There were two huge price reductions and one inexplicable price increase on the Incline Village real estate market today, leading me to coin the phrase numbers speak louder than words.  22 Somers Loop dropped slightly over $700,000 today* and is now a great value for a lakefront property at $3,795,000.  The other big price reduction today is for the house at 1007 Apollo which moved from $1,250,000 down to $995,000.  The home on Somers Loop was recently remodeled and expanded although the original property dates all the way back to 1919.  The house on Apollo needs either major remodeling or is a candidate for a tear down.

The only new listing today is for #59 Incline Manor, a remodeled two bedroom, 1.5 bath, almost 800 square foot condo with a carport.  I will have to check out the location of this particular unit since the asking price of $379,000 leads me to believe that it is an end unit located in the section of the complex that faces the forest.  

If you are looking for quality real estate in Incline Village there are some good values at the present time in all price ranges.  My favorite property of anything on the market right now is the beautiful 4558 square foot Lakeview home at 569 Len Way with an asking price of $1,880,000.  This is a stunning property from top to bottom with an elegant interior, easy living floor plan and plenty of room for guests and entertaining.  Added features include 2 decks, hot tub, multiple fireplaces and a three car attached garage.  This property just came back on the market after taking a breather over the wintertime.  I anticipate it will generate a lot of interest and in my opinion there is nothing under $2.2 million that touches this fabulous Lakeview home in Incline Village.

My head was spinning with all of the activity on the Incline Village real estate market today.  With 5 new listings, 2 price changes and 1 benchmark deal closing escrow there was a lot to keep track of.  I was very pleased to see #256 McCloud close escrow at $467,500.  This nicely updated one bedroom, one bath, 791 square foot condo is just a five-minute walk from Incline beach.  This property is just another fine example that the McCloud condos are holding steady in a plateau phase and that you cannot expect any giveaways in 2007.

Checking out the price changes today on the Incline Village MLS the luxurious new listing at 856 Lake Country jumped $20,000 up to $1,545,000.  Moving in the opposite direction, the one bedroom, two bath, 1080 square foot condo at #275 Ski Way Ridge was reduced down to $380,000.  This condo near the Diamond Peak ski area has been partially remodeled and features underground parking for easy access all year round and a convenient elevator that takes you practically to your front door. 

Our five new listings on the Incline Village real estate scene bring us everything from a cute little condo in Upper Tyrolian Village at $649,000 up to Lakeview properties in the 3 million-dollar plus range.  I will need to get out and check out some of these properties that are scattered all over Incline Village since we only have one repeat among the crowd today.

First up is a very cute three bedroom, 2.5 bath, 1536 square foot condo with mountain views and situated next to forest service land and open space.  With a nice mountain feel and a very reasonable asking price of only $649,000 the property of 1301 Uri Ct is worth a look for any one seeking a property in Incline Village in this price range.

The beautiful four bedroom, four bath, 3100 plus square foot freestanding condo at 877 Lake Country appears be priced very fairly at only $1,395,000.  This highly desirable community just off of Village Blvd. and Country Club Drive has continued to steadily ratchet up in price and this is one of the finer properties in the development.  Moving up the price the ladder a notch we have an elegant home with the impressive address of 836 Lakeshore Drive.  This four bedroom, four bath, 3489 square foot home with a three car attached garage has filtered Lake views and an asking price of $2,400,000.  I would put this on my short list for anyone who is looking for a home in Incline Village in the Lakeview subdivision.

And leaping up almost $1 million more we have a panoramic Lakeview home at 824 Tyner Way. I would love to tell you more about this property which has five bedrooms, 4.5 bathrooms, a very private setting and supposedly one of the best views in all of Incline Village.  But without any pictures I really cannot comment further until I see a virtual tour or get a chance to preview the property.

