The Incline Village MLS brings us four new listings, one price increase and one deal going into escrow on this snowy weekend at Lake Tahoe.  Forgive me for being a little bit tardy with the update but it was the last day that Mt. Rose was open and I had to go out and ski some fresh powder.  It was quite a treat to wake up this morning and find over a half a foot of snow on my doorstep.  I expected that all of Reno would show up but there were no more than 200 cars in the parking lot and I was able to make fresh tracks in the trees.

Checking out the new listings for the weekend we have two repeats that don't get me excited, plus a two bedroom, two bath end unit at #256 Ski Way Ridge that appears to be nicely updated and comes furnished, and a partially updated two bedroom, two bath ground-floor unit at #117 McCloud.  

I think the condo in McCloud which is priced at $619,000 is definitely worth a look.  It has one of the best locations in the entire complex and it is about as close to the beach as you can get .  When you consider that #27 sold for $575,000 just a couple of weeks ago, and it doesn't come close to #117 in location or quality of the interior, #117 is a relative bargain in comparison.

There was a lot of activity on the Incline Village real estate market today.  We have 5 new listings, 4 price changes, 1 property going into escrow and 1 transaction closing escrow.  I was surprised to see so much activity after a couple of rather slow days.  It's unusual to see five new properties listed for sale in one day while we are still more than 2 months away from the summer season.

The new listings on the Incline Village MLS range from a remodeled condo in the Racquet Club complex at $510,000 all the way up to a development opportunity for the three parcels located at 851 College Drive with an asking price of $2,600,000.  I would love to see some philanthropist purchase what was the parking lot for the old Sierra Nevada college and turn this land back into nature since part of it borders a year 'round Creek.  But it will probably wind up getting developed into three separate single family residences and another opportunity to save a valuable chunk of land will be lost.

If you don't mind driving all the way to the top of upper Tyner about as far as you can go the new listing at 960 Garen St is what you'll find with an asking price of $779,000.  This Gambrel style, three bedroom, 2.5 bath, 2282 square foot home has been partially remodeled and looks like it could still use a bit more work.  If you don't want to drive up to quite such a nosebleed altitude, a little bit lower at around 7200 feet in elevation we have the very nice chalet at 1479 Tirol Drive.  With great views of the Diamond Peak ski area and the surrounding mountains, open beam ceilings and a stone fireplace, this property has that authentic Tahoe feel.

Back on the market after a four-month hiatus is the spacious property right on the Incline Village Championship Golf Course at 648 14th Green.  This home in Incline Village first came up for sale last summer $300,000 higher than the current asking price of $1,999,000.  The new number is much more reasonable for this four bedroom, 3.5 bath, 4500 plus square foot home with a three-car attached garage.

Checking out the price changes, #198 McCloud finally dropped pretty close to where it should sell at $579,000.  This two bedroom, two bath, end unit originally came on the Incline Village MLS at $595,000 and had a lot of competition from properties on the Village Boulevard side.  Now that many of those condos have sold off this could be one of the next condos to go in the McCloud complex.  

The other significant price reduction is for the lovely home at 996 Third Green.  Originally priced at $2,530,000 this property has gone through three reductions and is now getting closer to the target price that I originally set for it when it came on the market back in May 2006.  Now priced at $2,250,000 this home on the Championship Golf Course was rebuilt in 2001.  With 4 bedrooms, 4.5 bathrooms, a 4 car attached garage and 4400 square feet of living space this elegant home also features views of the golf course and the mountains beyond!

After skiing a little fresh powder this morning up at Mount Rose it was time to get back into the swing of things and see if the problems with the Incline Village MLS upgrade have been fixed or if I will have to battle myself through another day.  Unfortunately, I found more bugs in the upgrade and spent a good portion of the afternoon sending e-mails to the executive director of our local real estate board.  I apologize for any inconvenience you may suffer while the bugs in this latest upgrade to the Incline Village MLS (and in fact the entire nationwide MLXchange system) get worked out.  This problem is affecting every real estate board in the country that uses the MLXchange System, so those of us who work in the Incline Village real estate market are hardly the only ones dealing with these issues.

Now that I have that tirade out of the way let's get back to our daily update on the Incline Village real estate scene.  We have 2 remodeled condos in Incline Village as our new listings and 1 price reduction that we can hover the magnifying glass over today.  

I had to run out and preview the new listing at #49 McCloud as soon as it hit the market this afternoon since this is an extremely rare floor plan that has not been seen in quite some time.  This 2BR condo is a very roomy 1426 square feet (most of them are 1089) and with an asking price of $739,000 this works out to a very reasonable $518 per square foot.  In the entire complex of 256 condos there are only 4 units with this floor plan.  You have no one above you and only one shared common wall for a relatively short distance, so the privacy is incredible for a low elevation complex.  Very high vaulted ceilings in the living room and the master bedroom and the guest master has a very high flat ceiling so everywhere in the condo you get this incredible airy, open feeling of spaciousness.  Lots of strategically placed windows bring in vast amounts of natural light.

If you have any interest in owning a two bedroom condo in McCloud and want something with a larger floor plan than the other 2BR condos in the complex, this will be your best opportunity for a quality property at a reasonable price anytime in the near future.  Now I know that some of you are going to think that I am off my rocker for suggesting that $739,000 is a reasonable price for a two-bedroom condo in the McCloud complex.  But when you look at the unique floor plan, great architecture, the furnishings and the fact that this property is 35% larger than a typical two-bedroom (yet the price is only 20% more) the value comes into focus.

Another property that at face value might make you gasp based on the price that is really worth a look is the nicely remodeled 667 sq. ft. condo at #63 Woodstock. If you have been looking for a low elevation one bedroom condo within walking distance of everything this might be the one for you.  With a beautiful ledge stone fireplace in the living room, granite counters and stainless steel appliances in the kitchen and many other quality upgrades this little gem features an asking price of $379,000.

