It was nice enough for me to go out and hit a few golf balls today but after looking at the weather report maybe I should have been waxing my skis instead.  Anyone coming up to look at Incline Village real estate later this week just might want to have the chains in the car and a snow shovel handy.

Our update on the Incline Village MLS today brings us three new listings, one price reduction, three properties going into escrow and one transaction closing escrow.  The deal that closed today is for the house at 946 Jupiter.  This is one of those very unusual situations where someone radically overpaid for the property less than two years ago and for whatever reason sold it for about $200,000 less than they paid for it.  I am not sure why the seller bailed out at this point in time  but I guess everyone has their reasons.

All of the properties that went into escrow today were touted in this column as good values when they came on the market recently.  I am especially happy for the listing agent who handled the home for sale at 648 Martis Peak since that is a beautiful property.  Now that it was priced at fair market value a savvy buyer made a move on the place and they got themselves a great deal on a wonderful low elevation home in Incline Village.  

The other big news today on the Incline Village real estate scene is the repeat new listing at 1000 Lakeshore #13.  This property was on the market last fall and then withdrawn, albeit with a much higher asking price.  With a price reduction of over $50,000 and a new offering price of $675,000 this is arguably the most beautifully remodeled two bedroom, two bath condo in the entire complex.  With high quality everything through out, this 1028 square foot end unit sitting right on top of open space with beautiful views of the trees is directly across the street from the Hyatt Hotel and Casino and a very short walk to the beach.

There was not much action on the Incline Village real estate market this weekend with only two new listings and nothing else to report.  I anticipate there will be a little bit of a lull in the action the next four to six weeks on the buy side but listing activity will continue steadily and pickup strength as we head into the summer season.  I'm looking forward to seeing the new properties for sale in Incline Village that will come on the MLS over the course of the next couple of months.  You can always count on me to give you the latest and greatest each day on the Incline Village real estate scene.

Our two new listings on the Incline Village MLS today are at opposite ends of the price spectrum.  We have what is arguably one of the least expensive properties in town in the "lovely" Pinebrook complex.  At only 600 square feet and $249,000 for the asking price this one bedroom, one bath condo will neither dazzle nor amaze you.  So let's skip ahead to the nicely remodeled home at 606 Lakeshore Drive.  With filtered peeks of the Lake, over 3300 square feet, four bedrooms, 3.5 baths, a two-car attached garage and fully furnished this is a place that I have got to see.  The link below will take you to both properties make sure you check out the virtual tour for the home for sale on Lakeshore Drive.

Even though the Incline Village real estate update brings us 5 new listings, 2 price reductions, 2 deals going into escrow and 2 properties closing escrow, the only important news of the day is that #82 Third Creek came on the market.  I'm not going to write about anything else, since #82 is the hot property for sale in Incline Village and everything else pales in comparison.

It was another moderately busy day on the Incline Village real estate scene with two new listings, one property going into escrow and two deals closing escrow.  I was happy to see the house at 713 Joyce Lane close escrow at $1,114,000 today.  This reaffirms that the value of of a tear down in the Lakeview subdivision is well over $1 million and there won't be any giveaways.

Our new listings today on the Incline Village MLS are at opposite ends of the spectrum.  We have a quaint three bedroom, 2.5 bath, 1780 square foot family home at 504 Jensen Circle with an asking price of $799,000.  For you high rollers, 55 Shoreline Circle is a lakefront property in Incline Village with six bedrooms, 5.5 baths, a three-car garage, panoramic Lake view and a price tag of $8,950,000.  Built in 1977 and sprawling over 6000+ square feet this lakefront home has a fabulous location not too far from Burnt Cedar Beach.

We have zero new listings, three price reductions and two deals closing escrow on the Incline Village real estate market today.  The link above next to the Newsflash will take you to the big price reduction for the Lakeview home at 455 Jill Court.  With a new asking price of $1,660,000 this is moving closer to the target price I set for it when it first hit the market several months ago.

I'm very surprised with all the hits that I have received on the web pages that I built for the upcoming listing in Third Creek that no one has contacted me about writing an offer on the property. I cannot stress enough that it is incredibly difficult to find this particular floor plan in a good location at any kind of a reasonable price.  Letting this opportunity slip away is something that buyers looking for a condo in Third Creek will likely regret come summertime.

It was a relatively light day on the Incline villager real estate scene with two properties closing escrow, one deal going into escrow and no other activity to report.  The nicely remodeled condo at #9 Bitterbrush went into escrow today and this is not the least bit surprising given the good price, nice Lake view and quality of the interior.

Checking out the two properties for sale that closed escrow today, 692 Palmer court #3 sold at the reasonable price of $555,000.  This three-bedroom, 2.5 bath, 1750 square foot condo with a partial Lake view is situated very close to the Mountain Golf Course.  I was happy to see the house at 705 Birdie close escrow today pretty close to where I originally pegged it at $810,000.  This home was featured here as a super deal alert when it first came on the market just about two months ago.  The lucky buyer has a nice property that was a little bit of updating will be absolutely spectacular.  It's not everyday you can get this square footage, and a private setting next to a year-round Creek near the end of a quiet cul-de-sac for under $1 million.

Today's Incline Village real estate update brings us 2 new listings, 2 price changes, 2 properties going into escrow and 3 deals closing escrow.  The beautifully remodeled home for sale at 648 Martis Peak Drive is the new listing that's at the top of my list to see on the MLS tour tomorrow.  This four-bedroom home with three full baths, two half baths, a six car attached garage and over 3600 square feet of living space is a low elevation gem.  Situated on a level lot with a separate guest cottage and with an asking price of $1,895,000 this appears to be a good value in the under 2 mil range.

Checking out the homes for sale in Incline Village our big price reduction today is for the very cute and well-maintained property at 928 Dorcey.  This three bedroom, 2.5 bath, 1600 plus square foot home with a two-car attached garage and a peek of the Lake dropped dramatically from $759,000 down to $695,000.  This is arguably the best high elevation value under $750,000 at the present time and is worth a closer look for anybody considering the Upper Tyner neighborhood.
