Today's update of the Incline Village MLS brings us two new listings and five price reductions for your viewing pleasure.  Once again we have two extremes for our new listings today.  If you are looking for a condo in Incline Village under $500,000, #316 the Burgundy Hill might be worth your consideration.  This one bedroom, two bath condo has a steam shower, spa tub in the master and a nice deck with a little view of the mountains.  At the other end of the spectrum, we have a 4374 sq. ft. house on Jill Court.  This four bedroom, 3.5 bath, Lake view home has been remodeled and sits on approximately one half acre.  The asking price for this Lake view property in Incline Village is $2,995,000.

Scanning the price reductions today on the Incline Village MLS I see four properties that still need to come down significantly in price and one property that is definitely worth a look.  The remodeled chalet at 1327 Zürich is moving closer to the target price I established for it when this property was listed earlier this year.  This is a wonderful four bedroom freestanding condo with great mountain views and South facing decks.  Located close to the Diamond Peak ski area on a quiet street in Tyrolian village, this property is worth your consideration if you like the chalet style of architecture.

Today the Incline Village MLS brings us seven price reductions but not a single new listing.  This is the time of year when listing activity typically slows down as most property owners who wish to sell their home or condo in Incline Village during the calendar year, know that our season tends to be compressed from June to October.  If you put your property in Incline Village on the market after Labor Day you run the risk that very few people will see it and it will sit on the market until the following summer.  

Looking at the price reductions today we see that they range from the extreme low end for a one-bedroom condo in Pinebrook all the way up to a lakefront property in Crystal Bay.  The spectacular home at 30 Crystal Drive was reduced from $8,900,000 all the way down to $8,200,000.  If you are looking for a private and elegant lakefront home this one definitely merits your attention.  You can get a panoramic Lakeview condo in Incline Village for a lot less money as evidenced by the price reduction at 102 Crystal Shores Villas. I think this beautifully remodeled two bedroom, two bath condo located in a lakefront community is a pretty good value now that it is coming closer to my target price. The latest reduction brings it under $1,350,000 which is in line with similar quality properties that have sold in the past year along the lakefront in Incline Village.  

There are a lot of good values in all price ranges for homes, condos, and freestanding condos on the Incline Village MLS at the present time.  As we get closer to Labor Day, with the summer tourist season winding down, sellers become much more motivated.

The Incline Village MLS brings us two new listings and six price reductions today.  With four deals going into escrow it was quite a busy day to keep track of everything in the Incline real estate market. The only new listing worth mentioning today is #35 Fairway Pines.  This three bedroom, three bath, 1500 plus square foot condo faces the Championship golf course and is an end unit in what is arguably the best location of the entire complex.  Priced at $675,000 this property is definitely worth a look, I just wish there were more interior photos on the MLS.

The price reductions on the Incline Village MLS today range from the mediocre to substantial.  Even a substantial price reduction is sometimes not enough to get my attention if a property is so overpriced that the reduction doesn't bring it near enough to my target sale price. Of the six price reductions today, the only one that really grabs my eye is the lakefront condo at #6 Crystal Tower. I love this beautiful 2700 sq. ft., remodeled three bedroom, three bath property with a panoramic Lakeview, covered parking, a pier, exercise room and easy access to everywhere.  Now that the price has been reduced over $150,000 all the way down to $1,999,000 I think this property is fairly priced and will likely sell in the near future.  If you are looking for a lakefront condo in Incline Village, Crystal Bay or anywhere along the North shore of Lake Tahoe I urge you to consider this spectacular property.

Just one new listing today on the Incline Village MLS.  A free-standing condo at 853 McCourry came on the market at $859,000.  This 3 bedroom, 2.5 bath, 1,951 sq. ft. condo has a two car attached garage, loft, and a very livable floor plan. We didn't have any price changes today on the Incline Village MLS, so this will be one of my shorter commentaries on the Incline Village real estate daily update.

The Incline Village MLS brings us three price changes and two new listings on this beautiful Saturday afternoon at Lake Tahoe.  Taking a look at the new listings first, we have both of the low and high-end represented today.  Starting out on the low end at $417,000 we have a two bedroom two bath condo in the Woodstock complex.  This end unit is a centrally located piece of Incline Village real estate within walking distance to the Village Shopping Center, post office, and restaurants.  At the other end of the market on the Incline Village MLS with an asking price of $3,995,000 is Paul Zahler's personal house at 992 Trap Court.  This spectacular home with four bedrooms, for full bathrooms, two half bathrooms, and a three-car garage along with over 5100 sq. ft. sits right next to Incline Creek in a fabulous setting by the 18th hole of the Championship Golf Course.

