex but it is on the ground floor which may
or may not be a negative to some people looking for Incline Village real
estate who come here seeking the view.

While everyone was baking in the
sun on this most appropriately named Sunday the only activity on the
Incline Village real estate market was the property at 543 Skylake going
into escrow. My congratulations to the listing agent, I know that
she works extraordinarily hard to market the properties in her
portfolio. Enjoy the commentary from yesterday, or check out the Incline
Village MLS Weekly Update which I prepared 12 hours ahead of time
for your viewing pleasure. It's time for me to make a cup of hot
chocolate and go out and enjoy the stars.
Another prediction from the magic crystal ball came true today when the home for sale at 705 Birdie Way in Incline Village went into escrow. I sent out a Best Buy alert on this property when it hit the market about two months ago and it almost immediately went into escrow. For some reason the deal fell apart and today some sharp buyer picked up this great property that sits right above the Creek across from the Mountain Golf Course. With three master suites, a fabulous open floor plan, deck with a peek of the Lake, open space next door, a two-car attached garage and wonderful architecture it was a very good value with an asking price of $840,000.
We had two new listings on the Incline Village MLS today, both of which are repeats and one price increase for the beautifully remodeled condo at #6 Bitterbrush. I really like this condo in Bitterbrush and the beautiful view of Lake Tahoe but I do not understand why the price was bumped $10,000 higher up to $649,000 when we are still deep in the off-season.
For all of you skiers out
there the snow pack is thinning out dramatically with the warm
temperatures and sunny skies during the past week. I'm going to
bring my rock skis up to Mount Rose on Monday and hope I don't gouge
them too badly. It looks like the deepest snow pack is at high
elevation on the West Shore at Squaw Valley, Alpine Meadows and Sugar
Bowl along with Kirkwood off of Highway 88. If you're planning to
come up to Tahoe this weekend bring your bathing suit and lots of
sunscreen. If you're coming up on Tuesday to look at the
properties for sale in Incline Village or just for some recreation, you
might need your snow shovel and down booties instead.

On this beautiful sunny Friday
with record-breaking temperatures at Lake Tahoe the Incline Village real
estate market stayed hot with one new listing, two
price reductions, two properties going into escrow and two deals
closing escrow. I can't get excited about the new listing on the
MLS today since it is a repeat at #41 Northwood Estates, but with a new
listing agent. So rather than bore you with any details let's move
along to our price reductions.
The beautifully remodeled condo at #52 Mountain Shadows dropped down to $595,000 today. This is one of the rare four bedroom floor plans and the interior has been very elegantly updated throughout. The spectacular home at 981 Fourth Green Drive dropped $200,000 all the way down to $2,595,000.
The four unit development at 900 Golfer's Pass was the hub of activity today with unit #2 falling out of escrow and unit #1 going into escrow. Unit #1 is a fixer upper and was priced very close to fair market value so I am not surprised that it went into escrow. I think that unit #2 is a great value at only $599,000 since it has been completely remodeled. Sellers generally get very motivated when a deal falls out of escrow, so if you are looking for a three bedroom, two bath condo in Incline Village this is one of the best values on the market under $600,000.
The other property on the
Incline Village MLS that went into escrow today is a house that I like
and have shown many times at 567 Valley Drive. With an asking
price of $989,000, this four-bedroom, 2.5 bath, 2600 plus square foot
home has peeks of the Lake and a huge unfinished storage area under the
garage that has many potential uses. I'm surprised this property
sat on the market for so long and I am very happy for the listing agent
that she got an accepted offer.

My crystal ball has been doing so
well lately I think I need to take it on a vacation and give it a
rest. With two
price reductions, two deals going into escrow and two properties
closing escrow on the Incline Village MLS today, that flurry of activity
I predicted earlier in the week has come to fruition. I am very pleased
to announce that I opened escrow today on one of the properties I
highlighted on this web site last week; #21 Tahoe Palisades.
Four of my buyer prospects contacted me about that particular property and one of them was able to move quickly enough that we were able to beat out the rest of the agents in town. When I represent buyers on hot properties, I like getting an accepted offer before the property hits the MLS tour. That way, the other agents in Incline Village never get a chance to see the place and write a competing offer. By previewing hot properties and not waiting for the weekly tour, I keep my buyers a step ahead of the crowd.
Taking a look first at the price reductions today, what the house at 868 Donna Drive lacks in architectural character it makes up for with the beautiful interior remodel. This is effectively what qualifies as a starter home in Incline Village, if you don't want a fixer upper. Priced at $875,000, this three bedroom, two bath, 1460 square foot house was originally built in 1960 and is situated on just under one third of an acre. The tastefully remodeled and nicely furnished condo at #89 Mountain Shadows dropped down to $499,000 today. I think this is one of the better values in this particular complex due to the good location and the fact that it is an end unit with a nice open feel.
Wrapping things up with
our properties for sale in Incline Village that closed escrow today I
can't let it go without mention that the spectacular and eclectic home
at 351 Wilderness Court finally sold at a tad over $3 million after
being on the market for nearly 2 years. The listing agent must be
thrilled, she and her husband moved to Idaho several months ago so this
is kind of like hitting the lottery.