It was a busy day on the Incline Village real estate market with two new listings, four price changes and several phone calls lining up appointments for the weekend to show property.  With some good values among the homes and condos for sale, I'm happy that I have had buyer clients in town on a regular basis and I have been busy writing offers throughout the winter season.  But I digress, let's get right to the action and take a look at our new listings today which are a tandem with the lot for sale at 808 and a house for sale at 810 Randall Ave.  The same person owns both properties and is willing to cut a deal if someone wishes to purchase the house and the lot at the same time.  The link below will take you to the MLS information for both properties.

If you like big heating bills and lots of square footage then three of the four price changes on the Incline Village MLS today we'll be right up your alley.  And if you just like twice as much snow as accumulates at Lake level and a long drive from the center of town then number four up at 919 Michael Court is perfect for you. 

Even though the freestanding condo at 1500 Tirol Drive had a staggering $250,000 price reduction all the way down to 999K which based on dollars per square foot is a lot of property for the buck, there's a reason they call the neighborhood Upper Tyrolian Village and this is in the upper uppermost part. Probably the single greatest feature of this location is that it provides you with the opportunity to have one of the longest continuous downhill skateboard rides in all of Incline Village.  And a long walk back up. 

I'll have to do some research and see if the price reduction for the spectacular mansion at 255 Estates Drive really is over $2 million.  This home may have been paired with the property next door and I need to verify this with the listing agent.  If not, then this is an incredible price reduction for an Incline Village home for sale and there must be a highly motivated seller.  The stellar new home at 521 Crossbow jumped a hundred thousand dollars today and now has an asking price of $6,645,000.  I guess if you can afford that kind of money for a vacation home what's an extra hundred grand, it's really no worse than the gas station jacking up prices before the busy summer season.  But, with my Honda Accord a hundred thousand dollars will buy an awful lot of gas.

One of the things that I love about living at Lake Tahoe is that I'm generally pretty easy-going and rarely get cynical like I used to when I lived in the big city.  But, when I see a property listed by a very experienced agent that is so far out of line with reality, I'm not sure whether to laugh or reach for the Pepto Bismol.  So, for those of you who want to see today's new listing feel free to click on the link below and anyone who has got something better to do with their time, you can read on about the important things like the two deals that closed escrow today, both of which set benchmarks for Incline Village real estate prices.

#72 McCloud which is a slightly larger than normal two bedroom, two bath, 1111 square foot condo with a mudroom, over sized deck, and extra high cathedral ceiling in the living room with South facing floor to ceiling windows closed escrow today at $600,000.  This property sold unfurnished and was in mostly original condition.  The other property for sale in Incline Village that closed today was 1319 Moritz Court, a tiny 968 square foot cabin in mostly original condition without a garage.  This property sold for $373,000 which is about as cheap as you'll ever get a freestanding property in Incline Village.  I hope the buyer of that property owns a set of crampons because in the dead of winter the path to the cabin can feel like you are walking on an ice skating rink.

I don't have a lot to offer you in the way of new listings or price reductions today but there were sure a few real estate agents in Incline Village writing offers as we had four deals go into escrow and one property close escrow on this snowy Tuesday. The properties for sale in Incline Village that went under contract today range from a little one-bedroom condo in All Seasons with an asking price of $300,000 all the way up to the beautiful home at 991 Driver Way with a price tag of $2,495,000.

The only new listing today is for a very nondescript condo at 870 Southwood Blvd.  Since there are only three photos and they're all of the exterior and there are no comments about any updating having been done, I can't get too excited.  The asking price for this two bedroom, 1.5 baths, 1043 square foot condo in Incline Village at low elevation is $389,000.

It was deuces wild on the Incline Village real estate scene today.  We had 2 new listings, two properties going into escrow and two price reductions on the Incline Village MLS. 

Taking a look at the two new properties for sale today, the home at 569 Len Way is a repeat at a new lower price of $1,880,000.  This property is without a doubt the absolute best Lakeview value under $2 million in Incline Village or Crystal Bay. This is an elegant home from top to bottom with a great floor plan spread over 4500 sq. ft. and Lake views from just about every spot in the house.  Anyone who is looking in the $2 million price range at Lake view homes should jump on this one immediately as I don't think you'll find this good of a value again at this price in 2007.  

