Saturday as I'm on the road this weekend and working by wireless.
We had 5 new listings on the Incline Village MLS the past 2 days, a
couple of which merit a deeper look. There's a stunning 4BR, 2.5
bath home at 962 Mercury with an asking price of $1,419,000.
Located next to Forest Service land this could be the super deluxe
private getaway you've been seeking. 1108 Lakeshore was built in
1985 and offers a great remodel or tear down opportunity. Priced

check book and imagination. The spectacular new construction at
565 Knotty Pine is worth a look for high rollers in search of high

Anyone checking out Incline Village real estate who wants a view of the Lake or a short walk to the Lake will be interested in our two new listings today. With both properties just a smidgen under $2 million and with only a couple of pictures and minimal descriptions I'm afraid you'll have to wait till I get a chance to preview these places for the official in-depth commentary. In other words I am not going to make a fool myself by saying the wrong thing when I haven't seen the interiors of these properties. With 2
price reductions and 1 property going into escrow today the pace of
activity continues at seasonal norms. The home at 909 Tyner Way is the
property that went under contract due to the 100K price reduction that
fixed the original asking price. Now if they could just find a way
to fix the driveway, or get a permit to put in a chairlift...
Maybe the buyer's kids will become champion skateboarders...

With a dusting of snow on the
ground this evening, the Incline Village real estate update brings us
three new listings, one
price reduction and two properties closing escrow today. For
anyone who is thinking there is softness in our market the house at 798
Randall Ave closed escrow today at $742,500. This 1584 square
foot, three bedroom, three bath home with a steep upslope driveway to a
two-car attached garage, has a lot that is less than 1/5 of an acre and
some views of the trees and mountains. When you are pushing close
to $500 per square foot for a high elevation home without a Lakeview it
goes to show the intrinsic value of the homes for sale in Incline
Village. The tear down at
1100 Lakeshore sold for $1,175,000 which is about as cheap as you will
get a piece of property on Lakeshore Drive in Incline Village.
Checking out the new listings today on the Incline Village MLS we have a repeat for the triplex at 217 Lark Court, and two new listings for your viewing pleasure. The three bedroom, three bath, 2700 plus square foot condo at #55 Village at Incline brings a little competition to the market in this complex. Located right across the street from the Hyatt Hotel and Casino and among the shops at the Country Club Mall these condos make great vacation properties and also do well as rentals.

to be the best value in the $650,000 price range for a low elevation

Five new listings, two of which
are repeats, two
price reductions and one property for sale in Incline Village going
into escrow highlight our update today. All three of the new
listings are elegant properties in their own right. First up is
#48 Third Creek which is a beautifully refurbished two bedroom end unit
very close to the swimming pool. I think the asking price of $915,000 is
pushing the limit but this is definitely a very high quality property
that may attract the eye of a high-end buyer.
We've got two lakefront properties for your viewing pleasure today, one is a gorgeous condo in Crystal Tower and the other is a lakefront home at 95 Shoreline Circle at the very reasonable price of $4,950,000. Words can't describe either of these properties adequately so I recommend that you click the link below and take a quick gander at the MLS information and click through all of the pictures for each property. The notable price
reduction today is for the house at 591 Rockrose Court which many of you
will remember is the place that has one of the best driveways for
sledding in the wintertime. Down a hundred thousand dollars and
now priced at $1,395,000 this very private location next to Second Creek
would make a great summer home.
