The Incline Village real estate
market offers us a broad spectrum of new listings today from a 1000 plus
square foot condo at just under $500,000 all the way up to a nearly 8000
square foot Lakeview home on Fairview with a price tag in excess of $5.6
million. There were three inexplicable price increases at Incline
Creek Estates today so we can gloss over those and get right to our new
listings.
The cute two bedroom, two bath condo in Woodminster has two decks and is in a very nice setting overlooking the Creek and forest. This property has a one car garage and it is located in one of the quieter and more private parts of the complex. Moving up the price ladder, #191 Mountain Shadows is a nicely furnished and partially updated three bedroom, 2.5 bath, plus loft 1782 square foot condo with a one car garage. This is a very unusual floor plan and the garage is a rare treat for a property in Mountain Shadows. The asking price is not too far out of line at $609,000 and I expect this property will get it a lot of showings from real estate agents in Incline Village in the next week.
Next up is a remodel / expansion opportunity at 803 Geraldine with a price tag of $629,000. A little bit of updating has already been done on this two-bedroom, one bath high elevation home in Incline Village. The asking price includes plans and TRPA approval for the expansion project.
Rounding out the new
listings on the Incline Village MLS today is the spectacular high end Lake view
property at 469 Fairview. Priced at $5,695,000 and built in 2002,
this custom home is eye popping from top to bottom. With
five bedrooms, seven full baths, two half baths, a three car attached
garage and panoramic Lake views from all over the property this is one
for all of you high rollers to check out.

I decided to go skiing for a
couple of hours today and when I returned there was an avalanche of
activity on the Incline Village a real estate market to greet me. The
MLS brings us five new listings, one property going into escrow and two
deals closing escrow on this unseasonably warm and sunny Friday
afternoon.
Both of the properties for sale in Incline Village that closed escrow today are ones that I've been following since they were first listed. #1 Bitterbrush, after over 1 1/2 years on the market, finally closed escrow today at $605,000. Originally with an asking price of $750,000, this beautifully remodeled panoramic Lakeview condo has such a unique interior, postage stamp bedrooms and vertical floor plan that it really takes a special buyer to appreciate the property.
The stunning home at 105 Pine Cone Road which was given a very positive review on this web site and went into escrow shortly thereafter closed escrow today. I was happy to see the final sale price of $2.2 million being right in line with the target price that I had established for the property when I talked to the listing agent on tour that Tuesday.
The high rollers looking at Incline Village real estate can take a breather once again today as our five new listings span the gamut from $445,000 up to $1,195,000. If we were playing draw poker I would discard the three properties that don't really excite me and see if I can make a winning hand from the remaining pair.
The freestanding condo at 943 Divot Ct. #2 is a beautiful piece of construction that backs up to forest land and a year round Creek. This is a 3 bedroom, 2.5 bath, 1880 square foot property in a private setting that makes you feel like you are really up at Tahoe. The asking price of $1,100,000 may appear a bit high to the untrained eye, but there is nothing in the way of a freestanding condo of this quality and in this type of setting anywhere near this price.
The low elevation condo
in Incline Village that piqued my interest today is a high quality
remodeled property at #5 Creekside West. This tastefully updated
and fully furnished condo is an end unit that backs up to the
Creek. The central location makes for an easy walk to the beach,
Village Shopping Center and the center of town. Priced reasonably
at $489,000, this 3 bedroom, 2.5 bath, 1332 square foot property is
probably the best value in this complex at the present time.

For the high rollers among you today's commentary will
be nothing more than recreation and for everyone else there may be
something that will pique your interest.
Starting off at the lower end of things we have two nicely updated condos for sale. It is not everyday that you see a remodeled unit in the Racquet Club with slab granite but that appears to be what we have at #55. This property looks to have been pretty thoroughly updated with quality materials throughout and is priced very reasonably at $458,900. These properties make great rentals and anyone looking for an investment property in Incline Village should put this near the top of the list.
We have a cute cabin at #32 Incline Crest that has been refurbished and comes with an asking price of $495,000. Our next offering on the Incline Village MLS today is a duplex at 1032 Warbonnet Way. It looks like this property has been updated and there is a nice ledge stone fireplace to complement the interior.
Saving the best for last,
the home for sale at 972 Pyrite Court is a three-bedroom, two bath, 2200
square foot property with great mountain views and has been beautifully
updated. I am very much looking forward to previewing this property
since it is located on a tiny little cul-de-sac next to forest service
land and a year round Creek. Priced at $1,195,000, on paper this
appears to be a great value among the homes for sale in Incline Village
and could go quickly.