The home for sale at 859 Jennifer St. dropped $25,000 today down to $625,000.  I like everything about this property except for the fact that it picks up a fair amount of road noise from the Mt. Rose Highway.  If you can ignore that factor, this remodeled four bedroom, two bath, 1736 square foot home with filtered peaks of the Lake is getting down to a relatively attractive price.

The Incline Village real estate update for this stormy Wednesday brings us 2 new listings, 4 price reductions, 1 property going into escrow and 1 deal closing escrow.  Our closed escrow today is for a two bedroom, 2.5 bath, 1293 square foot condo in McCloud that came on with an asking price of $695,000, went through a price reduction and then closed escrow today at $660,000.  This shows that the McCloud condos have reached a firm plateau and we should not expect any giveaways in 2007 unless we get an extraordinarily motivated seller or a sudden excess of inventory.

Checking out the four price reductions today among the properties for sale in Incline Village the first two are minimal, the new construction at 968 Fourth Green is getting closer to sanity dropping $100,000 down to $2,495,000 and the big news of the day is the gorgeous new construction at 527 Sugarpine being reduced from $4,900,000 down to $4,500,000.  This is an absolutely spectacular 5 bedroom, 5.5 bath, 6,877 square foot home with a three car attached garage and Lake and mountain views.  I have seen very few properties in Incline Village that were built with such high quality materials throughout and the architecture makes this an absolutely phenomenal mountain home.  If you're looking for a spacious home in Incline Village in a quiet neighborhood where you can entertain and unwind in comfort and style, this one certainly belongs at the top of your list.

Scouting out the new listings on the Incline Village MLS we have a repeat for the tear down at 650 Martis Peak Drive and an intriguing new listing at 433 Valerie court.  This higher elevation three bedroom, two bath, 1812 square foot Lakeview home on a cul-de-sac in Incline Village has been partially remodeled and appears to be in a very nice location.  Priced at $1,150,000 and situated on just over a half acre in one of the more private settings, this one is definitely worth a look for anyone seeking peacefulness and nice views in this price range.

Things perked up a bit on the Incline Village real estate market today.  With two new listings that both merit a closer look and four price changes, one of which is quite baffling, there's a little something for everyone if you're looking at the homes and condos in Incline Village. 

I've spent a great deal of time previewing both of our new listings today and in their respective price ranges they are very good values.  First up is the very beautifully remodeled three bedroom, three bath, just under 2000 square foot home at 639 Crystal Peak Road.  This property was on the Incline Village MLS briefly last year and then withdrawn.  The seller is very motivated and has put their home back on the market at the eye-catching price of $1,185,000.  Located in the Lakeview subdivision, the lot alone is worth around $1 million, the house is almost free.

The three bedroom, 2.5 bath, 1620 square foot condo in Cedars West is located right across the street from the Village Shopping Center for easy access to the Incline Village post office, restaurants and shops. I toured this property before it hit the MLS while the remodeling was taking place and from the new pictures it looks like they've done a great job finishing things up.  At $525,000 this is about as much bang for your buck as you'll ever get at low elevation for a piece of real estate in Incline Village that has a full-size two car garage.  I anticipate there will be a great deal of interest in this property since there is nothing in the $500,000 price range at low elevation that can touch the location or the quality of the remodel.  If you've been searching in this price range for Incline Village real estate of any kind please contact me right away.

Anyone seeking a a one-bedroom condo at low elevation will be hard-pressed to beat the price or the quality of the beautiful remodel done at #35 All Seasons.  At 1043 square feet, this one bedroom, one bath condo has been gutted and remodeled from top to bottom with no expense spared.  It has been through several price reductions and is now at or below fair market value with a new asking price of $349,000.  The $30,000 price reduction for the freestanding condo at 1064 Tomahawk trail makes this an exceptional value in the three bedroom, two bath category.  With a two-car attached garage and next to Forest Service land the only thing that has kept this property for selling sooner is that it is located in an area with some lesser quality properties.  This is a great family home and at the new price of $669,000 I anticipate that some local resident who is currently renting will end up purchasing this charming home in incline Village.

A very bizarre Incline Village real estate update greets us today with two senseless price increases, what appears to be a road noise special for our only new listing, two properties going into escrow and one fabulous house closing escrow.  I was happy to see some sharp buyer pick up the beautiful newer construction Lodge style home at 110 Slott Peak for the very reasonable price of $3.3 million.  Located just across the street from Lakeshore Drive this is one of the more elegant homes at low elevation in Incline Village.

I will have check out the new listing today at 535 Lodgepole to see if they have done any soundproofing on the property.  I love the neighborhood which is lower Ponderosa but unfortunately many homes on this particular street get the full brunt of the traffic from Highway 28.  If this home is constructed and situated in such a way as to defeat the deafening decibels than it merits a closer look.

It was a pretty feeble Sunday for property watchers in Incline Village with just 1 new listing, a repeat at 969 Dana Ct.  Fortunately, it came back on at a much lower price and appears to be a pretty good value at only $599K, down from $675 the last go round.  4BRs, 2.5 baths, 2440 sq. ft., 1 car attached garage, Forest Service land as a buffer, a creek across the street, short level driveway and only 1 block to the Mt. Rose Hwy.  If it had better external architecture it would have sold last year, so at the new price I think it will draw a lot of interest.  

If you're looking at homes or condos for sale in Incline Village, the inventory situation bodes well right now and we'll see more properties come on the market as we get closer to summer.  If what you're looking for is not on the market now, just keep an eye on the new Incline Village listings and price changes posted here daily.