#20 Village Highlands is a beautifully remodeled end unit within walking distance to the beach. This three bedroom, 3.5 bath, 2500 plus square foot condo for sale in Incline Village is in one of the best locations in this highly desirable complex.  At $1,495,000 this is priced substantially under the other remodeled condo for sale in the same complex.  Put this one on your short list if you're looking for a luxury condo in walking distance to Incline Beach

I can't get too excited about the price reductions today since the unit in the Racquet Club that came down to $459,000 is just your basic inside unit and the property at #5 Glenrock only dropped $10,000 which is pocket change to most of the buyers in the Incline real estate market.  

The two properties for sale in Incline Village that went into escrow today are #102 Crystal Shores Villas, a beautiful condo in a lakefront community and 773 Tyner Way which just came on the market about two weeks ago.  I'm happy for that listing agent since he has tendency to price properties very close to fair market value and this is another fine example price of 'em right and sell 'em fast.

There was no real estate activity in Incline Village on Saturday or Sunday.  Enjoy the update from Friday.

With both ends of the Incline Village real estate market getting a workout, we had two new listings, one property going into escrow and two deals closing escrow on this gorgeous spring day at Lake Tahoe.  The Yin and Yang of today brings us a cute 1300 square foot cabin in Lower Tyrolian Village closing escrow at $530,000 and a gorgeous Lodge style home at 1032 Lakeshore Drive which sold for $3,800,000.  There is action at all ends of the Incline Village real estate scene has long as you have a quality property in a good location and you price it at fair market value not somewhere out in Dreamland.

The two new listings on the Incline Village MLS today are a beautifully remodeled home at 806 Toni Court and a very nicely furnished and partially updated condo at #133 Mountain Shadows.  The three-bedroom, 2.5 bath, 1360 square foot condo in Mountain Shadows comes nicely furnished with Tahoe style accoutrements and reasonable asking price of $499,000.  The three bedroom, 2.5 bath, 1848 square foot home for sale on Toni Court is in a very private location off Upper Tyner.  With an asking price of $1,150,000 this is an elegantly remodeled property with very nice furnishings.

I was very happy to see the remodeled condo at 770 Southwood Blvd. #7 go into escrow today.  When this first hit the market a few months ago I wrote a great review for the property.  I think the only reason that it sat for a while is because it is an inside unit, not an end unit.  Buyers shopping for property in Incline Village have a disproportionate preference for end units and generally are willing to pay a premium for the location rather than get a great deal on an inside unit.

The buyers and sellers just keep on coming even though it's off season for the Incline Village real estate scene.  We had one new listing, two price reductions for properties that don't excite me, two properties going into escrow and one deal closing escrow on the Incline Village MLS today.

#23 Incline Manor and #2 at 599 Lariat Circle are the two properties in Incline Village that went under contract today.  Both condos could use a little bit of updating and since they are end units (the former is near the center of town and the latter one has a Lakeview), in my opinion they have good upside potential.  

The property in Incline Village that went into escrow today is 838 Jennifer St. which is basically an old dome style house that's more of a tear down anything else.  The .209 acre lot has a relatively decent Lakeview and is surrounded by forest.  With a final sale price of $675,000 the property essentially sold for lot value.

The new listing today is a home in Incline Village near the Mt. Rose highway at 847 Jennifer St.  I'd like to see more interior pictures because the few that are on the MLS make it look like the place needs some updating.  This four-bedroom, two bath, 1720 square foot house has a reasonably good Lake view based on the one photo that has been provided.  Generally odd-numbered houses along this stretch of Jennifer St. backup to the highway and get a lot of road noise but I will refrain from making that a certainty until I see this property because occasionally there is a bend in the road and you have a nice chunk of forest between you and the highway. Priced at $849,000 I will withhold comment on the pricing until I check out the road noise situation.