The three price changes on the Incline Village MLS include a price increase of $30,000 for a remodeled condo in the Brookstone complex and two price reductions. The only significant price reduction today is a very beautiful home currently under construction at 620 Martis Peak Drive.  The $700,000 price reduction brings this magnificent piece of Incline Village real estate down to $5,295,000.  At over 7000 sq. ft. this is truly an architectural masterpiece.

The Incline Village MLS activity is rounded out this Friday with three new listings and three price reductions all very different on their own merits.  Checking out the new listings on the MLS today, first up is a panoramic Lakeview home at 367 Fairview Blvd. with an asking price just under $2.5 million.  This 5200 plus square foot home has spectacular views of Lake Tahoe to go along with six bedrooms, three full bathrooms, two half bathrooms and a lot that is almost two thirds of an acre.  The other high-end property on the Incline Village real estate market market today is located in the Mill Creek subdivision at 1081 Tiller Dr.  This beautifully designed and architecturally pleasing five bedroom, five bath house with a three-car garage is situated on a level lot of 4/10 of an acre within walking distance to the beach.  

Finishing up the new listings for today is a repeat over at L'Ermitage with a new lower price of $649,000.  Coming back on the market after a short hiatus, #17 is a very well maintained two bedroom, 2.5 bath condo in a quiet section of this gated development within walking distance to the beach.  This property has been on the market since last fall and the seller is extremely motivated.  If you're at all interested in living in this very nice gated community at low elevation in Incline Village please get in touch with me for further information.

Of the three price changes on the Incline Village MLS today the only one worthy of mention is for the house at 701 Cristina.  This elegantly remodeled Lakeview home, has four bedrooms, 3.5 bathrooms, a two car attached garage and is over 4300 sq. ft.  Located on the highly desirable Eastern slope which gets radiant sunlight late into the day all year long, this property was reduced from $2,195,000 down to $2,095,000.  Each week we are seeing price reductions for quality properties that bring them out of the dreamland range and into the fair market price arena.  If you would like to know which properties I consider to be the best values in each price range on the Incline Village MLS please give me a call or send me an e-mail.

Two new listings and two price changes (one up and one down) headline the Incline Village MLS update for today. I think the most dramatic news of all is the beautifully remodeled and elegantly furnished lakefront condo at #20 Lakeshore Terrace.  This is an absolutely magnificent property that appears to be priced very reasonably at $1,750,000.  With a spectacular panoramic Lakeview, three bedrooms, three bathrooms and large decks, this is a fabulous property that is well worth a look.  The other new listing pales in comparison.  It is half a duplex on Tomahawk being sold as is.  Sort of the Yin and Yang of Incline Village real estate today.

Taking a look at the price changes on the Incline Village MLS, the house at 859 Jennifer St dropped under $700,000 but you still have to put up with the road noise from the Mt. Rose highway.  The bigger news is the enormous price increase over in Stillwater Cove. In our current market you don't normally see people raising the price by over a $150,000, but that's exactly what happened today.  At over $1000 per square foot and $1000 per month for homeowners Association dues it is one of those properties you need a deep pocket for.  Stillwater Cove is a beautiful condo development so if you are looking in the $2 million price range, this property is worth your consideration.

It was an interesting day on the Incline Village MLS with no new listings and three price reductions.  Two of the three price reductions are very dramatic.  The Lake view house at 609 Tyner Way was reduced from $1,495,000 all the way down to $1,349,000.  This 2600 plus square foot house located on two thirds of an acre is surrounded by trees creating a great buffer from the neighbors and it has a beautiful Lake view from almost every part of the house.  I think the current asking price is ask a little bit under market since the lot itself is worth around $1 million. 

The other big price reduction on the Incline Village real estate scene is $100,000 for the three bedroom condo at 900 Golfers Pass Road.  Now reduced all the way down to $599,000 for a very tastefully remodeled condo, the seller is clearly motivated and wants to sell his property as soon as possible.  We are seeing a lot of good values this time of year and anyone who has waited around for the past two summers would do well to come up and bargain for the property of their choice.  Since reducing the price $50,000 for my listing at #30 Incline Manor, there has been a great deal of interest in the property, so if you're interested in this condo don't wait much longer to write an offer.
