The Incline Village MLS brings us two new listings on the low end today, along with four price reductions, one of which is surprisingly large in relation to the initial asking price.  Starting with the new listings, we have a rare unit in the Racquet Club that is actually in a quiet location.  #94 is an end unit set along the creek just a short walk from the Rec center and then on down to Lakeshore Drive and the beach.  You will not find a better location anywhere in this complex and with an asking price of $479,000 it actually appears reasonable if the inside is not completely thrashed. The other new listing is an estate sale for a tiny three bedroom chalet in Upper Tyrolian Village.  It is impossible to discern the condition of this property since the agent wrote practically nothing about it on the MLS and there is only one exterior picture. 

When you are marketing homes for sale in Incline Village you want to have lots of high quality pictures of both the interior and the exterior along with great descriptive text.  This is critical since almost none of the buyers live anywhere near here and they depend on the Internet to get their most basic information about a property. I am always amazed when I see a new listing on the Incline Village MLS that has virtually no information, only one picture and then the listing agent actually expects us to try and get excited to show the property. What a surprise when it doesn't sell.

Looking at the price reductions on the Incline Village MLS today, the one that really jumps out at me is for the most beautifully remodeled one bedroom condo in town.  This stunning property at #35 All Seasons is a gem that you absolutely have to see whether or not you are even considering buying real estate in Incline Village.  The seller is an artist and he used an artist's eye to paint, remodel and decorate the entire place.  Whether or not you like his taste, I can assure you that you'll come away inspired with new ideas for what to do with your property.  The asking price dropped from $479,000 all the way down to $429,000 in one fell swoop, which is pretty close to the target price of $425,000 that I set for it when it first came on the market.

We have five new listings and three price reductions on the Incline Village MLS today.  If you have an extra $5 million to spend and would like a beautiful Lake view home, a spectacular 7000 square-foot property at 708 Champagne Rd is now available on the Incline Village real estate market. At the other end of the spectrum, we have a one bedroom, two bath condo in Burgundy Hill for less than 1/10 the price at $455,000.  The home for sale in Incline Village that really catches my eye today is 1075 Flume Road in the Mill Creek subdivision. I like this property because even though it was built in 1963, it is in good condition and the one third acre lot gives you great upside potential to build your dream home in walking distance to the beach.  Priced at $975,000 this is definitely worth a look for anyone who is looking for a low elevation property in Incline Village.

Taking a gander at the price reductions on the Incline Village MLS, the only one that leaps out at me is #36 Glenrock. I like the location of this property next to the creek and since it is near the rear of the complex it is in one of the quieter spots.  There are some very good values if you're looking to buy real estate in Incline Village at the present time.  There are lots of motivated sellers and a good selection of properties to choose from unlike in the summer of 2005 when we had a shortage of inventory.  Please give me a call or send me an e-mail if I can help you with finding a good piece of real estate in Incline Village that meets your personal needs.

Sunday brought relatively light activity on the Incline Village real estate scene.  There was just one new listing and no price reductions though we did have two properties go into escrow today.  A cute cabin in Incline Crest with an asking price of $399,000 and a house way up high on Apollo with an asking price of $629,000 are the properties in Incline Village that went under contract today.

The one new listing on the Incline Village MLS today is for a fixer upper at 790 Northwood.  From the pictures, it looks like this property requires a great deal of work it is not for the faint of heart. 

Of all the new listings in Incline Village that I've seen in the last two weeks, the absolute best value to me appears to be the house at 773 Golfers Pass Road.  This beautifully remodeled four bedroom, 3.5 bath home located on one third of an acre and backing up to the 18th tee of the mountain golf course is a fabulous value at only $1,225,000. Six new listings on the Incline Village MLS along with five price reductions round out the offerings for today.  If you're looking to buy a home or condo in Incline Village we have a lot of good inventory on the market at the present time and with the recent price reductions there are good values in every price range for every type of property.  We no longer have the situation that we had one year ago which was a shortage of inventory.  We now have a good amount of inventory and lots of motivated seller's.  So it has finally turned into a true buyer's market across all four price ranges from the low end to the super high end.  If you are looking for real estate in Incline Village now is a great time to scout out the listings to find the good deals and offer a price that you want and bargain hard.

The one big exception to the above would be panoramic Lakeview homes that are in good condition.  There are so few of these on the market that they generally bring a premium price.  Most of the panoramic Lake views need some updating or a significant amount of work.

Taking a look at the new listings on the Incline Village MLS today there is really only one that I consider noteworthy.  #319 Burgundy Hill is a two bedroom, two bath end unit on the East side of the building with underground parking and an elevator.  I like this particular property because it is the end unit in the second building which makes it quieter than either building one or three as you are buffered from noise and outside lights.  Although it is a second-floor unit, the construction at Burgundy Hill is so solid that you rarely hear the neighbors to the side or above you.  Being on the East side of the building you get a lot more natural sunlight especially starting early in the day. With an asking price of $600,000 this is a good value for this type of condo in Incline Village.