Most of the time selling real estate in
Incline Village is a pleasant experience but every now and then you have
a day like today. So, tonight's update is going to be very quick as we
have three
meaningless price changes and the big headline is that four
properties for sale went into escrow today.
We had one condo and three homes
go under contract today ranging from the remodeled Lakeview condo at #6
Bitterbrush with an asking price of $649,000 all the way up to the
elegant new construction at 551 Spencer way commanding a price tag of
$2,795,000. This has been a very strong week so far for the
Incline Village real estate market and one can only hope it bodes well
for the upcoming summer season.

The Incline Village real estate
market brings us a ton of activity today with four new listings, three
price reductions, three properties going into escrow and one
transaction closing escrow. Since two of our new listings are
repeats and one is a thrasher condo, we can skip ahead to the fabulous
Lakeview home currently under construction at 970 Mica Ct. This
super high quality four bedroom, 4.5 bath, 3453 square foot home at the
entry to a quiet cul-de-sac is priced at $2,695,000. If you are in
the market for a very nice Lake view property Incline Village or Crystal
Bay I would put this one on my short list.
Taking a look at our three price reductions today I think the house at 909 Tyner Way which just dropped $21,000 down to $899,000 is getting closer to where someone will write an offer. Now if you could just replace that driveway with a chair lift the place would be a little bit more accessible. The 4000 plus square foot home at 236 Allen Way dropped over $100,000 today down to $1,595,000. Based on calculating dollars per square foot this is now one of the better values in the Lakeview subdivision and a short walk to the Village Market for those last-minute dinner fixings.
The three properties for
sale in Incline Village that went into escrow today include the fixer
upper I had touted as a Super Deal Alert in March at 1000 Lakeshore #7,
the gorgeous home with the elegant French wine cellar at 643 Second
Creek and a veritable tear down at 1100 Lakeshore. These
properties range in price from $675,000 for the fixer upper condo up to
$1,995,000 for the spectacular property on Second Creek. The
Incline Village real estate scene continues to show much greater
strength than your typical residential market in middle America.
This is a good sign for current property owners and new buyers can feel
confident that if they pay a fair price for a home or condo in Incline
Village they will have a good long-term investment.

I thought it was the off-season,
but with three new listings, two price reductions, one property going
into escrow and having to shoot pictures at four different properties
for sale for my buyer clients it felt more like summertime. And
with the beautiful blue skies and the sun shining overhead it's hard to
believe that spring has just begun. I was thinking of putting on
my bathing suit until one of my friends reminded me that the Lake is
still around 40°.
Checking out the new listings on the Incline Village real estate market today we have one repeat, what looks to be a livable tear down at 880 Freels Peak just one block from Lakeshore and a remodeled condo at #85 Royal Pines. I wish there were more pictures of that condo since the description by the listing agent (who is generally quite accurate) says that the property has been elegantly remodeled.
The house on Freels Peak
features four bedrooms, three bathrooms, a two-car attached garage and
over 3000 square feet of living space. With an asking price of
$1,349,000 and situated on almost half an acre in the most desirable
neighborhood in Incline Village this property may have some good upside
potential.

I went out for a fabulous hike at
10 o'clock this morning, 2000 vertical feet to the top of Mount Baldy
above the west side of Incline Village and when I returned I was greeted
with five new listings and a whole bunch of work to do. With two of
these new offerings from the MLS being repeats and the condo for sale at
#52 Woodstock not having any interior photos and a feeble description I
am reduced to giving you commentary on #143 Mountain Shadows and #64
Third Creek.
The condo for sale in Mountain Shadows comes with the staggering asking price of $519,000, but the property does appear to have some remodeling done and it is tastefully furnished. This is an inside unit so it will be interesting to see if the seller gets anything close to the asking price with all of the other condos in Mountain Shadows that are currently on the market.
I really like the condo
at #64 Third Creek, it appears to have been partially remodeled and it
is an end unit with the largest floor plan in the complex. At 3000
square feet, this four-bedroom, four bath property with a one car
detached garage backs up to the Creek and is in a beautiful woodsy
setting. The asking price of $1,475,000 looks fairly reasonable
based on dollars per square foot. However, the larger a property
is the less dollars you generally get per square foot and when condos of
this size come on the market if they don't have a Lakeview they might
take awhile to sell. I'm looking forward to previewing this
property as it could be something very special with the location near
the creek.
