In contrast to Wednesday's strong level of activity, the Incline Village MLS had no new listings, price changes or deals going into escrow today.  This is typical of the autumn season, flurries of action on some days and relative calm on others.  With so many good values among the condos and houses in Incline Village currently on the market, there is an excellent selection to choose from.

Buyers generally look at properties in Incline Village and Crystal Bay on the weekend this time of year, then write offers that get consummated during the weekdays.  It generally takes a few days for counter offers and negotiations to go back and forth, so seeing 4 deals go into escrow yesterday fits the pattern.  I was pleased to see some of the properties that I have been showing lately go into escrow, as this tells me that I had targeted some good values.

The Incline Village MLS continued the busy autumn pace with one new listing, six price reductions and four deals going into escrow today.  As I predicted a couple of weeks ago, activity during September and probably October will be as strong or stronger than during the summer months.  Buyers have realized that prices are not going to decline to any significant degree and that purchasing property during the current plateau positions you well for the next cyclical upturn which will start in late 2007 or early 2008.

Our new listing today is #246 Mountain Shadows, which is a 3 bedroom, 2.5 bath condo located near the pool.  This is an inside unit on the backside of the complex in a reasonably quiet location.  The unit is being sold furnished and it has been professionally decorated.

Checking out the price reductions today on the Incline Village property scene, the two that catch my eye are #3 Country Club Mall which is a two story, mixed-use, commercial/residential property and the house at 553 Silvertip.  I think the $51,000 price reduction for the property in Country Club Mall which brings the price down to $649,000 now makes this property a good value.  The house on Silvertip was reduced from $2,250,000 down to $1,995,000.  This property has an unusual floor plan but it is in a great location and with a little bit of vision and some money this could really be a fabulous place.

We had six price changes and zero new listings on the Incline Village MLS today.  Taking a look at the price changes the one that catches my eye the most is for a house in Crystal Bay on Somers Loop.  This house was reduced $350,000 today all the way down to $2,150,000.  Located just a short walk from the casinos, shops and restaurants in Crystal Bay this property is in a very quiet location, yet you have easy access to everything on the North Shore.

The other significant price reduction today is for a house in Incline Village at 914 Jennifer St.  This three bedroom, 3.5 bath home is just under 2900 square ft. and has a two car attached garage.  The price has been reduced approximately $300,000 from the original asking price and is now very close to the target price I set for it when it first came on the market.

If you are looking for a home or condo in Incline Village now is the time of year when sellers are generally at their highest level of motivation to negotiate.  By the end of October most sellers are willing to sit on their property until the following summer and their incentive to negotiate declines during the wintertime in most instances.  The one exception is for that rare seller in our market who cannot afford to hang onto their property and needs to cash out.  But that is extremely unusual since most people who own property in Incline Village tend to be affluent and can ride out any storm.

The pace of activity picked up considerably today as we had six price reductions and 2 new listings on the Incline Village MLS.  One of the new listings (597 Knotty Pine Dr) is actually a repeat of an old listing but with a new agent and at a new lower price, so only the house at 591 Fallen Leaf is truly a new listing.  Priced just under $1.5 million, this lake view home in Incline Village is located on nearly a half acre lot, on a quiet street and is over 3100 sq. ft.

The two price changes that catch my eye today begin with the house at 1007 Apollo Way which dropped from $1,495,000 all the way down to $1,100,000.  This is a true fixer upper and the new asking price is much closer to a realistic number for this property than the old asking price.  The other notable price reduction is for #130 Third Creek.  This 3 BR, 2.5 bath condo has a rather unusual floor plan and the new price of $879,000 reflects the need to cut the asking price to a more marketable level.

It was a relatively slow Sunday on the Incline Village MLS with only 1 new listing (and it's a repeat, so it's not really new) and one price reduction.  The sort of new listing is the house at 813 Colleen Ct. which came back on the market at $875,000.  This 4BR, 3 bath, 2600+ sq. ft. home is located at high elevation on .17 acres and has a 2 car garage.  The street is very quiet and private, so if you're looking for a peaceful getaway this house in Incline Village is worth your consideration.

The one price reduction today is for #17 L'Ermitage, a well maintained 2BR, 2.5 bath condo at 875 Southwood Blvd.  There are several condos in this complex for sale and you have choices of both 2 and 3 bedroom units, most of which have garages.  The seller of this property has moved out of the area and is very motivated, and priced now at $634,900 this is a fairly good value for a low elevation property in Incline Village.

The Incline Village MLS was relatively quiet with three new listings and no price reductions today.  All of the new listings were in the lower and moderate price ranges starting with a one-bedroom, 600 sq. ft. condo in the Pinebrook complex with an asking price of $249,200. Next up is a one-bedroom condo in Coeur-du-Lac that looks to be in pretty much original condition priced at $435,000.  Located just a short walk to the beach this complex features a pool and boat parking. I think the asking price is a bit high since the last one bedroom unit that sold in this complex was a beautiful high-end remodel that went for $470,000 and it had a peek of the Lake.

Our third new listing in Incline Village today is for a two bedroom, two bath condo in the McCloud complex.  With the excess of inventory available for sale in McCloud I am very surprised to see anyone putting their property up for sale this late in the season.  The price seems reasonable at $595,000 if the interior is in good condition since the property is being offered furnished.  With all of the inventory available for sale at McCloud right now, anyone looking to purchase in this particular complex would do well to come up to Incline Village this time of year and make an offer for the property of their choice.  If the seller is not willing to negotiate, you can always write an offer for another property.

I just returned from my backpacking trip and it looks like I did not miss too much activity while I was away this week.  Checking out the Incline Village MLS today we have two new listings and three price reductions for your consideration.  Looking at the new listings first, the one that grabs my eye is the freestanding condo in the Country Club Villas across the street from the Hyatt.  Last time one of these properties came on the market it went into escrow at full price in about 24 hours.  This unit is very different in that they are asking $100,000 more, they have not done any remodeling and the place is being sold unfurnished.  There is so much pent-up demand in this particular complex that someone might be willing to pay the asking price just for the location, so it will be interesting to see what the result is for this unique property in Incline Village.

Among the three price reductions on the Incline Village MLS today the best value I believe is for the freestanding condo at 1064 Tomahawk.  At $699,000 and next to a small parcel of Forest Service land this is a good value for anyone who wants their own place at low elevation without having to share walls.

We did have a few properties go into escrow while I was away including two condos in the McCloud complex.  As I predicted earlier in the month there is no need for people to lower their prices in McCloud any further, they simply need to wait for the buyers who are truly interested in properties in this complex to pay a fair market price.  Now that we are into the autumn buying season many people who've looked at properties two or three times during the summer are making their purchase decisions.  If you're looking for a home or condo in Incline Village I encourage you to come up during September and October and take a look at some of the great values that are currently on the market.