There are two outstanding price reductions today. The first one is #43 Glenrock and the other one is for a house in the Lakeview subdivision on Rubicon Peak.  The house on Rubicon Peak dropped over $120,000 today and is now approaching lot value.  Great development opportunity.  The partially remodeled condo in Glenrock is also pretty close to the target price that I set when it first came on the market and is definitely worth a look for anybody interested in a freestanding condo in the $500,000 range.

The Incline Village MLS brings us three new listings and six price reductions today.  Among the new real estate listings the only one worthy of comment is a house on the golf course.  The four bedroom, four bath house with 4400 sq. ft. on Third Green has a very large lot at two thirds of an acre.  The asking price for this home in Incline Village is $2,100,000.

Taking a look at the price reductions today on the Incline Village MLS there are two that are quite noticeable.  The freestanding condo at 278 Deer Court was reduced a hundred thousand dollars down to $1,275,000.  In McCloud it looks like a race to the bottom as we see #83 dropping down to $565,000.  This is the lowest asking price for a two bedroom, two bath condo in McCloud anytime in the past 12 months.  The seller is extremely motivated and if you are interested in purchasing a two bedroom McCloud condo please give me a call and I'll be happy to provide you with more information on this or any other property in this condo complex. Two completely different panoramic Lake view properties plus 1 moderately priced condo on the low end make up our listings on the Incline Village MLS today. At over 2900 sq. ft. and built in 2005, #146 Bitterbrush, is a spectacular panoramic Lakeview property located close to the Diamond Peak Ski Area. With four bedrooms, 4.5 bathrooms, a two car attached garage and high end everything on the interior, this property is definitely worth a look and the asking price appears very reasonable at $1,695,000.  The other new listing on the Incline Village MLS that I think is worth a look today is a house at 559 Alpine View.  It was built in 1979 and from the pictures it's hard to tell if they have done any updating.  With a superb location on a very quiet street on the prestigious Eastern slope, this panoramic Lakeview home in Incline Village has an asking price of $2,100,000.  It has four bedrooms, 3.5 bathrooms, a two car attached garage and is surrounded by a beautiful woodsy setting on a fabulous Street to Street lot.

Looking at the three price changes today on the Incline Village MLS, only the price reduction for a condo in Third Creek really strikes my eye.  #106 is an end unit located on the gated side of the community.  This three bedroom, three bath condo was reduced from $929,000 down to $899,000.  The other two price reductions were only $15,000 each for two properties both in excess of $860,000.  In terms of Incline Village real estate that is such a minuscule price reduction that there is no need to waste pixels and electrons commenting further.

The three newest listings on the Incline Village MLS along with the five price reductions today give us some good food for thought in the middle of a busy summer week.  Taking a look at the price reductions first, there are two pieces of real estate that jump out from the rest when analyzing the Incline Village real estate market today.  The house at 1023 Dorcey was already fairly priced at $949,000 for this 2700 sq. ft. remodeled home.  But with a $50,000 price reduction today to $899,995 it is a great value if you don't mind living in one of the highest elevations in the town.  High elevation properties always take longer to sell than ones that are closer to the Lake, but if anyone out there is looking for a higher elevation property with a level driveway and a quiet location this house is definitely worth a look.

Dramatic open beam ceilings are the focal point of the house at 648 - 14th Green which is right on the championship golf course.  The price was reduced from $2,150,000 down to $1,999,000 today.  The house could use some updating but if you're looking for a property right on the golf course in this price range this one merits a visit. 

Looking at the new listings today on the Incline Village MLS, there is a spectacular piece of new construction at 110 Slott Peak just across the street from the Lake. this fantastic 5000 sq. ft. home was built by Greenwood Homes one of the high-end builders in Incline Village.  No expense was spared to construct this dramatic residence. If you're looking for an ultra high quality home in Incline Village, then make an appointment with me to see this property which has an asking price of $3,595,000.  The other new listing is worth a look today is a tastefully remodeled condo in the Brookstone complex within walking distance to the beach, post office, and village shopping center.  Priced just under $510,000, this is one of the better quality properties at a reasonable price in the 1100 to 1200 sq. ft² range.

The Incline Village MLS brings us two new listings and three nice price reductions today.  The new listings today are for you high rollers out there with the least expensive one being $1,975,000 for a 3 bedroom, 3.5 bath, beautifully custom-built home within walking distance to the beach.  Ironically enough, both homes that were listed today were built by one of the finest local builders, a gentleman named Ira Rodman.  The other new listing on the Incline Village MLS is currently under construction and should be completed later this year.  This spectacular panoramic Lakeview home at 460 Jill Court is 5700 sq. ft. and has five bedrooms, five full baths, two half baths, a three car attached garage and is one of the more beautiful architectural designs in our community.  The asking price is $5,200,000.

Of the three price reductions today, the most notable one is for the elegantly remodeled house at 648 Martis Peak.  This property is also walking distance to the beach and with four bedrooms, three full baths, two half baths, a 6 car attached garage and a nice big driveway there is room for large gatherings and all of your recreational gear. There is a lot of quality real estate for sale at the present time in Incline Village and buyers simply need to write an offer at what they consider to be a reasonable price and get the negotiations started.  When I see a property that I like I ignore the asking price and do my own statistical analysis to determine the true fair market value and proceed from there.
