With 12 price reductions and 5 new listings there was some significant activity the past 2 days on the Incline Village MLS.  On the price reduction scene, the already well priced condo at 360 Alder Ct. dropped down to 419K and #15 Bitterbrush was reduced 30K down to $595,000.  For a panoramic lake view condo in Incline Village that's moving into a very good price range for anyone willing to do the work on this fixer upper.

Looking at the new listings in Incline Village, the only one that really leaps out at me is #56 Bitterbrush with an asking price of $579,000.  There are several condos for sale in this complex and buyers have good negotiating leverage if this is where they wish to purchase property in Incline Village.

Our daily update of the Incline Village MLS brings us no new listings, 1 price change and 2 properties going into escrow today.  The price reduction is for a cute 2BR, 2 bath condo at 317 Cottonwood.  With the asking price at $419,000 now and having a 1 car attached garage and filtered lake view, this competes very nicely with the condo around the corner at 360 Alder Ct.  Both properties are good values with garages in the under 500K price range.  If you're looking for a lower priced but good quality condo in Incline Village, both of these properties are worth a look.

The Incline Village MLS took a breather today as there were zero new listings, price changes or status changes.  With the spectacular summer weather I think it's not surprising that in this slow market everyone was out enjoying the beautiful day.  We may see a flurry of price changes in the next few days as sellers contemplate whether their properties are reasonably priced going into the final 2 months of the 2006 Incline Village real estate selling season.  

After October, the tourist crowds disappear until Christmas and few deals take place in winter with the ground covered in snow.  With all the good values on the Incline Village MLS in every price range, I anticipate seeing more deals in September and October than we had in July and August.  Buyers know the difference between a good value and an overpriced property in Incline, so I believe that as buyers recognize we are in a plateau phase, the better priced properties will be sold one by one.  Waiting for prices to drop significantly is a mistake (with the exception of a few condo complexes with an oversupply), so when the property you like comes on the market at a fair and reasonable price, don't wait too long or some other savvy buyer will make an offer.

The Incline Village MLS brings us four new listings and five price changes today.  Taking a look at the new listings first, the only one that really jumps out at me today is the freestanding condo at 883 Lake Country Drive.  This is a beautiful 2700 sq. ft. freestanding condo in one of the nicest developments in all of Incline Village.  High quality materials are used throughout the interior and the landscaping is gorgeous throughout the complex.  Priced at $1,325,000 I anticipate this property will sell relatively soon.

Checking out the price reductions today on the Incline Village MLS there is one price change that is noteworthy.  The house at 748 Allison was reduced to $1,595,000 which is the target price that I set for it what he came on the market last year.  You could not replace the house for that price and even though it is located at a very high elevation the house is in a beautiful woodsy setting and it is well worth the current asking price.

The Incline Village MLS brings us three new listings and two price changes for your viewing enjoyment today.  Taking a look at the new listings we start off with #47 Northwood Estates priced at $515,000.  This three bedroom, 2.5 bath, 1700 sq. ft. condo is centrally located and owned by one of the local real estate agents here in town.  Next up is a three unit investment property on Lark Court.  With an asking price of $775,000 this property has two units with three bedrooms / two baths and one unit with two bedrooms / one bath. The other property on the Incline Village MLS is not really a new listing but it is a repeat for the I don't know how many times over in the Mt. Rose Chalets.  With an asking price that is still far beyond all reason I won't comment any further.

The price reduction that is most notable today is for the freestanding condo at 1347 Zürich Lane which brings this property down to $799,000.  It started a couple of months ago at $875,000 so clearly the seller is motivated and realizes that he overpriced his property to begin with.  I anticipate this property will sell somewhere in the range of $750,000 so if you're looking for newer construction in Tyrolian Village this property is worth your consideration.  The Incline Village MLS can be searched at any time by clicking the link near the top of this page.  For information on the best deals on real estate in Incline Village, or if you have questions about homes or condos for sale please give me a call or send me an e-mail.

Three new listings, nine price reductions and two properties going into escrow headline the Incline Village MLS update for today. Topping off our new listings today are two panoramic Lakeview homes.  553 Knotty Pine Drive is a beautifully remodeled four-bedroom home in Incline Village on a level street with a short driveway for easy access all year round.  Priced at just under $2.5 million this is a very good value for a low elevation property with such a great lake view.  824 Tyner Way at $3,295,000 is also remodeled and boasts over 4500 sq. ft of space.  Both of these properties are worth a look if you are seeking a Lake view property in Incline Village or North Lake Tahoe.

Of the nine price reductions today the three that are most notable are for a 3 bedroom condo in Third Creek and a Lakeview house on upper Tyner Way along with a freestanding condo at 832 Northwood.  #130 Third Creek dropped down to $895,000 today and the house at 909 Tyner Way was reduced $75,000 all the way down to $924,999.  The property at 832 Northwood dropped all the way down to $799,000 making it the best value in a freestanding condo under $1 million in Incline Village.  Looking at the recent price reductions on the Incline Village MLS you can find a good value for a home or condo for sale in every price range and at every elevation in Incline Village.
